I've offered 80% on a distressed property and actually got the deal accepted. $150k ARV $230k. I cant find the end buyer once I email them out to buyers. Im not sure if they're trying to Daisey chain my deals or I they're not actually end buyers. Any suggestions? Should i wait until it's locked up and google sell my house in the county that the subject property is? I need help. I started listening to you in june and applied what i learned but I am doing something wrong.

How do you talk to a cash buyer once you have the deal. What if they all try to freeze you out to cut you out of it and pick it up immediately? What is required to use an inspection contigency? Do you have to have an inspection? Do you have to give specific reasons?

Solid questions. First off, we always encourage you to know who your Cash Buyers are before ever finding deals. This way, you can find the exact deals they want and increase your likelihood of closing the deal. This allows you to at least have the start of a mutually beneficial relationship with them before ever finding a deal for them. This one action of finding and talking to your cash buyers first can potentially eliminate any cash buyers trying to cut you out (at least this has been the case for us). If a Cash Buyer tries to go around you, or "freeze" you out, then this is why we find multiple cash buyers first. We just work with another cash buyer instead and we NEVER EVER again work with the cash buyer who tried to go around us. Sophisticated Cash Buyers know the opportunity cost when they go around a pro wholesaler. Such as, missing out on 1-3 deals a month for their business for the rest of their business career. That opportunity cost can be in the millions. A big price to pay to try and save $10k-$20k on one deal. Backing out due the inspection of the property is required to use the inspection contingency. Essentially, there has to be something wrong with the property that you didn't see the first time around, or didn't anticipate for. We generally do not get an actual home inspector out there. Anyone can provide an inspection, including yourself. We always give specific reasons due to the inspection since that is why we're backing out. Cheer & Happy Wholesaling!

You Ask for a referral if they can and they still get a piece. Worst case if that's not allowed then you find a local investor friendly agent.

@REIwAlexY well a referral still cuts in the original listing agent. As for if you have full confidence in doing real estate contracts addendum and meeting contigency then there is no reason. I gave advice assuming a beginning watching this. If you aren't a beginner then there's no reason after the referral.

Great responses in here already! Still ask the agent to represent you. Sometimes they come up with the solution themselves, such as having a friend represent you as your buyer's agent from another brokerage, someone within their own brokerage, or possible even have their broker represent you! If they don't come up with the solution themselves, then ask them if they have a friend or referral that would like to represent you. Typically, the listing says how much they are offering to Buyer's Agents, such as 2-3%, on the MLS Listing Sheet. I don't even get into talking about percentages. There's no point to talk about percentages with the agent at this time in the conversation. As of right now, the Seller pays commissions so no need to talk about percentages. We just offer the opportunity to represent us to invoke reciprocity and to ensure a smooth conversation. Keep crushing it! Wishing you nothing but the best! P.S. How do I inspect houses when virtual wholesaling? If I'm living in Virginia and the house I'm wholesaling is located in Tennessee, how do I verify that the seller is telling the truth about the condition of the property when we're under contract? Should I just take the seller's word for it, or should I send someone out to inspect it, like a real estate agent? If an inspection is necessary, how do I find someone to help inspect the property when I don't know anyone living in Tennessee?

You can verify the condition of the property through photos, having an agent go to the property and facetime you, having a Cash buyer go to the property, having a contractor go to the property, etc., - There are multiple ways. In this specific situation, I would put the burden of the inspection on my Cash Buyer since they'd be going to the property. Or, I would use a local/hungry real estate agent to go verify the condition. To your last question, my answer would be a question: why don't you just wholesaling in Virginia rather than wholesaling in Tennessee where you don't know anyone? You can make wholesaling much more difficult than it needs to be by wholesaling in a state you don't know anybody in.

So a lot of the agent and stuff is specific to double closing right? If you were trying to do an assignment or wholesale contract then you wouldn't be able to work with the agent right? What's the best way to close a deal if you have little money to fund the deal.

