These landlords raising rent to keep blacks out there neighborhoods simple as that i never had and eviction or have a record and was lied to my face they had no openings. It can be disheartening, but I truly believe that where there's a will there's a way. It may mean reducing expectations of what your first property is if you want to stay in Miami. i.e. if you wanted a 3 bedroom/2 bath before, maybe it's time to consider 2 bedrooms and make a plan for working up to the 3 bed after a couple of years. Or maybe someone wanted a single-family home before but now the best option is to get into a condo, build equity, then turn it into a rental after a year or two so they can increase their income to buy a single-family. There are plenty of ways to get creative - reach out and I'd be glad to help.

That's certainly always a possibility. If you mean in reference to prices softening, I believe it's more of a factor of the drastic increase in inventory over the last couple of years and continued fairly stable demand.

Accurate statistics and information is definitely needed! I’m still stuck on that $20-$25 grand HOA fees for condos on Collins, Ocean Drive, or around the bay. That is huge! Thank you for all these videos! Miami is definitely a great place to invest!

Great info! Working BB agreements will be interesting to say the least. In the past, any BB that is breached, i.e., if a buyer signs with multiple agents or simply buys without their contracted agent, judges simply ask if they knew what they were signing. If they say no, the agreement is thrown out. I wonder if that changes moving forward...

I have been fuming over this!!! What IDIOTS! They never heard of the old saying if it's not broke , don't fix it! I agree with everything you've said, but I find it debatable about the appraisals and if there is commission or not. NAR should have NOT settled!! I lost faith in them 19 years ago. The hedge funds are also flipping houses now. They over pay for em, slap lipstick on a pig, and sell em for very little profit and turn em in volume! Just to have their money doing something and not sitting idle on the stock market. My roofer told me this, a friend of his is contracting with the hedge funds doing the flips/construction in Nashville.

I have seen that most listings are sold in great numbers to investors who rent them right away. The normal home buyer can not compete!

Statistically speaking “most listings” are not sold to investors. The percentage is around 25-30% at any given time, which is definitely high. Also, certain neighborhoods are even more investor heavy than others. I do agree 1,000% that it’s gotten exponentially more difficult for regular homebuyers. Although investors are only one dynamic causing that phenomenon, it’s certainly a monumental challenge for lower income and first-time buyers to compete. This will also be made worse if the proposed NAR commission settlement goes through. It’s tough times out here. If it can be done, though, I can show you the way and help craft a plan specific to your situation. 💯🙌

Do you have an analysis for broward county for sfh? I ask as the average price is 600k in Miami dade as per your chart. Is it for 2 b or 3 b sfh? And which safe areas would have something in this range?

Hi Pranav! I've done Broward SFH analysis in the past but will need to make an updated one for sure. As for *median* sale price of Miami, this is for all bedroom counts. I go into more granular detail with individual clients regarding bed/bath counts and different areas, but with KZfaq it's got to be a wider appeal for the videos to find anyone. As to your last question, there are tons of great areas such as Tamiami, Hialeah, North Miami, etc. Best thing to do is reach out to me directly, we can have a discussion about exactly what you're looking for, and then go from there. Jake - how much of this inventory increase for this category is due to general price increases across the board in Miami vs a sign of oversupply in the market?

Hi Jaywest, great question. There's definitely an impact of price increases and therefore more properties qualify as being in the luxury range. There are also just a ton more developers building in the luxury range compared to years past as more wealthy individuals are moving to SoFlo since the pandemic. With Lux SFH sales increasing 32% YoY and Lux Condos pretty much staying flat on sales, I wouldn't say we're in an oversupply situation, at least not yet. At some point, probably soon, I'll reassess what that threshold for luxury is and adjust my videos accordingly. "Luxury" is generally considered the top 5-10% of sales in a market. Since we have such a robust Luxury market here I go with that 10%.

My pleasure. Thanks for watching! Unfortunately, I don't think downward price pressure on condos is going to hurt SFH prices. If anything it's the opposite. There will be some people who are fed up with condo maintenance fee increases and are likely to look at SFHs with no HOA as an alternative creating more demand in the space. Also, there is way, way more supply of condos than SFHs, and the rate of new builds for condos far outpaces the SFH new construction rate. One thing that is not helping those condo sales are the $2,500 HOA fees monthly 😮 I appreciate these videos and information . Kinda concerned about the market there in the coming months .

100% agreed on those condo maintenance fees. Insurance and lack of reserves are throwing some of those way out of whack with what people can afford. I'm definitely more concerned about the condo market than Single-family, but insurance rates need to come down across the board or it could start to impact the SFH market as well if rates stay high. It's a big mess, Ronnie! haha
