You would think the front section of the frame would have a lot of flex. Seeing that the lower part of the frame seems to be undersized. It could have been built a lot better for very little extra cost.

I'm loving the new caps and paint schemes. The insulation works best when it's not compressed. DRV needs to properly train their assembly crew to install insulation properly.... and provide the few extra minutes necessary for proper installation of the insulation. The insulation must be split apart in order to wrap around wiring, pipes, and HVAC ductwork. In addition to achieving the claimed R values throughout the unit with correctly installed insulation, when leaks, condensation, and excessive humidity inside and out occurs compressed insulation stores this moisture like a sponge. There are several issues with saturated insulation: mold, mildew, wood rot, bad odors, and the insulation slumping under the weight of moisture it's absorbed. Saturated compressed insulation in unable to dry fast enough to prevent these issues. Leaks happen despite our best efforts. Condensation is a natural occurrence. Properly installed insulation will also absorb moisture. However it dries quicker. Thus reducing the negative impacts of saturated insulation. No RV is perfect in its design and construction. That said DRV is one of, if not the best mass produced RVs. I am a proud owner of a Houston. This is my third. Unless a new manufacturer of luxury full-time fifth wheels with quality and liveability exceeding DRV comes alone, my next unit will also be a Houston. I had hoped to get a new unit this fall. However I've come across a whole host of costly issues: crushed ceiling ducts, detached floor ducts, slumped insulation in both caps, staples poking out of the roof membrane, broken frame (not a broken weld - the upper deck frame broke where it was welded), concaving slide roof, slide rollers coming apart or coming off - two of four screws were missing resulting in screws sheering off, thin 1/8in shelving collapsing, cabinet doors coming apart, one dryer and it's replacement that kept blowing high temp limiter fuses: the cabinet was missing a critical air vent - DRV corrected this on new units. If I don't invest in fixing these issues my unit would be worth far less than I need in order to upgrade to a new unit. Thanks to the nearly 50% price increase over the last four years, the funds spent on fixes, and the huge estimate to pull the roof off and apart to replace the crushed AC ducts under the compressed insulation and replacing the roof membrane pierced by countless staples, I won't be able to upgrade to a new unit for the next several years. Too much has been and will be invested in this unit to justify buying a new unit. A new unit that will likely have the same manufacturing flaws that will also need to be corrected. As previously stated NO RV is perfect. We all have our own wants and desires when it comes to the RV of our dreams. Of all my RVs DRV has been the absolute best. I don't judge an RV brand or RV manufacturer because of third party parts and components.... i.e. furnace, refrigerator, AC, TV, etc., etc.,.. All RVs share many of the same components. Only judge the RV manufacturer for the quality of their work, the overall quality of the RV, and your experience dealing with the RV brand/manufacturer. All too often consumers judge the brand/manufacturer for issues with their refrigerator, furniture, AC, etc., etc.,. Doing so is unfair to the brand/manufacturer. That is provided they installed the component properly. Cheers!

My unit has a host of DRV manufacturing issues. The lastest was found today. The blower on the zone 1 AC unit has failed for the third time. This is not normal. So we dug deeper into the system and found all ducts are crushed beneath the insulation. Rather than split the insulation to sandwich the AC ducts, DRV simply rolled the insulation over the ducts before compressing the insulation and ducts with the plywood roof decking. As a result of compressed ducts the air flow is reduced. Thus the AC units work harder, longer than necessary to cool the unit. In turn the blower motors prematurely burn out despite occasional use here in relatively cool Western Washington. I use the AC roughly 20 days a year because of the exceptional insulation. The three AC units are serviced and cleaned each spring. This new tech said nearly every DRV he works on has the same issue. DRV should be aware of this issue. If this process shown in this clip remains unchanged, its likely your new DRV has crushed ducts. The fix...... Rip off the roof, replace the ducts, properly reinstall the insulation - splitting and sandwiching the new duxts, and put the roof back together. Not in the mood to spend several thousand dollars correcting DRVs manufacturing flaw I opted for wedges near the vent to slightly increase air flow. Of course these wedges cause noisy turbulence. Thanks DRV!!! Dont get me wrong......I love DRVs. This is my third Houston. My next unit will also be a Houston. However I will not sign for a new Houston until I've had the unit fully inspected (PPI) and the issues repeaded issues I experience are corrected. No more crushed ducts. Consumer are more mindful than ever about energy use. Wasting energy because of a flaw in manufacturing is unacceptable. Not to mention the cost of repairs due to this flaw.

An independent PPI is required for the purchase of a DRV. The PDI is not geared for the consumer. A PDI is there only to catch issues the consumer will find and file a warranty claim on. I love DRV and the Orlando with the Flexroom. We are in the planning phases and leaning towards the 41FK model or Orlando. Only thing that is keeping me from Orlando is the lack of adequate storage/pantry space in the kitchen. The cabinets for dishes are so small and the pull out drawers for the pantry waste so much space. Other types of pull out drawers would be better as you could get two per door instead of one. If you had one more pantry there on the fridge wall, you might make it. You banged it outta the park with the 41FK model with the walk in pantry and all the storage in the kitchen, where most of the items you are taking with you are. But I sure wish I could marry the Flexroom of the Orlando with the storage and kitchen layout of the FK model.

