I don't like modern homes but this one is stunning. It doesn't seem like 6,000sf it seems bigger but yet still small and quaint. Stunning family unit. Lake is Chef's kiss 💋

Essentially, housing affordability was better in 2012 - 2016 and is now improving since post pandemic. Sounds like a win? Lower property tax, lower insurance rates, more disposable capital to be spent in the central Florida’s economy.

Hey, I'm Mike the average debt slave American. Nice channel. Trying to learn what I can from you to make informed cash-flowing investment decisions. I'm young and have no assets so I'm working towards this with my life savings while living terribly and paycheck to paycheck. What I'm finding is that most brokers just wanna sell you a house. You bring up investment techniques, llc, 1031 exchanges, fourplex renting, etc and the brokers freeze up.

I live in Bradenton Florida well I live in a suburb of Bradenton it's called Ellenton and we are wanting to get out more East towards wauchula or Arcadia and I was looking at some homes online today and it seems like prices their have gone down pretty substantially I'm wondering if I shouldn't go ahead and make the move because I rent and I live in a 50 and up and I'm not happy here at all and I'm just wondering if I shouldn't go ahead and make the move?

The always “buy now” agent cheerleaders are saying that it’s no longer prime buying season in FL. No worries…..it’s just not buying season. And I can’t speak for FL, but if the kids are out of school as most will be for at least another month, it’s time to move.

I made few offers this year to buy in winter garden Florida. My offers were rejected because I gave $20k less than listing price and my mortgage would be close to $4,500/month and not taking into consideration next years tax increase once the city does the new assessment from the higher purchase price. I heard a lot about companies laying off people but I thought wasn’t going to be affected since I work in MA as a dental hygienist and my job is high demand! My company did not lay me off but cut my hours to 2 days a week instead a cr my benefits! I can easily find another high paying job here, but if this is happening in Massachusetts imagine what is coming to Florida and Texas! So I am waiting a little scared now because I know Winter is coming.

Question. On assumable mortgages which have the beautiful 2 to 3% interest rates from Trump Era, can a veteran use to no down payment va program on assumable mortgage? Do u recommend looking for assumable mortgages to take advantage of the low interest rate mortgages so u can get more home for the money? Thanks. Love your channel and content.

Yes. VA eligible can assume VA.. FHA too.. there are websites dedicated to showing these listings. Keep in mind tho you will need to bring a bunch of money to the closing to do this as the seller will likely be asking way more than their loan balance since the house likely appreciated.. fl has lol low wages like the rest of the south... but everything rent/electricity/ property taxes/ gas/ food... is much more expensive than those other bastions of poverty/slave wages known as the southern states...

worst traffic i have EVER experienced was in kissimmee, in the evening, on 192. it makes the i-4 seem tame. it's so busy that the wal marts don't bother to stock the shelves on items that move quickly. they just pull the pallets onto the floor, because there are so many people in the stores. kissimmee definitely seems to be lower-mid income, based on stores, homes, etc. there are tons and tons of vacation properties, condos, etc. SO, i would imagine it will be more affordable, and i would imagine that there are going to be some hidden gems, if you are looking to either do a revamp or a tear-down and build

Kissimmee has ridiculous traffic problems. It runs through the heart of the theme park district, and all of the employees of the parks + the tourists + the locals who are just trying to GET TO THE DAMN TACO BELL FOR SOME FREAKING BAJA BLAST OMG. So, if you can get past that, you'll be Ok. I still don't feel comfortable travelling down 192 at night, particularly closer to the heart of Kissimmee, but other than that you're golden.

Thank you for this video! As a resident in that St. Nona corridor (34771) I am excited about the growth potential. Quick question, would you happen to know about 'The Ranch' off Jones road and its progress? The county purchased that land and intends on creating a recreational park but I cannot seem to find any updates on it. Thanks again for the video!

Ive been researching the 34772 area. The rise in inventory looks like its driven by conversion from rural to residential. Lots of brand new, well located properties. Rising inventory can bump up days on markey +11% until the new price point is reached. Anyone else see any trends?

Good point! I will address this in a few weeks when we get July numbers for the area.. I will say tho it looks like a bunch of units hit this area 2013 to 2016 but post 2020 pretty flat.. will check some other sources tho.. thanks for watching!

@@mc4056 beautiful homes built in the early 2000s but schools are below level the middle school and high school are c and d schools. Elementary is great tho. The traffic is terrible.

Yep the price crash will be worse than 2008 because literally the entirety of the math is worse than pre-2008 with zero exceptions. Looking at inventory levels explode past pre-covid levels in the past 6 months has been wild, but now we're also getting the rapid uptick in unemployment. I got a home in FL in 2009 for 65% off of 2007 values. The math is so much worse than 2007 it' not even comparable. People falsely regurgitate the talking point that subprime loans and ARMs caused the crash last time, when in fact all they did was create artificial demand and fuel a bubble from 2005-2007 leading to the median priced home being 4.9X the median income. Today, it's "free" money that caused the artificial demand from 2020-2022 and now the median priced home is 6.8X the median income AND your home and auto insurance, electric bill, water bill, and groceries, vehicle price and maintenance all went up 40% simultaneously for the first time in US history. This will be a recession on pure, unprecedented overleverage of the bottom 85% of earners from all angles as unemployment rockets past 2009's 10% peak we saw.
