Yes, a lot of new Developers wish to tap the opportunity in Marjan and that is why they are acquiring small plots and launching projects, a Coherent Community feel will be missing from Al Marjan, but l it is not really meant for Long term residence more as a short term residence , other areas nearby will benefit from the Community feel like Sobha’s Siniya, Mina Al Arab and Al Hamra Village where you have your Ellington Views

Hi Irina, There are essentially two difference between the Residential units and the Hotel units : 1. With Buying Residential Units - you can apply for Golden or Investor Visa in UAE, but you cannot do so by buying a Hotel unit 2. Hello Mr. Ankit, What is ur view on Nshama town square community to investment for rental income. Still we get 1bed in 825k onwards , whereas in Al-Furjan 1bed costs 1.1 Miliion if we go with reputed devloper. Do you think DWC airport help to boost prices in Nshama? Also it is little close to Emaar New community " THE HEIGHTS".

Definitely there is Room for further Capital appreciation in the long run, Dubai Prices have a Long way to go , as they are still low then compared to other Global Cities like Dubai. Moreover South of Dubai is still way less Priced compared to the Central Dubai Area , so the price will grow here in the future, Slow and Steady

South Bay 4 bedrooms is actually 5 bedrooms+ maid, also the roof space of 750 sqft is not accounted for in the total BUA so the total would jump from 3500 to almost 4300 and I bought one with a price of 3.2M. the price per sqft would go down to 750AED.

It is just Close enough to reach the Airport Terminal in about 10 mins, it is not that it is just in Front of the Airport or next to the Runways , so it won’t affect much

Thanks for this, very detailed. However, I believe the BUA listed is not apples to apples. As the BUA of expo excludes the parking space for 2 cars, whereas the other BUAs include the parking space of the cars. Is that correct? Also, do you think the per square foot cost for Shamsa is justified, or too expensive?

Yes, Thank you for pointing out that, I missed that aspect. Yes, for Expo the Car Parking Area is not accounted into the Total BUA, So if we include that as well to the scale of 10% more, the Price Per SqFt will be reduced from 1500 to about 1350. The Price Per Sq Foot is Justified for the Shamsa - Given it's Unique design , Community's Features, and in a Location with existing Great Infrastructure, Plus you need to account for that Fantastic Post-Handover Payment Plan unfound in the market. That is the Reason that even with a Higher Price ticket, the Project is Sold Out

another question please - why isn’t there a standard acceptable definition of BUA? As a consumer, it is confusing when one developer determines BUA differently compared to another developer!

The Developer has Priced the project rightly, the question of whether the project will witness Price growth on completion, will depend on the Dubai Real Estate Market trend in General around that time. Waiting to buy at Completion will never give an option to utilise the payment plan. It is highly important to know the specifics of this Project Location and neighbourhood to know the Real Deal, as Brochures and Marketing Campaigns can be highly misleading. Only a Local Realtor like me can help in that case, Not a Developer Sales Person 😊
