I’m not a realtor but I am a Consultant in the tech space and you are right on point! I have met some very rude, arrogant, aggressive listing agents I can tell they just want a fast sale and not listening to me and don’t even provide all the data in homes sales etc to help me make an informed decision! They think I will just hire them for their opinions 😅 I tell them I work in the engineering space and I’m an experienced home seller/buyer I say this so they know not to play games with me! Yet I see many not listening to what I just told them and they expect to get my business! Sorry I’m not giving thousands of dollars to a rude arrogant commission hungry loser 😅! I do not hire vultures, I always hire the person with the best personality and who isn’t hiding the data from me when I ask for it! I ask for market sales reports and instead she wants to have a “talk” 😅!! I just move on to interview another agent like I’m looking to hire the best employee for my business! I do not want to work with an overly anxious and rude person for months until my house sells!

geez At a 2% cap rate each dollar increase of NOI results in a $50 increase in value. Tyler foolishly targets 12% cap rates which mean that a $1 increase in NOI only results in an increase in value of $8.33!!!! That is poor investing. I thnk he is a scammer because he scrubs any comments that call him out. If he knew what he was talking about he would be open to discussion and be able to make his point.

What you’re neglecting to recognize is that at a 2% CAP you’re bleeding money. With interest rates where they’re at, anything less than a 5-6% CAP rate are going to bleed unless they’re all cash investments or low leverage. Furthermore, 2% CAP means your cash would make 2-3x more money sitting in a high yield savings. Yes, lower cap means higher resale, but the cash flows are horrible. Most investors would not be able to hold a large portfolio that cash flows negatively….

@@RealDannyGould There is a reason investors are buying at a 2% cap rate. It means there is high demand for that NOI. Sure you have to be smart enough to account for cash flow for the initial investment but when you have high rent growth that will more tha cover the untial negative cash flow. If you need the rent money to cover your cable bill then you are just priced out of these hghy profitable markets.

A cap rate is not a return metric. They come from an income approach to value called direct capitalization. They tell you what an investor has paid for NOI.

Only hope for this space is commercial real estate conversion. Thinking that we will return to the office is hilarious if any one thinks companies ever will at scale. It's not going back. Recovery won't return by 2025 it will only start levelling out around that time. I don't know why anybody thinks that it would "recover". I think commercial real estate in the towns and suburbs that people in corporate America go to will do slightly better than usual but most companies will switch to mostly online selling models. We're moving faster toward a digital first economy and away from in person sales.

Yes - conversions are a possibility. But it really depends - for example converting office to apartments or hotels is incredibly expensive. The utility infrastructure for an office is completely different than dwelling units - which essentially means you tear everything out minus the four walls and ceiling. I’ve talked to many contractors that have done this sort of job who claim it would’ve been easier (and cheaper) to demo the whole building and start fresh. Going to get ugly….
