I'm moving from 2300 sf to 1000 sf and would like my things to go to people who really need it. I have nice, newer things that I will donate. It's easy to find someone to remove junk, but no one wants the good stuff - everything from a new black recliner, a 6 ft.white (lit) Christmas and a high-end patio set. No one wil pick them up. I guess folks are busy with school right now.

My Buyer's Agent found a home listed in the newspaper and decided not to show it to me because it was a FSBO, and the owner was not offering a commission. I also found that home in the newspaper and asked my Buyer's Agent about it. Long story short, I bought that home and directly paid my Buyer's Agent. I will never again use agents. It was in the year 2000 for $215000 in Longmont Colorado, when interest rates were 7.25%. Now, it's worth about $500000 and I recently paid it off completely after cash-out refinancing it several times.

I would never use that agent. She's afraid of him retaliating, he's intimidated by the bulldog, and he never followed up with his own paperwork. Never!

Additions can be a big turn off for me. I have seen too many additions that don't flow with the original house , just look downright awkward., or crrate awkwatd and hokey situations. An ezample I can recall was a nice 2 story home on nearly 10 acres we looked at. The house originally did not have a garage so at some point someone added an attached garage and put a family room/man cave above the garage. The issue with that was the only way to get to the room above the garage from inside the house was through one of the upstairs bedrooms. That was a hard pass for us. Another one was a house that just had the kitchen completely remodeled and the owners added a beautiful huge walk in pantry that came at the expense of the stairwell from the first floor to the cellar. Now the only way to get down there was to go outside and around to the back of the house. My first thought was how lousy it would be to have to go outside every time we wanted to do kaundry. Also, additions are the worst improvement in terms of ROI due to the high cost of labor and materials. Spend 100k on an addition and expect to maybe get 40k or 50k back.

At the end of the day it all comes down to price. Any house should sell pretty fast if it is priced right. The problem I see is the sellers were pricing this house in the same range as newer/more recently updated homes. This is especially problematic since this house is a cookie cutter with no unique features that would make someone choose it over the newer homes.

Ok #1 where do I find a home for $250,000 what? That’s when I feel like you’re not talking to everyone who is in the West. I really think your chart is a great idea!! It can really, really depend on the area. That mid century modern is absolutely hip in Palm Springs and they are over a Million!! My wood is all the rage in Big Bear California and any mountain town. So I know this is just supposed to offer “All” of us a jumping off spot but people remember location, location, location. Your location is way different than mine.

For sure. If your home is over a million you still follow this outline and guideline. I was just saying that anyone under $250,000 should try and keep their expenses to a minimum.

Can't stand chair rails and other decorative trim slapped on walls -- they get in the way of placing sideboards and other furniture against the wall. Same problem if you home has those ghastly baseboard heaters.

The second home, Where in TN? If this was located in Brentwood, it would have already sold at that price and with those pictures. If in Murfreesboro, it’s priced too high. My sister bought a home there two years ago so I’m very familiar with the area and prices. Also, what county? schools are a big deal and in TN it makes a huge difference.

The first home you indicated that it came with property, how much property? The only reference to land I saw was that an additional 20 acres was available* for purchase.

For some reason, I couldn't answer on the live stream. You can sell a house in probate but you need to be the executor (Will) or administrator (intestate). If no Will, the court will need to approve the sale. Then the monies go to the Estate. Taxes are different for Estates, but cap gains exclusion still apply.

Sadly our listing agent was being unrealistic and overpriced our home. We figured he’s the expert and so much energy, time and money wasted -over one hundred days on the market and we did get a very low offer. It’s time we get a real market analysis/appraisal. I laid engineered hardwood throughout my home and it was, in fact, beautiful for so many years. Until.... dishwasher leak destroyed a huge area in both the kitchen and dining room. No problem, I had 3 leftover boxes to do just as you suggested and replace them bad boards with my back up boards, right? Wrong! Unbeknownst to me, after 14 years, the color of the floor does change as much as any other wood floor would have and the spare boxes of planks did not match so well. I just wanted to share this incase that would be the reason anyone decided it is THE reason to choose engineered wood. It's not something to factor into your equation. Another problem, the high end oak version I purchased did scratch and mar much much easier than I expected from dropping things to moving not so heavy furniture etc. I am currently in a Reno mode for our new home and chose wood looking tile for these reasons. Fingers crossed, but I think I will be much happier with this option despite the tremendous cost increase for this floor.

