Have to say, Kohler has a great idea with their Soft Close lid, but I'm on my 3rd one and can't get 3 years out of any of these. Getting to be to expensive to keep purchasing. Hopefully someone may come out with "How to fix your broken Soft Close lid".........this would truly be great. May just dissect my current broken one to see what makes it tick.

We live in fl so I’m curious how long would you expect them to last with sunlight on them all the time? I know that tires and window seals don’t last on cars here.

I did a porch similar to this around 30 years ago and the only reason I had to take up the tile was I used Slate that was flaking... when I took up the tile the joists and posts were like new and I had built the porch 12" on center and 10" joists and it is a small porch approx 5ft x 6ft... what I did was exterior plywood/cement board and thin-set the tile down... Had some rot because of the tile choice... What I did this time... Exterior Plywood/ Vinyl Shower pan liner/Wonderboard/Modified Thin-set with High Flex/Large 2ft x 2ft x 3/4" thick Paver Porcelain Tiles...
