People dismiss the importance of advisors until they are burned by their own emotions. I remember a couple of summers ago, following my lengthy divorce, I needed a good boost to assist my business stay alive, so I looked for qualified consultants and came across someone with the highest qualifications. saying you are the manager and not the owner while actually being the owner is LYING. It is a deception tactic and I don't believe it is morally justified. You are teaching us to be liars. I'll find someone to learn from that doesn't teach that abominable stuff like you.

you say do 3 year leases but couldn't that lock you in with a bad tenant for even longer and cause more headaches then and backfire? Some say do monthly leases so you can escape bad situations fast! If you are a great landlord, won't they just renew every time lease expires and it also gives you chance to raise rent as market rises and inflation rises this way. If lease is longer you are stuck at rent of signing. You seem to suggest that when lease expires they move out as a rule. Why must they move out if they like it there? Isn't our job to make them never want to leave?

Was looking at houses online. One place, about $2 million home, 6000 sq ft +. Loved the home but not the mess. Trash everywhere, huge stains on carpets - I hate carpets anyways, holes in the wall, etc. Nasty and very expensive to fix up. So yeah not just the poor who trash homes, nor just renters. My old boss, not rich but well into upper income, his house a real nice one, was always messy.

Love the idea of a guest handbook. At the moment, I am also making a series of short videos for a watchable playlist for guests as well. Its unlisted at the moment until I can make sure there is no personal or sensitive info recorded that I don't want online. You could even name your playlist 'guest handbook' or something similar. 😁

I am so happy to see this video. Good for her for utilizing her home and making it an asset (not a liability like some investors call it-I won't name names [RK]) have family members who are all against the idea of 'letting some stranger in your home', yet don't have financial security. most folks in my family are killing themselves working working working. overtime is the default, without consideration of other ways to utilize what you already have aka making your home work for you. It is a big jump from having your personal space to managing a shared space, but everything in life is a trade-off. I'm happy with the decision I made to open my home to renting. Its all about how you vet your people. Be smart about it and it can work for you!

How do you go about putting a house in a trust when I tried talking to the people at the bank about it they acted as if they didn’t know what I was talking about.

OK, when we xfer houses we own into a Trust, we do NOT get anybody's permission. The bank does NOT even need to know what you're doing. I've done it several times in the past and no issues. We must remember, the person on the phone at the bank is paid to do one thing, service the payment. So, anything outside that box isn't going to be met w/ good will. How do you justify loosing multiple months of rent (possibly thousands of $'s) against $150 of yard clearing? It takes a while to find and onboard a new Section 8 tenant?
