Property is just a vehicle for enrichment in Australia. Negative gearing and similar legislation have fostered this process. No need to sugar coat it. Equity increases are only on paper and eventually there will be corrections. Since COVID and the accompanying spending, property prices have risen tremendously and people have short memory. It wasn’t always the case, and everyone acting like the last 4 years are the norm. I doubt that is the case. Always recency bias involved.

I completely understand the point about making investing education more common in schools and what not, but also consider that markets are zero sum (i.e a competition). With more information freely available, the standard of education required to outperform and do well in the market will increase as well. So the amount of gains that can be extracted from the market would be reduced significantly. And there will always have to be people who lose money.

He mentioned he is out of pocket $20K/year - with 90% LVR & other expenses (council rate, mgmt fees, insurance etc) costing him approx. $7-8K/year/property, so, for 5 properties he should be 35-40K=(7K * 5) out of pocket in total. I am interested to know your thoughts.

i bought a coastal property 6 months before the GFC for 400k. I had no idea the GFC was coming. The property value fell by about 20% so around 320k , lets say 300k...so i was down 100k at that point Its currently valued at 1.6million

Holding properties in companies is not a common practice in AU which makes them difficult to trade. Also it will become a trading structure and tax implications could be different.
