There is maintenance but in new build area the bond is higher….the maintenance shouldn’t raise bc there isn’t people yet…that’s a known until the homes sell.

you said the villages has 25 districts? i'd love to see a list and map where each are located, and see what % increase each district is charging for the maintenance fees you mentioned. annual increases of 15% or 50% are outrageous, for any district, especially when they all provide similar items, and when some districts only have nominal increases.

Do you know about the VLS system as to the sales people that you talk to , are they a broker representing me or the Villages? Do I need a realtor familiar with the area to help me with the MLS and the VLS? I’m overwhelmed with this!

@@Streamsofdreams2370 the villages is not an HOA, so technically there are no "HOA" fees. However, to use the 120+ pools, 50+ recreation centers, 40+ executive golf courses, and participate in 3500+ clubs, each homeowner (and there are 70,000+ homes) pays a monthly "amenity fee". The amenity fee is now about $184-$190 per month, and increases annually base on a cost of living adjustment.

Nice home I see exactly what zestimate is on Zillow but homes up north are sitting longer and seems more Villagers expansion the Spanish springs area becomes almost more isolated.Price might have to be reduced time will tell.Good video
