I purchased my home 2 and a half years before I retired. The reason I did is the price was right for what I wanted. I also at the time thought I would have been retired a year earlier. I know everyone situation is different.

Gary another fantastic video with information as always. FYI ..TV is proposing a maintenance increase in several districts. District 10 is 8% but District 14 is a 56% increase. I would encourage everyone in that district to go to the CDD meeting and be heard. If that does no good vote them out. That is quite an increase for anyone on a budget. Thanks for all the videos I eagerly wait for all the new ones.

If you live in District 14 you definitely should hear the reason for the increase. My guess is their fee currently maybe really low since it is one of the newer sections. I hate to say it but inflation is affecting everything, so not totally surprised with 8 - 15 percent increases.

As far as new Villages. clearly Shady Brook is next along with some new homes above the new executive 9 golf course just over the Bexley Bridge. Not sure what that Village is. As far as new models that is something a villages agent would know but I think most of the models they are selling should be in the “Street of Dreams” section of model homes in Moultrie Creek village.

YoY sales by type is not available to me but it would be great to have. Not sure if it would really be helpful since so many homes are spec homes and that decision is made by the developer.

i agree completely with your comment about differences between short term vs longer stays in the villages. Last September i did a 7 day lifestyle visit. It was wonderful. I did and saw lots of things, was busy from sunrise to sunset, but didn't get the sense of model homes, how close or far it was between some villages, shopping, events, etc. 7 days was not long enough for me. this summer i did a monthly rental in citrus grove. residents i met at the pools and rec centers were nice, super friendly. although the neighbors on the street next to my rental were friendly, they were clearly annoyed that the house was a rental and not owner occupied. I can understand their concerns. Being in the villages a month, let me try so many activities, restaurants, do some shopping, and to realize how close or far things can be, the golf cart drive times, which activities are nearby (or 30 minutes away), which ones require waiting in 30 minute lines to get in, etc. it made me realize what villages were convenient (or inconvenient) to activities i wanted to try, and which villages are a 20 or 30 minute car ride, or even longer by golf cart. that month also gave me the opportunity to walk thru dozens of open houses, the street of dreams furnished models, and to find several floor plans and locations i liked. looking at model homes on the villages web site, is helpful, but for me it is hard to get a sense of size, light, etc. without actually walking thru a model home (even if unfurnished). i'm the guy who talked to you and your wife about splish splash, that day inside sawgrass, in early july. thanks for your video and comments. I would think that seniors, like me, with several hundred thousand in equity, could easily sell and almost fully fund a home in The Villages. My current home is almost completely paid for, and I love to golf. What's not to like? Problem is that I am almost 68, and I have a massive library to move. Wouldn't be easy.

Hi Gary. Is it true that all the pools in TV are now using salt water and no longer using chlorine in the pools?

I think you are right that the pools use a salt water type filter process but the pools are not salt water which is what some get confused with. I’m not sure if it is all but I have not ever smelled chlorine in the pools I have been in.

Who can afford to give up a 2.75% mortgage for a new 6.75% interest rate. Thankfully we paid off our house in 2012 at the age of 47.

Depends how much you can make as you might not need a new mortgage. I had one person explain how they turned owning multiple homes purchased a few years ago into $1.7 million in profit.

Hi Gary, Great job to point out the differences between a short and long term stay. We ended up building in Southern Delaware. We went for a short visit and it was very enjoyable. We were very impressed with the beautiful landscaping and recreation centers. They do a wonderful job maintaining everything. I think we would consider a longer term winter visit. QUESTION: IF I need to establish residency in Florida and am leaning towards The Villages for eventual ownership decisions... BUT may. be traveling quite a bit for the first year too.... What do you think of me just renting a room in the Village ? If I can find a compatible landlord it seems it would be the cheapest way for a long term exposure to the "realities" of Villag ownership... Your thoughts appreciated :)

Not sure I can really answer your question since I don’t know why you need to establish residency. If I was still working and can’t really utilize the benefits of the Villages I’m not sure I would rent or purchase in the Villages. I would wait until it is time to retire to make the move. I understand everyone’s situation is different. Good luck with your decision.

@@GaryAbbott Yes, for estate and tax reasons I have to soon escape my blue-state-taxed nightmare of a residence... My children will get screwed at my death if I remain where I am... One thing I learned about international residency is it best to always rent first and ensure you would be happy wherever ... So I guess what I was saying is that I am presently inclined to move down there and rent short-term to get the "lay of the land..."

IMHO, short-term rentals are detriment to the community. It's gotten so bad that we're thinking of relocating. The Villages is a 55+ retirement community, not a Disney World hotel

I have two short term rentals in my neighborhood but have not found it an issue as the renters seem to go some where every day and rentals are sporadic. Most of the time home is empty. One is across the street from me.

The kneejerk law passed by republicans takes effect in 2025. Nobody is going to buy a condo that potentially has $50,000, $100,000 or even $200,000 special assessments about to drop. Couple that with skyrocketing taxes and Homeowners Insurance 4x the National Average and you have all the makings of a Florida Condo Crash in 2025.

Thank god that we don’t have condo’s in the Villages. What you are talking about is what is happening along the coast lines of Florida. I believe many Florida residents will be moving from the coast to inland properties to get out of these properties who have the possibility of special assessments. This really started with the high rise collapse a few years ago.

After seeing some tours of new home interiors/layouts it's ridiculous at the prices. They are built with off the shelf stuff from lowes/home depot, cheapest cabinets, doors, appliances, cheap flooring. They are making a killlllling on the profit margin of building and selling the house.

I know the Villages has over 100,000 homes and I haven’t seen one in three years have a problem since 2021. You bet I will make a video if I see one. Now I’m not counting roadways where it’s a combination of drainage and infrastructure that they seem to be able to repair. I do know it has happen in the past but not enough of a concern to stop sales.
