I'm from LA, CA and invest in the Midwest also brotha! Another Big-ticket item, to include that's apart of those top 5 is the foundation! Sometimes there are things going on with foundation that your experience, let alone the inspector can't see. You may need a surveyor! By then the property wouldn't be worth the purchase nor headache! Just my 2 cents!
