Yes I’m aware of the other small community that is 55 plus but Cresswind is definitely apart of the ponds especially since the owners in Cresswind are allowed to use the Ponds amenities but the Ponds owners are not allowed to use Cresswind amenities. Yes you are right is actually called Cresswind Charleston but it is inside the ponds so most people are going to relate it as part of the ponds. Part of the HOA the Cresswind owners pay goes towards the ponds if I remember correctly. When you search for a home on the MLS Cresswind homes are under the subsection of Cresswind and the subdivision of The Ponds. I’m assuming the big pond/lake is not going away so I don’t think the entire view is going away. But it’s ok I think the video portrayed a great look of the community. I’m sorry that it wasn’t up to your standards but we appreciate you watching so I hope you have an amazing year - Mark

the buyers agency will affect all sales. Luckily we have been told by many of our builders they will continue co-operative commissions though that will allow our compensation to be paid by them but it will still require all the paperwork up front. Not an issue though at all and we can talk through it all with you for sure

I would have to check but my gut is saying metal roofs are not allowed in 4 seasons. Hardy Board is an option in Four Seasons and its around $25k more than the vinyl.

Hi @llett681 - yes they allow the black aluminum rot iron looking homes and del webb nexton does allow small pools as long as the lot is right for it of course. -Mark

Its a builder that goes by AMH. It was initially built for a rental community but the town denied it as rentals so it was a private builder not a national name.

Hey Ron - HOA is $312 per quarter with internet and cable included through 2026 which could be extended. These homes are very efficient so I know it would be cheaper than my home built 7 years ago. My guess would be under $200 a month for electric, $80 for water and sewer, about $40 for gas.

Not sure what this was in reference too sorry. Every community will be different but we have been seeing homes sit for some time in some areas lately

85% of the homes here have Vinyl so it is a lot thicker than was in past, sometimes you do still have to replace pieces but overall maintence is way less with just a power wash
