Google Buysellcyprus.com where you can find many hundreds of properties for sale or rent. It commits you to nothing but will give you a good idea what is available, where you want to be, and a good idea of the price.

Kyrenia is in the illegally occupied part of the island. As such it's almost impossible to gert legal title to land there. The only exception would be if you bought from someone who has owned the land since before 1974 and lived there continually since. Very unlikely. Newbuilds are uaually on stolen land and when the rightful owner returns you will lose all.

Regarding the purchase price, I’ve heard that a property’s price can be negotiated. Can you give us a ball park figure? I’m looking at properties in Voula Attiki and see several properties priced at around 600,000 euros. I was told that the price can be negotiated for 15%to20%. Is this true? Thank you.

Good information, though it would have been interesting for the lawyer to explain the ease/difficulty and time necessary for non-EU foreigners to get Ministry of Defence approval to purchase in border areas, e.g. the Aegean islands.

This was a great video. Thanks for posting. You might have already answered this, but just to be clear… I have a workplace defined contribution pension that is invested in a global ETF. I am on flexi access drawdown taking out £3k per month. I want to move to Spain as a Spanish tax resident. Which tax would I pay? Is it classed as general income or is it classed as capital gains. I ask because I’m selling part of the ETF each month so why is it not classed as capital gains?

I am hoping to move yo Cyprus this year. It would be great to get advice and deal with you. I will need a lawyer as I will be to buy. I have land in Akrotiri, but two years ago, I was quoted a price as £100,000 this year I was quoted only £60,000. I also have property in the U.k that I have no mortgage on. I'm hoping I can get a mortgage in Cyprus as I won't be able to get one in the U.K for properties abroad. I want to keep my U.K. property as I will have money going in the bank each month.

Could a non-eu member open a non dom company and make money outside of Cyprus with that company, and then say that money was earned outside of Cyprus? Would it have to be taken out as a salary or can it be taken out as a dividend?

Hey has the VAT on property recently changed? I read that (copy and pasted) According to the new provisions of the VAT Law, the reduced rate of VAT will apply to the first 130 square meters of a buildable residential area, based on the building factor and architectural plans presented to get a planning permit, up to a property value of €350,000, provided the total transaction does not exceed €475,000 and the total buildable area is no more than 190 square meters.

Can you buy a house without a real estate agent? We have a cousin with a house he is looking to sell, that we might want to buy. I expect that we need a lawyer, but I'm thinking we don't need a real estate agent. Is that true?

@andyklapper there is no need for a real estate agent. Most agents will make you sign a contract where you declare you will pay them 3 % of the sales price and to be honest, most of them do absolutely nothing for that amount of money. If you know the seller (which an agent keeps secret, normally) you can go to a lawyer, have him/her check everything, pass by an accountant for all the financial work. And even a lawyer does not mean that checking the titles will be done correctly. 😀

No need for a real estate agent, You will need an Attorney. However, it is best to get one as the process is complex and if you do not know the Greek language itis beest to have one !

Not very accurate regarding how long buying process takes. Huge delays this year processing applications with council of ministers and taking 8 months plus as Brit to buy

Hi, as an EU citizen, do the transfers of income of 24 000 EUR annually apply to EU citizens? I would like to stay in Cyprus for a year or two to see if I want to stay for good. Then I would buy a property there which would qualify for permanent residency I guess. Thank you.

Informative video, thank you! I've heard on other KZfaq channels that the real estate market is not regulated in Greece. It makes some realtors and lawyers opportunists to take advantage of buyers. That would make a purchase unsettling for sure. What website is the best for looking at real estate for sale in Greece? Thank you!

The lawyer is quiet ignorant on few matters . One of them is that you don’t need to open a bank account in Greece , just do an international transfer from ur country .

Beware! she is not a registered lawyer! they start ignoring your emails, questions or requests. It took them a month (!!!) to add what I requested to be added to a property purchase deposit contract. they send your money to the seller BEFORE waiting for the seller’s signature on the contract!!!! I have never in my life heard about a LAWYER (???) paying a private individual without both sides having signed the contract first! They ignore your emails and requests. They deny anything you agreed with them previously even if it’s in writing. At that point you are screwed as if you withdraw they will still charge you whatever they want as they have your deposit and will only return what they want. I have had to cancel several flights down to Spain as they can’t keep to their own timelines and they completely ignore you once you paid them a few thousand euros deposit as they are covered already, you will never see your money back. Then they leave you on your own when signing the deeds. You will NOT be accompanied by anyone at the Notary Public even if you don't speak Spanish. You will have to sign the Spanish deeds alone without your lawyer even after you pay their exorbitant fees plus random fees they come up with along the way. Miss Perez then declared that at the signing of the deeds she concluded her work (which is against what she undertook in the contract between us) and she is not willing to arrange any legal requirements after signing the deeds (even if she committed to this in our written agreement) such as paying the property tax on your behalf or registering the property in your name at the land registry or arranging the bills to be changed to your name etc). This was the point I had to fire her...

If you are considering purchasing in Spain it is an absolute must to have good legal advice to guide you. Spanish properties, especially rural ones, can be fraught with dangers. I can thoroughly recommend you at least speak with Raquel Perez before committing yourself to anything. She is thoroughly professional, speaks excellent English and will absolutely not let you make any regrettable mistakes. She has assembled a cracking team to work with her and I cannot sing their praises high enough. A chat with her costs nothing but in doing so you will see why I have said these things about her
