Commenting on July 4th do not know what you are smoking. Just did a casual drive in say about a three block radius of where I live and saw several for sale signs. The shortest listing on the market was 54 days the longest 130 days. I just pulled info on four of the eight I saw. Each house had a price cut. I am seeing a lot more for sale signs, a lot more price cuts and a lot more days on market.

Sweet, cause I’m about to put my house up for sale in July in Austin.

That's a really unique home, great floor plan.

And what’s the price range?

New home sales are down 39% since 2022 and the market is not going to recover until a) rates get down 4-5% and b) when builders drop their prices 30% or more. Families can not afford a 400k home and float a $2700 per month mortgage. Makes no sense. Buy today and have no real equity in your home because you overpaid. And then you factor in a 1.4% property tax and before you know it your paying $6000-7000 per year just in property taxes.

For those that know, the Jonestown / Lago Vista area is going to blow up over the next 2-4 years. We are sitting on 8 acres in Jonestown and have been out here since the mid 80's. This is what Lake Way looked like in the mid 80s and early 90's. Lago Vista schools are above avg. And you are on the Lake. Jonestown is also on a part of Lake Travis ie Jones Park.

Can you talk about the wastewater that is in the talks..... I heard from a santa rita homeowner they are gonna build that crap so near santa rita that we will be able to smell it.

It still shows as off market. This may be incredibly new. I like the updates, carpentry, finishes, etc. It may even might even be over-improved for the area. Overall a nice property, but I don't think it would work for me.

I think for me the difference is when it’s families needing home that move outside of Austin. I don’t think they’re as happy unless they’re more in line with a Republican Texas culture then that’s fine, but I’m in the city or just outside in the southern soco area, and I love it. You can see Jimmy Vaughan, every Wednesday you can see amazing musicians for free constantly, and there’s just a unique wackiness that’s still exists. There’s sort of a good mix of Republican and liberal in Austin so you get this kind of laid-back type of personality that’s hard to describe unless you live here. But the markets down because of all the I guess down-hype but for people who are looking for a single person and not a family you can get great deals right now. And I wouldn’t wanna live on the outskirts of Austin. I need the diversity and being able to jump and go anywhere I’m literally next to everything.

I’ll say this, it’s still a very diverse and happy place to be. The boardwalk all around the lake is awesome and train is expanding. I love it. Summer is tough but you have a culture around it. Pools everywhere and also huge free pools, movies in pools, and moonlit nights at Barton creek and even aerobics in pools lol w cocktail hours, it’s fun. It’s laid back but you can move around a lot of social bubbles easily, it’s just fun.
