Kakamega has taken off and doesn't seem to be slowing down any time soon. We hope for these kind of investments to spread to other towns of Western kenya like my home town of Bungoma.

Average charges are 140/- per square foot. Ground floor is fully taken. Some spaces available on first floor and second floor. Third floor is also available for open plan restaurants

You havent touched on the cost of land which is relatively cheaper in kk than nrb n the long term gdp of kk wch is relatively lower ..people have less disposable income huku kk than nrb...the gdp of nrb iko juu lazima nyumba zkue juu nrb ..coupled with population density ya nrb iko high...houses in kk should obviously be cheaper ..n developers are pricing heavily the the sub standard studios n the 1 brs...2 n 3brs ziko standard hizo ata zkiwa juu ni sawa juu zinaundwa poa

Also, If we say transportation of cement and other materials are the ones that make houses in Kakamega expensive, what about Kitale is still far but houses are way cheaper. The Problem in Kakamega is that Landlords take advantage of outsiders to exploit them, you ask a local they will be shocked if you tell them the rent of a house. Locals know that the prices ranges between a certain amount which is affordable. But all the same those who have priced heavy are starting to feel the heat as tenants move from their houses, I have seen several being vacant for a long time due to exorbitant pricing.

We will be exploring further on this. Actually, the only parameter that may differentiate the rates of rents should be the price of land purchase. Otherwise, i notice you have not disputed on the material prices and labour costs.
