Cartridge filters are silly and a subscription. A sand tank with the newer glass beads is far superior and cheaper in the long run compared to most cartridges and as good as diatomaceous earth these days.

If it doesn’t have a 12’ deep section your pool is a lie and an affront to everything decent and remarkable about humanity. Also “zero entry” is cooler than the shelf, and safer, that way you (being the cool kids) can enjoy your 6” section and your plebeian neighbors can pretend to enjoy the 8-12” section.

I redid my pool 3 years ago. The pool was 30 years old and the plaster was past due a remodel. The changes added were pearl plaster, new filter, new concrete deck, a cleaning line, autofill, and glass tile borders on steps. These changes were standard, but did add to the cost. I didn’t try to alter the design because they add thousands to the budget. I wanted to widen some sitting shelves, but the contractor said they cost thousands more so I passed on them. No regrets. The only regret is not adding a turtle mosaic that I saw in a tile store.

Other than paint, colours , sinks and how 'gorgeous' the house looks... we'd be much interested on overall walk through better than the talk, you know, to understand atleast the house plan.. 😂

Not really loving the Camelot design, features and finishing. I'm surprised. Maybe it's the staging. It's nice...but the finishing and craftsmanship in the David Weekley and Toll Brother's homes, especially around the Story Rock Community feels superior. You get a lot with those homes for 1.8-2.5 million. Thanks for the walk-through.

We toured this today. The model home they show here is around 1.6m. The master closet isn’t even an available option. Great location but seems any home will be well over 1m. Also, 100k premium lot fee on this one. Quality wise, the homes seem pretty nicely built. All homes come with no landscaping and no pool as well so you would need to build them your own.

We left AZ a couple months ago after buying & living in Maricopa for 3+ years...too many reasons why. The State has some awesome history and places of interest, but it's a scary place to live...especially in Maricopa.

Check out The Optima Sonoran Ranch, I lived in a 1550 sq ft 3 bedroom condo on the top floor, paid $1478 a month in the 9 years I lived there, would probably be $4,000 - $5,000 a month now equivalent to $15,000 in many places in California

Our local pool guy said a shelf is a waste of $$. You pay by the same per sq/ft, whether it's 6", 3 " feet, or 7 feet deep.

Just personal opinion but the "shelf" stuff seems like a massive waste of space. Why do people want to sit chairs in the pool? Just odd. Also, slides and water features almost always look ugly to me. Even this supposed "modern" style looks ugly and dated to me. I would not want that. The only thing I'd ever consider is an actual natural waterfall with real stones. And no, I want a real deep end to dive. 9' deep end. Then again we have a much larger pool then that.