One thing that is helping me emotionally as we pack up our home of 40 years is knowing our buyers are a lovely young couple who love the house (private sale so we've gotten to know them). I'm leaving notes for them to find as they move in.

Liking your videos but the “transition” sound effect that happens every 60 seconds or so is super annoying. The first 4-5 times I hear it, I think “What was that? What is making that sound?”

LOL if only I could get my spouse to watch your videos! but.....NO.....he THINKS he can paint, but, he should never be allowed near a paint can, much less a paint brush! Oh my! WHAT do we do when one spouse can actually SEE the issues, and the other one is like "oh hey the neighbors sold for 700k, and we are paying taxes on that much, so we should be getting that TOO"

We looked at a home that had a 5000 dollar gas stove but cheap laminate flooring. It was awful...it was bowing upwards in places and making clicking noises as we walked over it. I probably could have ripped it out with my bare hands it was so loose.

I am a building-remodeling contractor. The people that make money on these type of items are the hired help that builds it, repairs it, or moves it. The democrats screwed you and america. It wont rebound.

Most Sellers go "blind" over time when it comes to their own homes. Before listing a home, Sellers should go see 'Model Homes' in their area. It will be an eye-opener! At the very least, it will let them know what they are up against. PS - Love ya, but Roman and Wood Shades are not Valances. Valances definitely are dated.

Check Google Earth. I found a wonderful Tennessee house, inside and out, and pricewise. But it wasn’t selling. Google Earth showed me that the on the other side of the walled yard was a massive interstate.

On Nextdoor there was a poll regardiing tubs and hands down everybody wanted a tub, well, with the exception of a couple of people. Can't remember the total number but it was a lot. Three years ago I sold my house at the beginning of the RE boom. It sold immediately before I had a chance to find something else. I was looking to downsize. I was running out of options and bought a house where the previous owners took out the master bathtub and put in a double shower. My daughter's room has a bathtub, but I don't want to invade her space. So we hate the double shower. but I decided I would eventually just redo the bathroom, which we are getting ready to do. The shower is huge and makes absolutely no sense. Do people really take showers together? Husband and wife, I suppose, but sorry, I like my privacy when I'm showering (I'm not married right now anyway). Everybody who has seen my bathroom asks "why did they do that?" What's worse is that it has no door and and it's cold and water gets all over the floor no matter how you adjust the shower heads. I had to put up a makeshift shower curtain. Looks awful. We're getting ready to re-do the bathroom. I will be putting in a freestanding tub and making the shower just a single shower. It will still be big enough, fortunately. But I say all this to say, I don't know where they get this idea that everybody wants a huge, useless, double shower and no master tub, as evidenced by the comments here. I miss my tub! Can't wait for my new tub!

Thanks for your comments! If you have the room for sure. But make sure your shower isn’t too small. People don’t like being in a small confined space when showering. But definitely if you have the room… go for it

I have been gradually decluttering for months and I'm getting better at it. I now have the mindset that, if I've had something for years and I've used it and it's still in great condition, then I have got my money's worth. I then feel better passing it on to someone else cheaply or for free. I agree, younger people generally don't want our stuff and I certainly don't want to burden my young adult children with the items I've accumulated. Bottom line is, I'm feeling overwhelmed by my belongings, why would I want to pass that feeling on to my kids?

LOL! Your hidden "mark" you left on the house reminded me that contruction guys hide their mark in the walls all the time :-) Best piece of advice I was given-Once you decide to sell your home it becomes a house. You are selling a house. It makes the rest of the processes so much easier.

I was so happy to leave my house, a place where my ex-husband abused me. The issue that came up though was finding a realtor that he would accept. My ex refused all the very experienced realtors that I had suggested, saying they were old farts. Well, I found a realtor in my own search for a house, who was on top of her game realty-wise, but also young and beautiful and wore short skirts. I told her about my dilemma in trying to sell my house, and asked if she would meet with my ex-husband and I and .... treat me like I was invisible. Well, she did this. She sat on the sofa by my ex and talked only to him, totally ignoring my questions etc. He was willing to sign the contract on the spot and later was ecstatic by her treatment of me, rubbing it in. The house sold within a couple days due to the realtor's expertise.

It’s vinyl sheet flooring for me , only in the room that leads out to the garden and the passage way , getting sick of having to keep sanding and re-varnishing the floor boards and sand from the beach and mud from the garden getting stuck inbetween the floor boards it’s like using the vacuum on a beach sometimes, I’ve had enough