Hey there! We 100% recommend doing it manually. We've never, ever seen a software accurately calculate the ARV. What's important to understand is that appraisers calculate what a home is worth. So, we analyze for the After Repair Value (ARV) just as an appraiser does. This real estate skill is vital to develop in order to become the best in the game and successful. Consistency. Constant improvement, refining, & learning. Go at your own pace, learn the foundational skills, and get your reps in. It's like anything in life. We will stink at something new in the beginning, but as we get more experience we get better! I encourage you to start submitting an offer a week. From there, go to an offer a day. Finding deals, analyzing deals, and submitting quality written offers are all skillsets that you need to develop to be a real estate investor & wholesaler. No way around it. You got this!

10 written offers where the listing agent is representing you, where the property is going all cash (this means it’s going to an investor), and where we’ve already had Discovery Calls with the agents. Sorry you feel that way. I suggest adjusting your approach to increase your acceptance rate if 1 in 10-15 high quality written offers sent after thorough analysis and phone conversations seems off to you. This is what we’ve seen to be as realistic numbers after honing our approach for over 12 years now. Keep in mind these are not verbal offers. This is not a “bulk” offer strategy. Anyone can make a massive amount of weak offers and “feel” as if they’re doing a lot of work, but getting no results. These are high-quality written and strategic offers where all the seller needs to do is sign the contract in order to get the deal under contract. Cheers & Happy Wholesaling!

Hey Zach, when we say "offer" we are referring to actual written contracts with agents on properties we've already spoken to the agent and analyzed the property. It's about submitting high-quality & strategic offers that have a good chance of going through since we have already spoken with the agent. I'd like to ask, out of the 200 offers you sent, how many of those were written contracts & did you speak to the listing agent to learn more about the deal and the seller's motivation on every one of those offers before submitting them? If you legitimately sent 200 written offers without getting a deal under contract & without wholesaling one then there's a lot of room for improvement. Looking forward to hearing your response!

@@RealEstateSkills I have a phone conversation with every agent before I submit an offer. I always send an email with a verbal offer and a POF for the agent to run by the seller first before I have the agent write up the offer to see if we are close on price. I've got one closing for 22.5K next week but that was a pocket listing so it wasn't on the MLS. Usually the agents come back and say that the offer is too low for the seller. I usually don't get the offer into the contract phase, I send an LOI with a POF. Also, I was always taught that I don't need to estimate repairs as every cash buyer and every contractor has a different repair cost, that all I needed to know is what flippers are currently paying for a similar property and to get it for less than what they buy for, and sell them another. Maybe my process is flawed, but that's how I learned to do MLS deals

Hey Ethan! You're not required to use the funds from the source of the proof of funds to close the deal. So, yes, it is fine to use the Private Money Lender's proof of funds & then have the Cash Buyer use their own funds for the deal! Makes complete sense to me. Thanks for the clear questions. Hey Ethan - Regarding the EMD deposit, it's typically due within 72hrs. First, make sure that it is refundable and make sure to thoroughly understand the contract to understand how to get it back in the case you need to cancel. Also, make sure to have an inspection contingency or any other contingencies you see fit so they can be your back out clauses. If you don't have your own funds then wholesale the deal to your Cash Buyer before the EMD is due and have them put in the deposit. This is our goal every single time we put a property under contract. If you need more time and can't have the cash buyer put in the deposit, then get resourceful and borrow the funds for the EMD. Whoever you borrow the funds from, pay them interest on lending you the funds if the deal closes. For example, if they lend you $5,000 for the EMD. Pay them 10% interest = $500. Make sense?

Hey there! Exactly what we mean is: having the listing agent write up the actual state association of realtors contract with your offer terms in it and you have signed it. A "sent offer" for us is the completely filled out contract with great terms and at a price that works as a profitable wholesale for us, and a profitable fix & flip for our cash buyers. A "sent offer" is NOT a letter, text message, verbal offer, or email. It's an actual signed contract by you where all the seller now needs to do is to sign the contract for the property to be under contract. Hope this provides clarity!
