Great video and very transparent. Just put a pool in myself in Florida and this is spot on. The landscaping and furniture for the space after got is too budget wise.

What happened to Koozie's sports pub? I made good memories at that particular venue but relocated to Fort Myers. I was doing some googling on it and was sad to see it has permanently closed. The crowd was a bit older but it was a very southern country bar with great food. Didn't seem to be struggling at all when I left town. What happened? It was probably the best bar in Thonotosassa.

In san antonio a pool doesnt increase your property value. They are nice but most people dont realize how much goes into maintaining a pool. Nothing is cheap and things do fail. Pumps, filters, plumbing issues and other surprises are a part of having a pool. Also, with that covering vacuuming shouldnt be an issue. I also recommend testing the water yourself. I work for a pool company and i have seen those types of companies mess up some pools.

Valrico used to be a beautiful little southern farming town (old Florida) where everyone knew each other and people were kind and respectful. Culturally speaking, it's now turned into a sh*thole due to some of the worst people that migrated here from places like new york. It's sad what happened to this town. Used to be orange groves and southern hospitality.

I think a hot tub is a great option! We considered it, and honestly, it's part of our pool that we use all year long. I am also a huge fan of the screened in lanai. It helps with bugs, leaves, etc. and it creates a nice extra 'room'

Buy a house with a pool. Dont build one. It's way too painful. Delays, construction, pissy HOA(even after approved), quality of labor sucks. Find a home with one and get a good inspection.

Hello! Thanks for the info I’m wondering how do I find out if the current property I own is eligible for Airbnb? I do see listings on Airbnb in my town but I’m not sure who to contact about zoning or to be 100% sure I’m eligible like do I call town hall or who since I can’t find any info online since it’s such a small town. Also what are the requirements for the license? Any info would be so so helpful I’m trying to figure this out!

@@renatalacerda1669 Thank you for reaching out :) I would start with the zoning or land development office of the county you're in for specific info about zoning laws in your area. Then for specific properties you can ask condo or hoa boards (if it's part of an association). If you're going to buy a property, a realtor would be happy to help you find this info. Also, if there are other airbnbs in the area, you could reach out to them. Typically people are willing to share their knowledge, even if you'll be a little friendly competition. Another good resource, and worth the investment, is a real estate attorney. As for the license, it's very simple (in FL) go to the DBPR and apply for a short term rental license--either condo or dwelling. Good luck! I hope this helps :)

Very informative! I Agree with everything that u shared! We went through the same process in FL as well, the only difference is I used these past 7 months doing the landscaping, paving extensions, adding a gazebo and other small projects to save some money in the process! 😬It was a lot of work but it was well worth it at the end! Now we have a backyard oasis where we spend lot of time with family and friends.

I wish I could give you a good estimate but it will vary greatly depending on the house itself and the location (how old is the home, is it in a flood zone?) But I will give you a ballpark estimate based on my experience. If you’ve never bought a Fl home before: taxes will be somewhere around $5-6500/year and insurance $2500-4500. These are widespread ranges to give you an idea. I hope this helps. 😎
