It's a beautiful home. Toll Brothers was the original catalyst to why I feel there should be regulation put on production builders to only use in their models what they offer when buying a home. From the lighting packages, beams, floors, fixtures, mill work. They are the kings and queens of false advertising. What you see is not possible to get with them. x100.

The price was lowered on 11 July from $4,599,000 to $4,399,000 and it is still available. It was originally listed for $4,695,000 in March. Looks like they missed the sweet spot for a quick sale.

This was very disappointing starting with the $150 landscaping on an almost $7M home did they run out of money? The ghastly grey carpeting in the bedrooms is a definite no solid hardwood floors is the only way, an unfinished basement, no gym, no media room, no wine cellar, no home bar and it’s far out in the boonies hence the well, septic and propane. It needs a price adjustment to $1,099,000

An interesting home. Not in my price range, and I always watch these tours as a bit of a craftsman / long time ago trim carpenter….. but that slab in the basement…. Even the cracks sealed up… maybe it’s fine, maybe it happened after they started building or while the slab was curing …. But that is an issue. I will say at least the builder didn’t try to hide it with a finished floor. Disappointed that for the price, the closet are all completely empty. Seems like cabinet and closet fixtures should be included in the price, or a budget for them to be selected and installed.

I hear you about the closets. If it were me buying, or representing someone on this, knowing the builder has a design studio, I would negotiate an allowance into the purchase to finish them out. Everything is negotiable.

It's definitely a long and relatively narrow 3 acres. Buildable area was definitely on the back side. They have a similar looking one for sale on Powers Ferry not too far away.

I would expect a working 3 stop elevator at this price point in addition to a finished exercise room in the basement. Finishing the basement would also hide all of the cracks in the foundation. Linen closets should have shelving. We are building our home and will not be putting carpet in anywhere. To each their own I guess.

I am in agreement about the elevator. The finished basement, well it would have been nice, but there's a precedent for it in this price range with homes that have sold (similar $/sqft) with unfinished basements. What are you building?

You are seeing correctly. Concrete cracks are common, especially on a footprint this size, as the concrete cures and the structure settles. They can be minimized but so long as they are fissures and not something you can fit fingers into, or have vertical separation, it's ok. These look super wide because they were sealed up with whatever product. The builder knows their buyer will be sophisticated and discerning, and will have the foundation inspected by a structural engineer most likely, so my assumption is that they addressed it adequately.

Great question! Short answer is that there's a precedent for it in Chastain Park. I'm looking at the comps and there are other homes that have sold recently for upward of $789/sqft, with less land.

Great Question! It's all relative to be honest. When I look at the comps in the MLS for properties that have sold over the last 12 months within a 1 mile radius of this one, I see homes like 440 Cochran Drive, built in 2016, that sold for $3.75M on 5,183 sqft, or $723/sqft, and that's on a partial unfinished basement. There's also 373 Lake Forrest Drive, built in 2017, that sold for $3.7M on 5,932 sqft, or $623/sqft, on an unfinished basement. Both of these properties sat on 0.6 acres of land. The one in the video is on a tad over 3 acres. Finally, another example is 4620 Powers Ferry Rd which sold for $5.5M on 6,970 sqft (though this one had a partially-finished basement adding 925 sqft of finished space in one big rec room), or $789/sqft. But, it only had 1 acre of land. So from a $/SQFT perspective, these are just some samples that support their price, especially with the 3 acres. Would it be NICE to have the house come with a finished basement and decked out closets? Absolutely. But is it excessive to not have those items? Not according to what people are paying in Chastain Park.

UNFORTUNATELY I live in the Midwest and even in the Ritzy Neighborhoods around the Chicago area U could buy a PLAIN 7,000 sqft. house, that looks just like this one; with an Nice fully Finished basement for about $1.5M . I Think that Whoever seeks to purchase this Home would obviously have more interests in the Land, 3 acres. On the subject of UNFINISHED BASEMENTS; I think what alot of these builders don't understand is that most people with that kind of money aren't that picky about basements. They just want it done when they move in. No matter what it looks like, they'll pay more Money for that already finished basement rather than suffer all that inconvenience and time wasted to have the basement finished after closing.

Thanks Robert! I've heard what kind of deals you can get on these type of homes outside of Atlanta and it always amazes me. From Chicagoland to Texas, there's a LOT of house for the money for those who have it to spend, no question. This home is in one of Atlanta's most prestigious neighborhoods and with that amount of land, homes like these command a nice premium no doubt! Looking at the sales history over the last year, there are a few sales that support their asking price. I think this builder having their own design studio makes selling the idea of finishing these spaces to suit easier. I get what you mean about having it done though. I do LOVE touring homes where the basements were finished. Thanks for watching man, and for taking the time to share your thoughts.

