Bend suffers from jobs and careers that sustain such market values. I feel like so many states at this point are being "propped up" by capital equity flight from CA home sales and older folks selling and moving out of CA.

@@NoraLovesBendHomes the last thing America needs in any city is more "living" wage jobs. We need careers and "thriving" wage jobs. I have family that moved to Bend nearly 20yrs ago (....and yes, they sold their CA home and took the capital equity out of state) and apparently their property has gone up like 5-6x. That's completely unsustainable. There's not a single industry in America that is more broken than real estate.

@@NoraLovesBendHomes very true! Maybe healthcare as well! 😀 I love Bend. The first time I visited my family maybe 2008 I was ready to move there -- MTB, hiking, topography, Deschutes, arid weather. But couldn't afford it then, definitely can't afford it now.

I understand that! If we hadn't had a large down payment saved (from selling another home) and bought in 2018 before the crazy pandemic changed everything, we wouldn't have been able to afford a home here. We're stuck with the home we have! Can't afford to sell and buy a different one.

I always planned on retiring to central oregon (lived on west side of oregon my whole life) however my mom moved there and in her older years insurance became an issue. Clinics will not take straight Medicare and the advantage plans are becoming difficult at bend hospitals due to advantage denials of skilled nursing . I am healthy but for an aging adult it’s a scary place.

Getting a death certicate can be hard, especially if she deceased alone in her home and had not been seen by her regular doctor/practitioner. I having gone through this with my mother in California and I had to go through probate just to find out that I was the trustee (she had not bothered to let me or any family members know. Being a medical certifier myself (nurse practitioner), I was reached by a hospital nursing supervisor to sign a death certificate well after the due date, because I had gone off service by the time the patient passed and was requested by the funeral home to complete it. Good luck in the rest of your probate journey.

Hi @skibum1990! I'm sorry you had such a hard time when your Mom passed. Same situation, my sister died in the hospital and there were so many different Doctors that had seen her, then went off to another location....not around to sign the DC. In our case, we had to change the name of the Doctor and then get the new doctor to sign off! I'm thankful for those who actually CARE about helping and doing their jobs well!

I love Bend, but avoid the violent Republicans. I had a guy ram my truck (completely out of the blue) on the parkway for having a progressive sticker on my vehicle. Lapine, DRW, Redmond, etc. are downright scary. @@NoraLovesBendHomes

I think it’s wishful thinking to suggest interest rates will drop this year. Consider this, if inflation does get to 2% this summer, why would the fed want to suddenly decrease rates in response to that? In that scenario they risk inflation coming right back up. My guess is Jermone Powell will want to see inflation stay at 2% for quite some time and even then will likely keep rates steady rather than risk a reversal on inflation.

Yes, it's true, the Fed is being patient before lowering the Fed funds rate, but if you watch this video....kzfaq.info/get/bejne/iLCihJab1Zuckp8.htmlsi=Wkop1gg4zm5WG8xD You'll see that it's still LIKELY that they will cut the Fed funds rate sometime this year IF INFLATION stays low and they believe it will eventually reach the targeted 2%. Nothing is for sure and I don't pretend to be a finance expert. I hope Mortgage rates go down this year or at least early next year because it will make buying a home more affordable🏡 Thanks again for watching!

Absolutely going up. 710k price is based off December 2023 and January 2024 contracts. If DOM almost was cut in half in a month guess what...up up up.

YES! the $710k is the median price of SF homes CLOSED in February, probably went PENDING in December or January. That's why I like to look at current PENDING info, although we can't know the final price until the close🙁 Thanks for watching!

As always great advice. I finally got a greenhouse and thanks to so many sunny days in Bend my garden boomed. I had all my starts in the greenhouse and transplanted everything to my outside garden with the benefit of a 5-6 week head start on the growing season.

You also can’t purchase snow rated tires after October either. I use Hakkapelita non-studded tires w/AWD. I found out the hard way after having a flat on I-5 in March and could not find replacements a couple of years ago.

Yes, there are many statewide decisions that affect us over here in Bend. Not always a good thing that's for sure. But I have to say there is nothing like the beauty of the mountains, rivers and lakes in this area. ☺️

Thank you for being so informative! As for us, I think they should change the name from Jackstraw to Laststraw. Moving to Bend years back was a huge decision, and this Bend is not the one we moved to. It is what we moved away from and we will do so again.

@@NoraLovesBendHomes I think it would be advantageous for you to learn about (sub to ) it’s been around forever and it would helpful to your sellers if there in that situation where they owe more than the value or behind on payments. Talk to one of the title reps that’s been around for awhile . Just because you’re not familiar doesn’t mean it’s sketchy and it’s legal .

Yes, I've heard there are more lawsuits. A big one in Texas. Haven't heard any details yet. It is to be expected and it will take a while to figure out a new way.

Irresponsible to tell your buyers that rates are likely going to come down again in a few years, so buy a house. Inventory may be tight but you clearly don't understand the macro market and the pickle the fed is in. Unsub

well, I don't think that's going to happen in Bend. Hope you're planning on buying somewhere "less popular"! There are so many moving parts....there's no one right answer for everyone. It's a very personal decision to go into debt on a house.
