And should be max ... Being a million over is so wrong in many ways. I have several friends that are now turning away from Portugal due to prices and the lack of a proper visa now the NHR is gone ...

We understand your perspective. However, there are many ways to view this situation, and everyone will have their own opinions. Our primary responsibility is to find buyers. If the property price is too high, it will eventually decrease if the owner is willing to lower it. Typically, a product that is not worth the asking price does not sell. It is a shame to have your friends turning away from Portugal as it is such a wonderful and magical place.

Yes, but it depends if the home is furnished or not. In some cases it is worth having stagers in others not so much as the client will be the one bringing in their interior designers.