If I pay nearly $7M for a house, I expect to find everything finished, including the basement. There's only one powder room and one laundry room? I'd also expect it to include a home gym, a wine cellar, a bar, a media room, and an elevator. A septic tank - no public sewer? How far is this gem from the city center? It does appear to be close enough to have city water.

I can understand that about wanting the basement finished for that price. There's one main laundry room upstairs, then more laundry in the primary suite. A quick search of other homes on Lake Forrest and on cross streets reveals that they are all on septic, so yea, no city water there for some reason.

Hi Terrance! Thank you very much for all your lovely tours! You do a great job always! Love this home & size & yard & pool area. If I had the money I would love it. I’m not into wood colors or gold at all but maybe with the white it would be nice enough to stay but any gold color accents or lights or fixtures would have to go. I love the size & space & details & layout a lot. I need enough closet space & storage space which is non negotiable for me which it has which is great. The primary closets I’d probably just have hanging rods installed all the way around because I need hanging space then decide what else I need. The 5,000 ft basement I wished was finished out but because it’s not I’d probably put 4 or 5 more bedrooms & 2 or 3 full baths & have a gym,theater room & big family room. I am a musician & have a lot of music things,vinyls,guitars,keyboards,amps,CDs & music art stuff I could make room for finally. It’s great though if I had the money. I’m in Ct & disabled right now so can’t do it. Even if I or anyone could adding a few extra bedrooms to even rent out would help with mortgage & taxes on a house that size & cost I think. Thanks again for a great tour & at least allowing me & others to get ideas of what they would like if they could! My name is Kling.

Yes the basement finished for a lot of my music things as well as lots of other good storage & closet’s & entertainment spaces. I used to only like more modern places but now occasionally different designs if done really well. My favorite color scheme for most areas usually are whites…pure whites not off white because I think it looks old & a smoker lives there,lol. And greys & blacks. Chrome,silver or black fixtures & accents ,hardware & lights if needed to be installed. Maybe some room I would do like a purple or all black like a music or media room for fun but rest of it mainly whites,grays & black. Off whites,too much wood colors & gold accents make me feel trapped & cheap & nauseas,lol. I grew up in an 1810 built home that had 22 rooms & probably almost 5,000 sq ft so I like space. Right now I’m stuck in a 1,000 ft space that’s very annoying & claustrophobic because of unwanted health & financial reasons. Hopefully 🙏 one day I can make more to find something a lot better than where I am now though. A giant space like that would work great even with a few roommates to help could one day even be an option. Thanks again! Truly appreciate it & have a great week!

@@TerenceRichardsonTours I absolutely loved the stunning footage captured by the drone, DJI Osmo Pocket, and the DJI mics. I'm a huge admirer of DJI products. Although the house looks great from the outside, I would have preferred a larger parcel of land at the back. With my passion for man caves, I see tremendous potential in the basement, even though it's not finished. The panoramic wall of windows is something that my wife adores, and I can envision many possibilities with the design. While I cherish my current home, I am determined to build again, and this time, I am aiming for a 3-5 acre lot.

The audio was a little challenging on this one because of the sound of the waterfall, so it sounds a bit muted as it tries to compensate for the environmental sound. The pocket 3 is generally awesome for these tours. I checked out your channel, saw your house tour. I love how the kitchen opens up into the 2-story great room. Seems like a great space. Building from scratch on 3-5 acres is something I would love to do too... Do you already have a house plan in mind? Thanks for watching~

@@TerenceRichardsonTours I haven't made any house plans yet. I've been in my current place for two years, and the real estate market has been quite unpredictable. I'm patiently waiting for some homes to become available within my price range. When I purchased my current house 2 years ago, the appraisal was low due to the lack of other homes in the same price range, which has made it difficult to make a move. However, the neighborhood is growing and will have 2700 homes once completed. I plan to reassess the market in about a year, and by then, I'll be ready to make my move. With a brand new Publix being built in the neighborhood and lake access. And so many amenities, I'm sure to sell when the market is right.

Thank you for showing the house, it’s got a lot of nice features, both kitchens are beautiful. In terms of the smallest room, it can be for a live-in-maid or nanny. Basement has a lots of options, like gym, hobby room, music room, vine cellars, also it can have a space for presents-wrapping room (usually this supplies take a lots of space). Great tour !!!!

Beautiful home on the outside, primary bedroom small and the closets are small. For 7 mill I need the basement finished with a theater, a gym, a kitchen, a social area to watch the Super Bowl/Boxing etc. Also the home should be gated. I get somethings unfinished but to finish it should be within the 7 mill.
