The 80 % AMI piece only applies to the home possible version of this not HomeOne… also we are refinancing these loans with a subordination and not requiring the second to be paid back. To compare this to 2008 80/20 580 scree it score no income no asset loans is really sad and ignorant.

Lowering the property taxes leads to other problems like sacrificing schools, which have been under attack in Texas forever, seems like. The Texas miracle" evaporated due to poor State fiscal policy. Texas is generally terrible all-around.

The 1970’s were different because wages rose to compensate for the higher prices. Thats not happening now. Today, we have competition from government spending and massive influx of immigration. We will see prices stay high and home get smaller and smaller for more money. Buying now will be a mistake in the long run.

They don't have HVAC....new one $25,000 K.....plumbing 15-25,000 , repairing walls and everything that was tear down for the HVAC ducts....5-8,000k , painting.......and you still have the same floor plane house that you hate .....making a new floor plan 50,000 easy , architectural plans , structural plans, city permits, waiting time , and the fact that you may not be able to live there ......$175,000 - 250,000....and 1 year in construction......you will find electrical problems , and may need a new 200-400 amp service, and rewire , plus additional outlets and switches as per code to pass your final city inspection ..!!! You don't like the house ...just SELL IT , it's not worth going the other way....!!!

The current market/economy is unnecessarily tougher for boomers/senior citizens, I’m used to just buying and holding assets which doesn’t seem applicable to the current rollercoaster market plus inflation is catching up with my portfolio. I’m really worried about survival after retirement.

This happened with the 2004 housing boom - home prices were greatly inflated, meaning people couldn't sell later because they owed more on the house than they could sell for. I know quite a few people who bought then, thinking they were making a good investment to sell later, but it's taken until the COVID housing boom for the prices to come back to those original amounts.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

This is a DPA it’s nothing new. I used a DPA when buying my first home in 2017. I was not below 80% of the area median income, I was a first time homebuyer. Sorry love but this isn’t a new loan. 🤦🏽🤦🏽🤦🏽🤦🏽🤦🏽 It’s been around for a very long time. The second payment was not a ballon payment it was fixed. It was actually sad to see so many realtors and LOs that had no idea what a DPA is. I also had great credit just didn’t have the full down.

You’ll be boating in Pompton Lakes alright, from your destroyed house after a major storm or sustained rainfall - half of those homes are in a flood zone! Nightmare. That’s why prices are lower. After Sandy, I will NEVER buy a house in a flood zone again.

I rented a house with a laundry chute, had kids never had an issue. If you're really nervous just silicone the door shut. No big fix or redo needed. I'd love an old farm house. The quality in how it's built is totally worth the cost of upgrading plumbing and electrical. Yes, some are still know & tube.

The "100-Year Flood Event Level" is incorrect (and one of those Worst Named kinda names, especially for something that can seriously affect people's homes, property, even lives, and thus the cost of mitigating). It is NOT: "Every 100 years, *a* flood of this level could/might occur". (I mean, "might", sure.. where 'might' is doing a LOT of work..) It IS: The flood level which, for that area, has a 1% probability of occurring or being exceeded, during a year. 1) There is a >63% chance of a flood of that level (or higher) occurring one or more times within a 100-year period. 2) The aforementioned misconception might also lead people to believe flood level calculations are "good" for the next 100 years or something from when they were made, that they might not need to be revised for any reason before then..

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. I had to brace myself for this video because I’m stuck here 😂😂😂 I’ve lived here in New Jersey my whole life, and I’m professionally licensed here, so 🤷♀️ I’m here to stay, at least for the foreseeable future until retirement when I will likely relocate to a place that has a lower cost of living. I love New Jersey, it’s my home. (I’m actually comforted by rude people 😂, feels unnatural to be around polite people when I travel out of state) But you’re 100% correct about all these downsides. New Jersey is not for the faint of heart.

I think many people really believe they can live with percieved negatives. Noise outside that you find offensive (not everyone does) is one thing that you can't mitigate. If it truly bothers you...SELL! Life is too short and homes cost too much to have that kind of quality of life problem.
