a little of everything.... I was last week in Hialeah meeting with a seller and he told me in his street, builders are offering some money to people to sell. So between lots, old warehouses/parking and old houses too.

Condo boards and associations have been kicking the can down the road for 30 years. It's time to pay the piper. If you cannot afford an extra $200/month in costs, maybe it's time to sell your condo and rent something cheaper with the proceeds?

Fees and prices keep being raised higher because of money spending for over doing , yard work, pool or anything else, tons of excuses to make spending seem good.

@SharonColon too much all one person has to do is a little research call or talk to a unit owner from each condo in the are to compare spending and hoa fees , because the law says that info is available upon request to a holder/each owner most will have a recipe statement from a hoa monthly fee anyways that could be easily emailed or snapshot and texted. Get info just to compare things if infront of a judge, of course repairs and such are different for each condo. Condo owners can actually get together and choose new management in fact use eachother to find the responsible hoe that may be willing to take over and add a condo to thier management. Owners can simply demand a change over, as majority. It's a crime for their to be a conflict of interest when a hoa uses money to fix the Inside of any unit or on anything not shared by all unit owners. Hoa can be charged money if contracts of spending are broken.

@@1978rayking It is indeed my friend. Too much for condo owners. I think at the end is to get educated, have professional consultations and really protect the condo owners best interest with meetings, etc.

@SharonColon true I was curious I asked a condo lawyer about cost just to start the process of having a law firm start the process of asking for the financial spending documents of my condo. Because I know these things are protected by law. My answer was 300 dollars, and I do the requesting with a letter stating I'm represented by the lawyer respectfully and these things are available to me with or without a lawyer thank you egc. I was instructed to save all and any documents and receipts before needing any more assistance.

Master insurance policies increasing by A LOT! Individual (HO-6) policies also increasing by A LOT. The 30-year inspection law requiring HOA fees to go up... Yes, there will be some people who cannot afford to keep their condos! Good info Sharon!

i sell "AS IS" i do not lower any prices . i rent it out if you can not sell it. i never play nice in selling . i played nice once on my first sale , i got burned . you got inflation and northern migration . sell in the millions not thousands.

you missed out some details . that trucking place - they want it as luxury apartments. there are also some market place called marc market place in one of those projects you listed. the other projects seem good and beneficial ; however, anything to do with luxury in hialeah is going to fail in that area. hiealeah is inland community . you want luxuary go to the coastal area. here in lee county . they build luxury homes and are empty . I left hialeah for larger acres and nicer homes . sad to see crime rising , traffic rising , electrical - utilities rising . sing the the song "do not cray for me hialeah" Please continue on reporting .

Property prices have increased everywhere Chris, not just in Doral. Nationally. Locally, 12% increase in Miami-Dade to be exact and 9% in Doral. However, Doral will continue to be a city that offers many things to its residents. Thanks for watching!

I despise visiting Miami. Your the most disgusting place I've ever been too .your airport is horrible and I think I should file a lawsuit. FO with your lousy beaches that are full of garbage and seaweed. So gross!! . My daughter loves it and makes me go. No it's gross (she sick in the head) the Spanish language that I hate.not the people the language barrier. It's difficult to communicate. Miami airport is the worst if ever been. Nobody helped me get downstairs. I'm disabled TSA cares and Spirit airlines abandoned me. Nobody could help me bcuz they all spoke Spanish. I hate Miami more than anyplace in the world. Unfortunately I've got to go back for my daughter. I'm going to open up a can of Whoop Ass on your lousy airport. I can't wait to bring justice to your shitty airport and how ill treated I was. You suck Miami ok. I hope I never have to visit again

Anyone thinking about moving here to FL must do their homework because if they move here without being aware of how Ron Desantis is turning this state into a police state where he takes away our rights more and more every day, those moving here are going to seriously regret that decision when they find out that free speech, books, math books, gay rights, abortion rights, voting rights and more are no longer accessible because of the dictator he is trying to become. I'm not trying to be political here, just informative. I have lived here all my life and my hubby and I are LEAVING this year because of Desantis. God help this country if he steals the election.

Miami has doubled and even tripled in price in less than 2 years. It is one of the main epicenters for flippers and investors hoarding homes. Jump in at your own risk. “Stability” after 100-200 appreciation in an area where every other house is now an Airbnb, long term rental, vacation home, or a flip will be a miracle.
