The fish and the vegetables all look nice and fresh here. It seems obvious, but videos can keep the fish look fresh much longer than ice can. The wet market people can't compete with videos when it comes to freshness. They have to get rid of their fish every few days to keep them fresh. Just imagine if creators have to delete all the videos every few days.

I think what you are describing are squatters. Poor that just set up camp on your property. They can be a problem to remove if they are on it UNCONTESTED for 10 years. So if your property is legally yours it should be no problem. Definitely talk with a good attorney that you should be using to buy ANY property. ( Don't take what I just wrote as gospel )

You are correct sir. I as a foreigner OWN 50% of 5 different properties WITH my Filipina wife! That is one of the many benefits of lawfully being married IN the Philippines! NO divorce! And NO annulment unless BOTH parties sign! So the ONLY other thing you can do is both of you sign a PRENUP where YOU CAN never be screwed out of your 50% of the value of the property you purchase together! Because we ALL know it was ALL your money to begin with for buying the property!

Yes and no. The Prenup must be signed BEFORE and land purchase is made. Then buy the land. On paper (deed of sale) IS all you need in the Philippines to prove land ownership. No title is needed. You can get a title but no title is needed. So on the deed of sale the document will state that BOTH you and your Filipina wife are the owners. Because ONLY in marriage can you the foreigner be an owner! So BOTH your names WILL be on the deed. So with the deed of sale AND the prenup in your hand, she can never sell the property OR kick you off the property! If your Filipina wife kicks you out? Meaning you don’t have a backbone and abandon her. In that case she will just maintain possession of the property until she dies. But it best if you just stay there too until you die. Because someone has to pay the property taxes or the municipality will eventually take in even though it is VERY rare that the municipality will take the time or spend the money for legal fees to confiscate land in the provinces! But in the city the municipality WILL confiscate land for non taxpayers! So my advice is to have children together! Because at least you will ALWAYS know on your deathbed that your 1/2 Filipino children will get land! Good luck and God bless you!

With that, how sturdy are the prenups that are made in the Philippines? Lastly, in the province if land has past due tax, it will eventually go to auction. Where I am at there is a list of all past due properties and its respective owner, that is hanging outside the baranguy.

Even as a foreigner husband of a Filipina, you have the right of 50% ownership in any and all property purchases in the Philippines! That IS the law. If your Not married?! Then you have No rights! Concerning tax delinquencies, if the municipality is posting the private personal information of land owner delinquencies for the public view at Barangay offices? A case can be filed against the municipality! For defamation slander and distribution of private financial information to the public!
