If the bond matures, they have to pay it. It's not like a loan where you pay the balance down the principal of a bond is all due at the end. Also our government doesn't pay down it's debt it just keeps growing it so our children and grand children can inherit the burden we are placing on them.

Well....writing the check assumes that you prinyed the money to write the check. If you collected the money through taxes and then paid it back, you arent increasing the money supply.

We don’t want to pay it all back, Nor can we pay it back because it’s due on particular future dates. The lender does not want to be paid early. Anyone who thinks we must pay off all the debt is an idiot who doesn’t understand what that debt is. Public debt is private people savings. If I buy a 10 year treasury bond, I don’t want to be paid back for 10 fucking years.

we already pay off our debt by money printing which = inflation... why do you think this monetary corpse still runs? only the world reserve currency can do this. every other entity would go bankrupt.. and when people refuse to feed the beast we will fall like many others have before

i think he is assuming that the fed would print the money to buy all the bonds and then forgive the debt. you are technically corrrect though, if the government paid off the debt by running a surplus it would in effect destroy money supply bc it would be taxing individuals who couldve spent the money in the real economy to pay mostly financial instituitions who were holding the debt as tier 1 capital that does not circulate in the real economy. Although im not sure how that would show up on m2.

@@danharmen5638 I don't think that enough information is given here to make any real claims which is my real issue here. If the government just printed the money to pay all the loans in affect the money supply should stay the same. but a lot of other things would case some real problems.

How come the auto industry, airlines and Bank bail outs dont create inflation? We haven't really seen much inflation just corporate greed, we need a windfall profits tax

That's a great idea if you want these companies to start increasing their prices for their products, because that's exactly what they'll do to cover the increased tax.

Because it all has to do with the supply and demand of dollars in the economy and how they're distributed. Covid .....now the dollars were distrubuted evenly throughout the entire country in hands of base consumers. 8 trillion. Hence devaluation of dollar/inflation. Also removed the 10% reserve requirement on banks and it's still 0 in 2024.

@@islandmank that’s the point of a windfall profit tax - they’ve increased their prices due to “inflation” so they are going to pay a tax on that excess profit because they padded their increase and saw record profits from that increase, so they will double-down and increase prices yet again to deal with the windfall tax, you think? Or is the intent with the windfall tax to de-incentivize the rent-seeking behavior in the first place? Corporations are out to make money, first and foremost. They do not have ethics. The governing board and executive leadership of corporations are supposed to make ethical choices, but it seems that the only ethics truly present is profit for shareholders. Maybe hold their feet to the fire, that the tax should be paid by the shareholders if corporate decisions were deemed to be windfall profit. We’ll see how long those boards remain in place.

@@andrewfellingham8388 Corperations and Govt's are not people, they are institutions. We would like them to have ethics and morality, but they usually don't (Lead in the Lunchables anyone?). Any tax imposed, they will find a way to get the consumer to pay for it. More taxes only hurts consumers, it has never benefited them. And any extra tax imposed will get written off with deductions. I agree with you that they should do the right thing, but that's why Jesus had to die on the cross. Humans constantly choose the wrong thing.

There are bi levels that are built with island basements completly on slab where the lower level is still completely "above grade". Given the GLA will me much more in a house like that than other bi levels, what's the next best comps to use?

You are so wrong, Our first home, the interest rate (1980s) was !2.63% and we were lucky to get that. With our tight financial situation we could hardly afford the $40,000 home we bought. Interest rate was top most on our minds.

Wow. That is crazy. Thanks for sharing. 1st time buyers rn have it hard. Don't get me wrong, you had it hard too with 10+ offers. Now there isn't the 10+ offers but just higher payments and more challenging to qualify. Interesting times for sure :)

It’s more insane than when I bought my house. I got in mine when interest was low, put a bid in on 10 houses, 15-20k over asking, people were paying over that, cash, and I lost all but one. I got in at 3.25%, today, it’s the same with houses being expensive, but the interest rates grew. My refinance is my father in-law, over 800 credit score, accountant, owns the business, his rate today on 450k, 6%, my score when I was at 3.25 was 700, his house he’s in now, that he had built is at 2%. Insanity.

You are 100% WRONG, Fannie Mae has NEVER allowed below grade to be counted as gross living area, EVER, NOTHING has changed.

ANSI Z765-2021 doesn't change how homes are appraised -- only how they are measured. The biggest change is rounding to the nearest tenth of a foot instead to the nearest foot. Below grade areas (basements) aren't supposed to be included in the GLA (gross living area) before or after the new ANSI standard. You still get credit for below grade areas just not as GLA (above grade finished sf) Nothing new... has been this way for many years.
