It was a nightmare for me at INM in Polanco area. I made 8 trips. after 3pm you can go to the east side of the fenced area and schedule a next day appointment. Just don't forget nothing, if you don't speak Spanish write down everything you need in spanish.

That's interesting. I'm a leader, but I've never been into the damsel in distress type shit. You see, I have a partner in life. Someone who's capable of accessing things and giving valuable input, not to second guess me, but we balance each other. I'm not perfect and when my game may be a little off, she'll provide a different perspective that I may not have thought of. No doubt that wherever, I go, my wife will come with me, but I'll always take into consideration her feelings and then We'll make a decision. 💯

I live in Merida It’s a lot of little things that make it a good place to live: You’re more physical because there’s fewer amenities (I wash clothes by hand and hang them, I walk a lot, I don’t have a dishwasher, I eat fresh foods, it’s relatively more affordable, I swim twice a day (tread water) and I jog around the block very morning) It’s not tabu to live alone. People leave you alone. There’s no pressure to date, join groups etc Life is simple here. Slow. Over time you start to appreciate the simple things Uber is cheap Beaches close by It’s easy to grow things Airport is efficient It’s a safe city A woman can walk at night and no one bothers you Breezes at night

Really. We haven't been to PDC recently, but I'll take your word for it. When we were in PDC in 2019, it was very touristy and expensive on the beach area. Mérida has also gotten more expensive lately, but still more economical than the US. HEY THX FOR WATCHING. 🤗

@@everythingtexmex I lived in Merida for one year. In the north. I visited Playa several times on weekend trips. My experience was playa you pay more for rent (but now the rent is similar to merida) but other things are less expensive. These are the reasons I personally found it lest costly. 1. Merida is easier to fly into if you are coming in from Houston but not anywhere else. I do not have any family in Texas. Cancun airport is international and the flights are 50%- 70% less and there are always specials going on. The flights to cancun are also 3.5 hours or less and are direct. Very fast. Flying to Merida took all day. Cancun airport is easier for folks to come and visit you. 2. Playa I did not need a car. So no expenses for that. 3. In Playa everything is in close proximity. It does not take all day to get a few errands done. You can take a taxi to costco etc. and it is only about 5 min drive in most cases. Cost is about 4 dollars. AND you don't have to wait for an UBer. The taxis wait outside of all the places you need to go. 4. You can find more affordable groceries in the local areas which are super close. 5. Restaurants and comida economicas are in walking distance. 6. Playa electric bills are WAY LESS than in Merida. You have the ocean breeze all day. You can open the window and have the fan going and it is cool. You are not locked inside the house cause of the heat. You can accomplish more with your time. Friends tell me their bill is about 60 a month if you are home all day. 7. Clothes are less expensive. Yes Playa is touristy but you can't beat the beach being right there with the breeze. At night there are 100's of people at the beach having dinner and listening to music. It is a nice mix of foreigners and locals just chatting and walking around. Folks who just get off work are there with sandwiches and tacos watching the sunset. It is not packed with people but it is a nice amount to feel safe with. If you have children it does not offer as many educational options as Merida. Merida has better medical care. But it is 3 hours away.

I'm not sure that I would even consume the water after boiling. There's so many mineral deposits. CDMX is currently experiencing a water shortage in some areas and it's partly due to an old lead pipe delivery system that have many leaks. Bottled water is the safest way to go.

Yes, I honestly feel as though my mental well-being has improved. I can't really credit it all to being in MX. I believe that just getting away from the everyday stress of work, family issues and other external BS, I recharge and I feel better. Physically, we're improving because we're forced to walk more and eat healthier. The US allows so much to be added to packaged foods that nearly everything you eat has bad health implications.

Never buy a presale... there are so many horror stories of people who have put down money and the property was never delivered, or if it was delivered, it's not at all like what you were promised. No way to get your money back if the builder can't deliver. Make sure you can handle the dust in Dzitya from all the stone cutters.

I'm giving information that I was given. I believe I said in the video that there are some ways for foreigners to do it, but I wasn't getting into it. Fidiecomiso works the same from beachfront all the way to the full 50 km from the coast line. Foreigner wants to buy property in the Yucatan within the restricted zone, then its just a Fideicomiso. There is no additional restrictions closer to the beach. Pretty much foreigners always want to be purchasing with a Fideicomiso, unless a professional highly experienced with foreigners advise them differently.

When you said 16% acquisition tax was that Acquisition tax.- ISAI or Acquisition ISR tax? Or was it the combination of both? From the information I have read the Acquisition tax.- ISAI should be like .02%, but the Acquisition ISR is the more expensive one because it is based on the appraisal value. Am I misinformed?

I just realized that I was saying 16%. I'm not sure how the breakdown between all closing cost were allocated, but when I was speaking with the attorney and jotting my notes down, he may have said 6%. When I looked at my notes it looked like I wrote 16%, which is why I kept saying it. The actual numbers that I have popping up on the screen are factual, but somewhere between my translation skills and my handwriting things went awry. All of our anticipated closing cost would come up to be around $25K which is around 6-7%. Hope this helps.

