Correction: MD has the highest Taxes when you consider both the state of MD can tax you, as well as the county, and the city. DC is actually kind of in the middle. VA is actually the lowest. But DC has lower real estate taxes than MD and VA for housing, and no personal property tax (which VA has). The Washington Post did an analysis on this and its MD>DC>VA in terms of taxation. Remember income taxes are not the only way they hit you with taxes around here.

Great neighborhood to grow up in. Blue-collar, working class. Neighbors were friendly and spent time together. The wealthy have ruined it. 7 bedroom houses on these 1/4 acre lots are a joke. Now it is a bunch of rich, snobby people living there.

I get it, it's really hard to see such drastic change in a neighborhood where you grew up. I have the same issue when I go back to my home state of Connecticut. I don't recognize it, and the people there are not like they were when I was growing up there. Even for people who still own their houses or inherited from their parents / families, to see such change around them is probably really difficult. Pimmit Hills is always involved in debate. Location is fantastic with Tyson's what it is now. Tyson's used to be a quieter area a generation ago.

@@DCRealEstateMama The neighborhood was a little rough in the 1970s, especially with the Pagan motorcycle club occupying a house on Pimmit Drive, but it became a thriving neighborhood in the 80s. I know some of the original houses are getting rough as I performed home inspections on a few, but they are worth renovating.

You didn't mention that the famous African Restaurant. Forgot the name. It's the best African American restaurant in DC. It is located at the beginning of the Georgetown from Dupont Circle. Maybe 8th Street? The food is absolutely unique and delicious. No utensils provided. Use thin pancakes to wrap the food. I am not from DC. I just visited there as a tourist. Recommended by a friend of mine who worked as a concierger in Marriot hotel in DC.

Hi, it wouldn't be 8th Street as that's over in Shaw. You may be thinking of Das Ethiopian, and while good, there's no way it's better than Dukem on 12th or Chercher on 9th. Now you have to come back! :)

For a local, yes this is true. But for many people who research and land on my channel they aren't worried as much about the nuances of Arlington not being in DC city limits. People more so consider the whole area to try to decide where to live. Key West is 3 hours from Miami. Arlington is 1 minute from DC over a bridge.

I live further down in Arlandria. Mostly poor Hispanics and garden apartments further down avenue and homeless sleep at bus stops. 🤣🤣 Still i eat at McDonald's, Popeyes or carryout 7 eleven those Del Ray restaurants are too expensive. 7 Dollars for an ice cream cone. Food Star....a whole box of them for 7 dollars. But thanks for reviewing my City

Well, they work so little at improving their driving skills. Almost got killed by another one today! One MD Driver was waiting for me to exit the gas station and hesitated by the entrance so that I would have enough room. Another MD Driver didn't want to wait so came flying around him and almost smashed into me as he was on the wrong side of the road.

Excellent summary of both states. I grew up in MD and still love it. I crossed the river and now live in northern VA. It is also very nice. In general, VA real estate is higher in price for the exact same house in MD, but there are exceptions. Both states have excellent schools, but VA has more public universities.

I love, 🏩 your videos and so appreciate the effort and time that goes into them. Thank you for showing the areas both on a map and visually via video because commentary alone makes it difficult for people unfamiliar to the area to put words to sense of place. You do that in excellent fashion. I pull up a map on another monitor as you show the areas. I am very grateful that you share your knowledge of the area in a no nonsense way that isn't trying to sell every area as great for everyone. I watch all of your videos because I am looking for my next place to live and your videos are my favorite!!! Great job!!! I personally am looking for a walk-able, bike-able area. I am not seeing much in the way of bike lanes or safe places to bike along Wilson Boulevard. Maybe DC is more bike-able.

Living in Herndon, VA, for the past 14 years has been wonderful. It's a remarkably safe neighborhood where major crimes are rare. There are numerous community events in Herndon like the annual Fireworks Show every 4th of July at the Herndon Community Center. Additionally, there are two metro stations in Herndon which provides convenient access across the entire DC area (Ashburn, Dulles Airport, Sterling, Herndon, Reston, Vienna, Tysons, McLean, Oakton, Dunn Loring, Merrifield, Falls Church, Arlington, Rosslyn, Pentagon City, Crystal City, Reagan Airport, Franconia-Springfield, Washington DC, Bethesda, Rockville, Silver Spring, Landover, Largo, Bowie, Suitland).

Customer service workers in DC. My wife and I drive to NoVa for medical care, grocery shopping, etc. MedStar Georgetown is overloaded with patients. The docs and nurses are fine, but clerical staff is illiterate and don’t care. In contrast, clerical staff INOVA facilities in Fairfax, Falls Church, Arlington, and Alexandria are great, and their patient management IT systems are fantastic. The Giant supermarket on Wisconsin near the National Cathedral has staff that just don’t care. In contrast, the Giant near Del Ray on the Richmond Hwy has very friendly and helpful staff.

I would recommend checking out School Digger and Great Schools websites. Then cross check with the school's individual websites. It's hard to say which is "the best" because it's different for everyone and their needs. Jackson Reed is the high school people consider one of the best but for our family, a school of that size is much too large. So it's really all about what you want for your kids. I hope that helps.

My wife and I moved to the DMV 8 months ago. We were helped by this...by Melissa, and it was one of our best decisions. This video is a really good example of how we came to our decision to choose her. First, it's the honesty. It is not necessarily in her business interest to delineate "5 worst things..." So, what should you get out of this? Get that she's honest. I can vouch for that. Then, once you essentially become her student about the DMV, you see how much she knows. If she says this about this subject, you can bank on it. (I can personally vouch for the mosquitoes too. Yikes!). Fortunately, we have not been victims of crime. We live outside of the city, in Alexandria. To the crime warning I would add that teens committing violent crimes are potentially more dangerous than adults, so beware. In my previous life I spent 5 years on the LAPD, and teens, especially if they are under 14, can have little or no concept of mortality, which can lower inhibitions to using deadly force. It seems counter-intuitive and that is my point here. Don't feel at ease if you see a teen approach with a weapon, and you think he/she/they can't be as serious as a 25 year old. Feel fortunate that someone like Melissa Terzis is here to get you up to speed about D.C.(and the DMV). She knows her stuff.

So true about the middle schooler tourist issue. Just go to the Pentagon City Mall food court! Hopefully the 34% reduction in violent crime in the first two months of 2024 continues. Although I don't need to buy a house, I enjoy watching your videos.

Aww thank you for watching! Okay, I had no idea though the middle schoolers made it to Pentagon City Mall. But this makes sense - lots of hotels right there that they can probably secure large blocks of rooms for at lower prices than DC.
