I like it. It’s a guaranteed 7% for that extra cash you put toward the mortgage. What about just putting extra cash in the S&P 500 and a few years down the road when your total invested in the S&P 500 equals what you still owe on the house, you take that money out and pay the mortgage off. But of course you’ll have to take taxes into account. I feel it’s a safer approach. That way if you lose your job, you can always cash out some of the invested money to keep you making payments till you find another job. You’re money still grows but you’ll have a little insurance. And yes, the stock market is not guaranteed returns, but historically has been returning 7 to 10% so maybe it’s worth it going this route.

Mortgage interest rate is not smaller, check your mortgage, you are actually paying 75% not 7.5. Check your final mortgage documents, you will see it say 7.5% but under that is has to show you what you are actually spending. Such a huge flaw in this video!!
