I appreciate your comment, Cory. However, I disagree. In my opinion, a REALTOR who can successfully sell a $1 million property is at the top of their game. These REALTORS are highly skilled and have undergone extensive training in contract negotiation. If I were the seller of such a valuable property, I would want only the best REALTOR to represent me. There is too much money at stake to take any chances. Moreover, selling a $1 million property requires more advanced marketing strategies and networking efforts compared to selling a $500,000 property. It's important to understand that you get what you pay for when hiring professionals.

Let’s say half the price of a steak Why am I obliged to tip on the price not the service ? Service is equal !!!! And in my area of nyc….. the agents don’t do extensive training , it’s just a little luck on nailing a listing and who you know !!!

The real problem is that the buyer's agent is incentivized to seek a higher price for the property since his commission comes as a percent of the price.

I understand your point @drewpamon. However, it's important to keep in mind that a buyer's agent is legally required to represent the "buyer's best interests," otherwise, they could risk losing their license. Most agents wouldn't want to jeopardize their careers for just a few hundred dollars. But, if you're still worried that a buyer's agent may be incentivized to seek the highest price, getting an appraisal can act like an insurance policy, ensuring that the buyer doesn't end up paying more than the market value. Ultimately, both agents are only compensated after a successful close, so their real motivation should be to find a win-win solution that results in a successful transaction in which the buyer and seller are satisfied. It's always advised to interview a professional agent before hiring them to represent you.

Georgia is a lovely state with great weather! But people in big cities not that friendly. Smaller towns maybe differ. Lots of melting pot or differ cultures here. Yes they like sports, artsy crew is here too and great concerts. Traffic is worse here than Los Angeles. Drivers are worse and lots of them have road rage
