I bought pre owned. Very good vid. I would be aware though of predatory clauses by builders. You are correct about everything advantages vs disadvantages of preowned vs new. With new construction you can get a good deal if you find new homes that are already built that they want to get “off the books “. Very informative video.

I just looked at zillow today June 9th in the Boise area. There is a ton of listings on the market today. Also, builders are selling there lots! Why are so many builders selling there lots? If you are a builder and selling multiple lots on their development that is an indicator of something, correct?. I'm looking at multiple buildings offering lots of concessions in new home sales. Its summertime. Homes should be in contract within 30 days. Also, lots of rentals all over Idaho have come on the market within the last 7 days. You guys may want to do an update. At least report on the massive amount of listings that came on the market within the last 2 weeks.

Great insights. Yes this was a report from April, Interest rates went up again since then, and full summer markets have been in full affect so there are more listings. We are still seeing low inventory compared to what would be considered a "healthy market" But yes since this video the interest rates affected it a little bit. As far as concessions builders have been doing those for a long time and until it becomes a heavy sellers market again they probably wont be going away. As always the market is constantly changing, especially right now. It will be interesting to see how the election and anticipated rate cuts affect things this year. Are you buying in Boise? and what builders were selling lots? there could be a number of reasons for that.
