Besure to keep all the glass and filters and other parts of the glass screen in the proper order. I would have put both sides of the backlight in to keep the light shape and brightness the same and save the old one for a back-up.

Best video on Mitsubishi heat pumps.... I had a major leak after remodeling with demolition and drywalling. Fan was all caked akd the drain tube plugged so AC condensation would not drain. I had the entire unit pulled apart by following the video... Cleaned out my drain tube with a copper ground wire to unplug it. Thanks

The scope of this video is to fix a clogged drain pipe to stop leaking. A full cleaning is recommended annually or more frequently depending on usage and exposure to dusty environment. This might correct your issue.

I would like to say I have watch every video you put out. But. I was wondering if you have or will you put together a video of unwise products used, wear and tear issues, high maintenance upkeep you changed your mind and changed and outside of house mold/moss and cracks. Examples I have seen you replace. Deck rails. Garage door. Tree removal. Etc

hi James, great vid and drone shot, huge lot for sure and looks a great spot too. Just a quick 2 questions - are there many lots left?? I have a year to go before retirement and looking to move to the Batangas region as my partner's family live around Tuy, so not quite in a position to do anything yet. Second question, is there good public transport back to Manila from the Estates or Lipa itself?? Driving 'into' Manila is not something i'd like to do but to get in for a visit etc is still fun. cheers, appreciate all you do for your community there ;-)

Originally didn't have a pool in design and was thinking to do it later, but then decided it would be much easier to excavate during construction than later, so cost depends on when you add a pool and how easy/disruptive it is likely to be.

A rural area will be a lot different price than in a sub division and is a great thing to consider. I would do some research on living in the province vs a gated community.

Beware of building in a rural provincial areas. Think about it, most of the places are far from a decent size city where you can get building materials. Also, if you decide to build close to where her family lives, your newly built home will become the hangout spot. Not to mention if you have aircon throughout the house, the family members will be there 24/7

Wow, What a beautiful home. Very well designed, everything seems to flow. Love the dining room large windows, what a great place. Our kitchen also came from China. Being in Isabela we have a huge termite problem so decided to go with solid granite bases and stainless steel wall cupboards, all with coloured glass doors. Functional, but I must say their wood looks awesome.

The cabinets made these days come from factories in China where they are made of wood or fiberboard and coated with a laminate or finish that seals the wood offering termite resistance.

@@morrishooks7536hi, aside from the cabinets imported from China (wood with melamine/ laminate finish), you can also consider aluminum kitchen cabinets if you're concerned abt termites. Aluminum cabinets are used by many Filipino contractors nowadays.

We used Manila Forwarder, door to door service i.e. they load and unload the container truck from starting point to end address. The company was excellent and great communication throughout, which is critical when dealing with multiple steps. They also handled all the balikbayan return import and tax exemptions. They have offices in US and Philippines that helped us throughout

Thanks for the feedback! There are many modern houses build here in the glass and metal angular design type. We didn't want full mediterranean style but a modern version of it. We like the earthy tones of browns and greens.

Amazed at the designing minds. Always impressed. One thing that concerns me is aging knees, ankle, hips, back, all over body area that stairs are going to have an impact on. Turned 60 nineteen days ago and having worked body breaking jobs my whole life. I’ve never lived in a multi floor home. Already looking into remodeling the master bath here to a walking shower and bigger than the elbow banging space I have now. Would really like to move out of here in California and start fresh.

I have exactly the same problem. Ex mechanic, hips, knees and back all U/S. The wife wanted two Storeys, but I dug my heels in, and we build a bungalow. Takes up more space, but everything is on a single level. Now it's finished she is very happy.

Considered this way before the build. Decided on bungalow but with a twist. We have short stairs to the split level, and the only other stairs is the garage basement. This is also reachable from the outside down the sloped driveway. The front is a walk up and does have stairs to the porch, but side entrance does not.

The furnitures, like the chi pan, living room set, bedroom sets, tv sets, etc. did he buy them in the US, did he buy container to ship them, may I know much was the shipping of all the entire furnitures. I’m asking because I am thinking of bringing my furnitures when I go home to retire in Manila, God willing.

The 40ft container is rented and we used Manila Forwarder to handle shipping from US trucking to port, to ship and tracking vessel, to port customs in Philippines, to trucking to the house. A 20ft would cost less, but not half as much. We did not have to pay customs and taxes as per the exemptions allowed
