Been in Lakewood Ranch for 24 years.had my house built here. Things have changed a lot use to be cow pasture across the road but still love it here . Coming from Atlanta traffic doesn't bother me at all.

Next time that you review a Lee Wetherington home can you show and talk about that Lee Wetherington is the only builder that includes in the plans a Florida Basement. We all need storage and this is the only builder that offers this feature. I love his designs.

So with Lee Wetherington buyers have the ability to totally customize their home which can include adding additional storage. Thanks for the comment! PS - For anyone reading this, a "Florida Basement" is a term for a storage area such as in the attic or above the garage. There are no basements in this area.

In their plans the Florida basement comes with their standard plan. They are included in all the homes.

At first the sales office is great. One year later for our home still has outstanding issues, some from early on that were reported. Their flwp service is lacking. Many homes have cracked and damaged tiles that were discovered by a drone flyover.😢

Thanks for the video. The primary bedroom is very spacious with room for a reading area. The primary bath also has a good layout with the water closet separated from the cIothing closet. That said, I wish builders would stop putting a bathroom or laundry room at the entry of the house as soon as you walk in the front door. It’s not very welcoming for guests. A den, dining room or bedroom seems more appropriate, as Mattamy has done in the Egmont model. A similar issue is having to walk through the laundry room from the garage everyday… not very welcoming for the owner nor functional when there isn’t a closet or drop zone area nearby.

Love the pantry and the size of the lanai is very generous. This home is almost perfect which makes it a serious contender. There are just a few areas where it could improve: 1. At the front/side entry, there is no closet for guests to hang coats and place their shoes. (A coat rack and shoe cabinet might work, but then it clutters the space. Also, to add your own closet here, it seems you would have to cut into the bedroom space on the other side.) 2. At the entry from the garage, there is also just a tiny space with hooks where there needs to be at least a small closet to hang coats and store shoes. A slightly larger mud room space would be more functional. 3. In the coffee station area, the lower cabinets should be a mini beverage fridge since it doesn’t make sense that you would have to walk across the kitchen to then get the milk and creamer. This defeats the purpose of being a station. The top area should then have a cabinet to store the coffee mugs and coffee/tea bags, etc. 4. In the island, there should be a pull out cabinet for integrated trash and recycling bins. 5. Some of the lower kitchen cabinets should have larger pull out drawers instead of doors for storing pots and pans. This avoids having to bend down and then stretch deep into the cabinet to get pieces out and then return them later. (Ask me how I know. :) ) 6. Even though the sink is directly across from the stove, It would be nice to have a pot filler for those with arthritic hands. 7. In my opinion, no owners’s en-suite is complete without a nicely sized soaking tub in addition to a shower. Also, pull out drawers in the bathroom vanity are much more functional for storing personal care products than cabinets. Could some of these changes be completed as part of construction or would you have to get HOA approval to make them after the construction is completed?

Agreed, and that flex space with the closet is really big which can easily be a 4th bed if a door was added.

Thanks for your video! Are homes this close to a retention pond automatically in a flood zone? Also, does this model include impact windows? And, are the opening for the bifold doors in the pantry and closets wide enough to replace them with a standard door? Thanks again!

@@coralpetals To answer your questions: 1. All land has a flood zone rating. This house/community is in X flood zone which is the lowest. Having a pond does not increase the chances, it actually provides run off to try and avoid it. 2. The home in the video does not have impact windows. If you notice little spikes above and below the windows (you'll notice at the beginning of the video before i enter on the front window) that's where hurricane shutters can be installed which come with the home. This builder does install impact windows but they are an upgrade and would have to be chosen at the time of building. 3. Yes they are, the reason they are using bifold is that the door would be tight with the island in the kitchen or the entrance to the ensuite bathroom. Hope that helps!