"Reach out to us." .... HA! Three emails concerning different issues and topics were completely ignored. If you purchased your unit new or are under warranty you may get a response. I purchased my 2015 Houston in November 2019. After taking delivery in late January 2020 I had some questions and needed DRV specific parts. My emails went unanswered. Don't get me wrong I LOVE my unit. The manifold has been a trip saver more than once. Even the refrigerator has its own valve. A note for other Houston owner with a washer and dryer..... At some point after 2015 DRV added an internal vent in the wall next to the refrigerator to help prevent dryer overheating. If the dryer does overheat one, two, or three of the internal temp limiting fuses blow out. It wasn't until the third time the little costly to replace hi temp fuses blew that I realized the dryer overheating was due to a DRV design flaw, not a bad machine. I knew to keep the solid, not louvered, bifold doors concealing the washer and dryer open to limit heat build up. However doing so never prevented overheating. Armed with this I reached out to DRV to buy a cherry wood vent to prevent having to repair the dryer a fourth time. But.....like the prior inquiries, my request was ignored. At least they're consistent. If answering emails or calling customers back is too difficult, at the very least add a self serve parts catalog to the website. If a retail side of the website were available one simply orders the DRV specific parts and products they need without sending an email destined to be ignored. Lastly watch your slide roofs closely for screws piercing the membrane, loose screws on the interior windows flange (yes the wood moulding must be removed to snug - not tighten....snug...jist snug...the window screws. There is absolutely no need to add sealant around the exterior of the windows. They're frameless for a reason.), Leaks along the transition from the membrane to the walls in the slides (remove the trim, add butyl tape, and reinstall the trim. Mine was sealed along the top. However water was entering the ends of the trim, following the screw threads into the wall. This was the case for most of the trim and screws. There was no butyl found anywhere on the exterior of my unit. Because the unit is painted o know for a fact the screws had not been removed since the unit was painted at the factory. Nearly all of the screws were rusted.), and remove and reinstall all doors and panels using butyl to seal them. These doors, hatches, and panels move during travels and use. I find sealant fails on the big basement and outdoor entertainment center doors first. Like the transition trip, there was no butyl. There was no sealant to speak of on any of the exterior doors, hatches, access panels, or appliance panels. The refrigerator access hatch shifted so much that the edge of the rough cutout was exposed. The slide floor is rotting just under this hatch. The open cut end of the transition trjm on the bed slide resulted in the floor rotting. These issues should have been seen and fixed by the prior owners. They also should have been disclosed by the dealership who sold me the unit claiming it was free of damage, rot, and offending odors (the dealership charged me $2000 for a PPI that never occured. I am partly responsible for not noticing I didn't receive the inspection report prior to signing all of the purchase documents. Due to having pneumonia I was not present when the unit was delivered from the out of state dealership. As soon as I saw the first picture I knew I had been scammed. The slide toppers were missing. From this point on the issues began piling up. None of the issues, aside from ignored emails and the dryer cabinet design flaw, are on DRV. Litigation is pending with the fraudulent dealership. I can't name the scam artist dealership. All I can say is the Arizona based dealership claiming to be the number one pre-owned DRV dealership in the US cheated on taxes by submitting a 90 day residency permit on my behalf without my consent or knowledge, charged for services not tendered, charged for equipment not installed, stole equipment off of the unit (powered stairs, awning trim pieces, and the satellite receivers), installed used equipment claiming to be and charged as new, installed cheaper equipment than contracted, didn't install the equipment correctly (for example my furnace is inoperable after they incorrectly installed CheapHeat -blocked one chase and ripped the two other flex ducts= all heat remains in the basement), damaged new and existing parts and equipment while installing new equipment, horribly stained carpet, and they tried to clean with stained mattress with a Bissell...etc... Etc... The unit arrived over 6 weeks late. A week after delivery I was finally able to get in the unit. The carpet and mattress were drenched. As a result of being wet for so long the stench of vinegar had set in. They're destroyed. The owners of this dealership were previously in the classic car business before going bust after reportedly cheating customers. Avoid the self proclaimed #1 Pre-owned DRV dealership located in Arizona. Nothing they installed was properly completed. The simple job of installing the step above stairs was botched. The door won't close all the way.

@@DRVLuxurySuitesI'm sorry..... But no... I am not going to hunt you down Absolutely not. DRV customers should not have to chase you all down after submitting a request as directed on website. Your assertion that I should do so is a total copout, insulting, and infuriating. I submitted a new request for parts and service as directed by the DRV website over a month ago and still have not been contacted. What is the point of a messaging service on the website if nobody bothers to respond? If you all are too damn lazy to respond to current owners submitting requests, once again - as directed on your website, then outsource this work. Otherwise you risk not only pissing us off, but alienating current DRV owners.....to the point they're ready to buy their next unit from RiverStone, Luxe, or Redwood. DRV is not the only player in the luxury market. I would bet my unit new unit sales inquiry messages are answered within hours. Hell I receive unsolicited marketing spam within hours of submitting a request. Track down my emails/website messages to address my questions, issues, and fulfill my parts request without further delay or insult! All of my personal information and the vin for this, my third DRV - second Houston, are included in those emails/website messages as directed. Good day!

@DBC yes its $275k and the truck needed to haul is roughly $100k so high end estimate close to $400k to own this. That is factoring insurance and other costs. Limited customization/options available as it was already at the lot. You are free to do as you please with customizing after you purchase.
