Suggesting a topic. Can we discuss the most effective way to utilise Residential equity to purchase commercial, a lot of people don't really specify on when to use it and when to let it sit to reduce hold costs ect. And just general conversation around Balancing your portfolio with the equity from resi pumped into commy. I Think some real life examples based on recent purchases (from rethink) and an explanation on how and why it would fit could be a great conversation to have. Just some theoretical examples with real life purchases as a display.

Hate to be a downer but what is not mentioned is WHEN he bought these properties access to lending was much easier than it is today due to lower rates. Huseyin states that people on half his wage could do half of what he's done, I'm here to tell you that anyone on $90K per annum income cannot accumulate much more than 1 or 2 properties with the current rate environment. I'm willing to be he accumulated all of the properties prior to any interest rate rises AND likely has a partner he purchased with (additional income) I get you guys like to point out 1 property per month over 7 months but it's just not realistic anymore. I wish you were more honest about the finance bit...

So sorry to hear this. I met him at an expo and he shared some great advice without any commitment- that’s who he was. He wanted to help. Later we used Steve and the Right property group and we bought a good property having rejecting a couple. It was clear it has to be the right property. He was a nice guy and fun to work with. Whenever there is a crisis it’s always about what the general public should do to solve the problem, rather than addressing the actual problem, which is corporate greed and governments incompetence. So many housing infrastructure project are given to these mega companies with unproven ideas which shoot’s up the property prices in these area making it impossible for others to afford. Government should ramp up processing times to build new houses. But NO, people please vacate your houses, make space for new people !! We will keep doing what we do best, exploit you.

@SimonLoo 40:45 $170k, is not wealthy!!!?!?! WTF??? That's almost triple the median annual salary. TRIPLE! And it's in the top 10% of all Australians. I'm not discreditating Matt's work ethic. But you need to be realistic about his earnings in comparison to the other 90% of the populaition, and the 50% that earn less than about $65,000 per year or less.

What makes you so sure rates are coming down and whether we are at the top of rate cycle? US economy is still red hot and US fed not ready to start considering cutting where Australia rates are still very behind US by 1%. RBA term funding facility is done so even if RBA chickens out and lowers by a measly 50bp our banks won't be happy to "pass" on cheaper rates because they won't be getting the cheaper money, they are now sourcing some money from overseas at a higher cost. common sense telling me the only way RBA be lowering rates ahead of US if aus economy is falling off a cliff with unemployment going up which it is not as our polititians are happy cooking the unemployment and cpi numbers. At this stage, the 5.1% recession is already here, per capita, masked by Albonese mass immigration madness. If that stops, all bets are off for house prices.

I am writing this as I have used Rethink’s services to secure a property. The podcasts give an impression that clients talk directly to Scott which is not true. This would have been nice if offered. We end up being allocated to a buyers agent by the Rethink team and it would have been nicer if an option of a buyers agent within the list they have was discussed.

8 properties with $10 million in value in 3.5 years. Hmmmm yeah ok. Maybe possible if you are earning $2 million per year. So hes not making money from investing in property but using property to store cash.
