We have a house with a metal roof. Unfortunately the wrong type of paint was used to paint the roof. There now is some peeling. What suggestions would you have for removing old paint and repainting the roof? Thank you

personally i would have rented a 5 bag sandblast pot and a few bags of black beauty and brush blasted the whole roof then blew it off with the blast hose to clean it. then rolled a good coat of iron oxide primer on it followed 2 days later by rolling a coat of white hi-gloss industrial enamel on it. you would have to come back 8 years later and wash it off with a powerwasher and soap , let it dry ,then roll one more coat of white industrial enamel on it to make sure you would get another 15 years out of it. the white reflects the suns heat and makes it much cooler under there in summers, and the hi gloss enamel makes snow and rain&dirt run off fast as it does off a cars finish. if you wanted to get 30 years out of it you could rent a sprayer and spray the underside with iron oxide when you primed the top.. no need to put finish coat under there.

i was a union sandblaster/steel painter for 15 years and went to decorator after, i have worked in protective coatings at LTV steel, US steel, Inland steel, bethlehem steel, intech steel, and have relined huge steel storage tanks in tank farms all over the south and west of lake michigan. i retired to the philippines and built a house beside the ocean with my own 2 hands that was designed by me as well. my roof is corrugated steel, the 'wavy stuff' its rather thick and i had it trucked in from some distance. it's screwed onto 3/4 inch plywood resting on 2x6 'philippine mahogany' rafters every 4 ft on center with 2x2s as purlins (nailers) every 4 ft (but they are flush so not really perlins). I cleaned the sheet metal off with rags and MEK to remove any oily areas or dirt and primed it with 2 coats of iron oxide(both sides) before installing it.. after it was all screwed down i touched up any small scratches and screw heads then used white industrial enamel oil paint, 3 thin coats on that. that was in 2017, in 2023 i washed it down with soap and water and rinsed it well then hand sanded a few spots that looked like they may need it and recoated it with 2 more thin coats of white oil enamel. it still looks great and it has lowered the temperature in the house by reflecting the hot sun dramatically, you can touch any bare metal here at noon and it will burn your fingers. my roof feels like 65-70 degrees at noon. i have had zero rust(even beside the ocean) and zero coating failure and zero leaks. the temp here never varies too much staying between 65-95 degrees F so the expansion and contraction is not a problem , (and even less of a problem after painting since it stays between 65-75 degrees now! ). anything can be painted if you know what you're doing and use the correct materials. edit - i used galvanized screws with little rubber gaskets under the heads (dont over tighten and smash the gasket!)

How in the world do you TDI allow builders to use 3-tab roof shingles on new construction along the Texas Gulf Coast? 3-tab shingles are only wind rated at 68 mph !!!!!!!!!!!!!!!!!!!!!!!!!!

The pitch of my metal roof is less than 3. I was told that I couldn't use shingles. Now that I need a new roof, I have four estimates from four roofing companies with 4 different recommendations and four different prices for what I need. I'm trying to do my homework and am becoming confused. After watching a few of your informative videos, hydrostatic is the way to go. Am I correct? What kind of sealant is recommended for the seams, and do you recommend a particular underlayment? Love your videos. I'm learning a lot!

Then how are you supposed to ventilate the roof? One of the assemblies isn’t warrantied and the other assembly isn’t a large enough gap

Don't buy a metal roof. Because it's already been on a roof. Buy new metal and put it on the roof.

I live in the hurricane belt. The ridge cap when installed has a gap between that and the standing seam roof. Should I be concerned about air essentially pushing under and compromising the roof? I was thinking of sealing all gaps. To ensure full air flow over the entire roof. Which brought me searching for videos like this.

Thanks for these videos, they are very helpful! I have a couple of questions. The video didn't explicitly say this but with the cut-out of the substrate being a wider diameter than the footprint of the boot, then the flashing boot fasteners are not going to penetrate the substrate. If that is the case, what are the 1" fasteners supposed to grab into in order to secure the boot and insure a tight/waterproof seal? Are the fasteners just supposed to grab the 24 gauge metal panel and butyl tape? If so, is that enough and wouldn't that be susceptible to getting stripped pretty easily? I guess you'd have to be very careful not to overtighten. Also, are these the standard self-sealing 1" screws used here or would you recommend using screws that designed to secure to thin metal rather than the thicker wood substrate?

Yes, the fasteners grip the roof panel metal to hold them in place. The screws that Sheffield Metals sells from Triangle Fastener are designed with high low threading to attach effectively to both metal and wood. I live in Chesapeake VA, about 20 miles inland from the Atlantic ocean. Is that still considered "coastal" regarding warranty? How many miles inland is it no longer considered coastal?

Architectural by far and away the best option. Only $20 more a square compared to your conventional 3 tab, and you waaaaay overplayed metal. Forgot to mention insurance rarely ever buys metal from storm damage unless they're buying individual sheets that have been damaged. Also what about those washers dry rotting on your metal roof? Have fun changing those all out.. or would you rather caulk each one? 3 tab is an inferior shingle, but there is no way was this unbiased lol.

Just another note, according to FEMA in their after hurricane inspections of roofs they concluded that hidden fastener snap lock panel metal roofs were the worst preforming metal roofs. FEMA also noted that exposed fastener metal roofs were the best to insure you have the proper number of fasteners installed because you can see the fastener on an exposed fastener metal roof. FEMA shows several photos of metal roofs that failed, none of them are exposed fastener metal roofs, the metal roofs that did fail were snap lock panels roofs and yes the highly acclaimed mechanical seam metal roofs.

If you all say there are so many problems with exposed fastener metal roofs then why do you sell the panels for exposed fastener metal roofs. A poorly installed mechanical seam roof will be just a problematic as a poorly installed snap lock roof and just as problematic as a poorly installed exposed fastener roof. A properly installed exposed fastener metal roof will preform just as good as a properly installed mechanical seam or snap lock metal roof. All the exposed fastener metal roofs around me in Cape Coral, Florida survived Hurricane Ian and we were hit with several hours of full force pounding winds because Ian Stalled right off of Sanibel Island so we went though Ian's wind from around 6:30 pm and were still being pounded at 3:00 am. Ian was a very slow moving hurricane that was a high end cat 4 as it pounded Lee County/Cape Coral/ Pine Island/Sanibel Island and Ft. Myers Beach.

@rdk162 Did you not notice the logo on his shirt? Sheffield Metals is a metal company. They do want to provide metal roofing. They also don't want to have disappointed potential customers who feel that they've been over-promised to if they only hear rosy things about their products from them. You build trust with people by being realistic and also telling people when your product is not the best fit for a given situation.
