Hello, how often do you clean (wash) the mop head for a general area and how often do you clean (wash) the mop head for the bathroom? Do you wash with bleach or just detergent?

Solo cleaner, went for a walk thru with a potential client, I do comercial cleaning, so I had an idea about the time it would take me, so when I offered the price it was below the actual clenaing company but not low enough for him. We were not a fit, does not matter that the cleaners he has now are not doing their job right, he wanted the cheapest possible,legal invoicing and...it was a good experience for me. Hello there's a few things that are not being done right here. Let me explain what is better. 1. You don't want to use microfiber rags period, you want to use paper towels. You cannot reuse paper towels, you use them once that's why it's always clean from top to bottom with one time only which is paper and then throw them away. Using microfiber rags means you're going to have to use them on something else again, again and again because washing them, It's just a waste of time and money and using microfiber cloths over and over again from toilet to toilet is simply unsanitary. Also microfiber cloths don't completely dry the services. Paper towels are cheapest and are the most sanitary thing to use on every single toilet, no matter what. 2. You're using too many disinfectants. Focus on one disinfectant that will do the job. There are several disinfectants out there that will kill anything within 30 seconds especially new covid protocol chemicals that are set to work and have a very short kill time. Spray the area step back for a few seconds let the mist go away and start to clean from top to bottom. If you're using heavy disinfectants or anything in general you're going to want to wear a n95 mask to avoid breathing anything. 3. The johnny mop you're using does not have a plate cover to drain the liquid to the bowl. You don't want to use a johnny mop without any drain cover because you can't drain the bowl cleaner back in toilet. You want to have something where you can drain it back into the toilet after cleaning and then place it back into your johnny mop container such as in a janitors caddy. 4. Don't overspray because you're wasting chemicals, you can get done with far less and still clean the bowl spotless. 5. Also besides cleaning the bowl you want to make sure that the toilet seat is not loose where you need to tighten it. A lot of times people will sit on toilet seats and they get loose over time. The people that noticed that are normally the janitors so they should see fit to secure the toilet seat is not loose. You can include that in your janitorial if you want to charge more that's up to anybody that wants to put that in the bid I'm just making suggestion.

We prefer microfiber over paper towels, but the choice is yours. When you service as many accounts as we do, microfiber is much more cost effective. Microfiber does a better job at cleaning, especially if you color code them so only one color is used for toilets (like we do) to prevent cross contamination and you launder them correctly. We only use one disinfectant. The product going in the bowl is an acid cleaner to prevent hard water stains and mineral build up. If the seat is loose, we 100% agree that it should be tightened. This can be done yourself or a request should be put in to the building's property management/maintenance. Thanks for watching!

We used specialized commercial cleaning product from Waxie Sanitary Supply. These products come concentrated so we use their dilution station as well. Using a dilution station means consistent dilution and less waste overall.

We use that container to store clean microfiber, but it could be used as a trash. It is a lot smaller than a barrel and needs to be emptied more frequently though.

@@OctoClean I don’t like using it for a trash personally either. I stick a small cardboard box in the bottom making a shelf and I’ll stick rags and extra trash bags in there. Since the box I use is on its side, I can unzip the bag and store stuff in there too. Either that or I put my paper towels in there and throw clean rags in a mesh bag that sits on top of the paper towels.

I have been in the residential cleaning industry for 5 years and have a few small offices currently. I feel lead to branch into commercial, schools more specifically. We have a great training program for residential and I feel we could defiantly provide proper training in the commercial. Should I create a new brand and separate out the two companies?

Hi, there! It isn't 100% necessary to brand and separate the two companies, but you definitely want to make sure that your website, socials, and Google profile speak to both clients. Especially the homepage of your site. You will also want pages for the industries that you serve and what commercial services you offer.

Thank you sir for this lesson. Super glad to watch because I truly had no ideas there was such a thing as 'a closer". I don't know much about sales either ( I only know how to clean well) but I am glad that I get to learn the difference before I go out looking and sounding like a fool. My husband and I are starting a cleaning business in New Zealand soon and when I heard you spoke about pain and being able to let the potential customer speak, I taught how glad I am to have a husband that can shut up and listen to people. I am more of a talker and I can see how I can end up being a seller and not a closer. If, we don't close a deal after all these informations I just typed out, word for word too then something is totally off haha but anyways thank you again sir.

Thank you for linking this video to my question on your other video. I bought a Waxie dust mop at a 2nd hand store, that was outside during a monsoon storm. It was sopping wet. I took it home & couldn't figure out how to remove it to wash it in the washing machine. So thank you for this video. 😊

a toilet handle can have up to 83 bacteria per square inch, and sometimes as much as the floor if people flush with their foot. So it technically is one of, if not, the dirtiest part of a toilet 😉

I use a non toxic degreeser and surface cleaner with 1 to ten measurements. I dont want anything to strong for just residential driveways and side walks with children and in michigan i cant guarantee to pressure out every piece of grass in the concrete with out excess water licensing. 😂