Mexican residential construction practices are different from the USA. My preference as a retired, single female with a residential real estate background would be to rent. Hopefully less hassle.

I agree. Although the materials used in Mérida residential construction (concrete and steel) are better than the wooden matcboxes they sell us in the States, the constant humidity wreaks havoc on home exteriors. You'll forever be combating leaky roofs, walls, etc.. and the sun will always fade exterior paint. (I won't mention the mold/ mildew) Renting would be my choice, which is why we decided not to buy. Once you start busting open walls to get to leaky pipes, that home will never be the same.

Any specific colonias do you find are really good return on investments? I know Merida is going up regardless, but from your professional point of view do you know of where urban development is really growing? Do you know how one would find out urban development plans? Any help is greatly appreciated.

Glad it was helpful! I really can't fingerprint to any particular colonia over another at this time. The North is booming, but overpriced in my opinion. The west is not far behind the north. The east has some room for profits and the south isn't quite there yet. 🤔

Its simple and complicated. The simple answer is peace of mind. There is a lot going on in the USA. Certain cities in Mexico are MUCH more peaceful. It would be nice to live where one already knows the language but we can always learn. As far as being lonely. You can be married and still be lonely..however I am not advocating being single. Bottom line...Sisahs are vibrating very high and know to get out while they still can and they are doing just that! I sure need help with my Spanish. Future, past tense and irregular verbs are something else. OMG!

My advice is don't focus on learning grammar. Learn saying phrases that you use in your everyday life and things will be easier. Language is acquired not learned. My opinion.😉 Be bold in life and follow your heart. Living abroad will only be as good as you make it. Thanks for watching.

I'm leaving to create a better life for my son and I. I desire ease. I've been single for awhile now. This is "personal" for me. I've always wanted to world travel. As of now, I'm currently learning Spanish. I'm moving abroad to give my son and I a better quality of life. In addition, I want him to be able to roam as he may as an adult, while being comfortable in his own skin. America has a way of skewing the "worldview". So, for me it has nothing to do with a man. I'll cross that bridge when it appears. For now, we're creating life experiences. We are LOVING our life. Money and status are frivolous in the grand scheme of things. As to say, money, having money is just a tool.

Great stuff. I think we've had a similar adventure on the pursuit of MX living. At least as far as getting residency, touring around and landing on Merida. I'm way up in Canada so, it's not a quick a trip. Therefore, that promoted some uncertainty which it sounds like our common finding was to rent first. However, I've yet to decide if Merida is the place or something like Progreso by the beach. I heard you say you did a stint in Progreso so, I'm curious how you answered the question I'm struggling with: "Live in Progreso and visit Merida or live in Merida and visit the beaches of Progreso"?

In my opinion, the properties tend to be a little more pricey in Progresso because it's geared more towards tourism and Merida isn't far behind now. The real answer will be different for every individual.

Hi. I’m really enjoying your channel. I’m routinely making scouting trips to MX in the hopes of retiring there in the future. To answer your question: most single black women living abroad do miss black men, but we miss black men daily while currently living in the U.S. I LOVE BLACK MEN, but most ain’t loving us & showing up for us with the same frequency & intensity they enjoy & easily receive. 🤷🏽♀️

Nice conversation about how family dynamics can be. Regds to what you stated, you felt stagnated and wanted to experience something different. I can relate with that. My husband is from Mexico City. We used to travel there often when the kids were young. Now we’re empty nesters. I’ve been feeling stagnant lately. Although I have 3 beautiful grandbabies between ages 8 months. to age 5, I feel guilty for wanting to leave them for “selfish“ reasons such as to live abroad to travel to new places (there’s still plenty of places we haven’t visited in Mexico) & such. However I feel I’ve done my part in raising 5 kids who are all grown, so perhaps we do deserve the opportunity to experience life in Mexico. We’ve never really lived in Mexico before. We’d only visit occasionally to visit family. I am still employed (remote worker) & my husband is retired. I was thinking of settling in Toluca Mexico. I told my husband it’ll probably be better to rent for 6 mo or a year first, before committing to a permanent resident. What if we don’t like living in Mexico after all? For your wife, I can see that she loves her children & grandchildren so much & how she gives so much of herself 💕 She’s a wonderful woman & you’re so blessed to have her in your lives. It’s a good thing you’re getting away from the stress. It’s hard leaving the grandbabies though. How long do you plan on living in Mexico City? I’m a city girl and love the city life in Mexico City. 😊 i can’t wait to go back in the summer. We would like to escape the Texas heat & plan on spending all summer in Mexico City. The weather there is so nice all year round. I can’t wait to hear more about your adventures in Mexico 🇲🇽! Thanks for sharing 🌷
