For those worried about being around to many people from the states, no need to worry Colombia is large enough for you to find exactly what you want in any nice place throughout the country depending on the atmosphere you want and you age demographic.

i suggest spending that 100k in buying a run down building u can get cheap to demolish and build it up to your desired specs that your future renters would really appreciate.

I stayed in Laureles, Medellin for two months right before the pandemic. The weather is important for investors….although on the equator, it is at altitude so temperatures year round are like 60 for low and 75 for high. It is nice. AC is not really needed, more of a luxury! I would also say you might want to be near the metro system. I stayed near the stadium which had a metro stop so I could go anywhere in Medellin quickly. I like Buenos Aires a lot too but much more expensive to fly to or from US than Medellin. I felt safe in both cities but didn’t go out late at night!

i found poblano on the mountain to be slightly cooler than laurales, i liked both each has + and -. both are better than USA

It’s a rental. Not a lifestyle property 😉. But there are ceiling windows. It just didn’t show at night.

I know you would love lots of light and windows and stunning views and balconies and terraces and space and bathrooms and storage and open plan living and hardwood floors and charm and character and a billion other things but all the stuff you want cost money! The more things you add, the more expensive it will be!

The posters commenting that its too expensive...it should be known that there are only a few sections of Medellin that are fairly safe for foreigners. And Medellin is one of the prime cities for foreigners. Its true about the need for security. The upstairs house would be a better buy. They might be selling it cuz of night time street level security issues.

Appreciate the analysis, but 6.2% is in no way a "great yield", particularly after factoring in the currency risk. Not to mention the fact that leverage isn't really available in this situation. It's a bad deal, relatively speaking.

The digital nomads are looking to keep there over head down. When I first went to Colombia I pay $220 for a apartostudio in Laureles. Now that same unit is at least $600. Digital Nomad are looking to keep their cost down at 1K a month you can rent a high end room in the Bronx. You'll have better wifi service and it's safer. To me it's not a deal. Nice case study thou.

The colombian business visa is very complex to get. Many tough requirements including employees, etc. The DNV on the other hand is super easy.

Didn't watch the whole video because it's really advertising but for the time I did, I heard no mention of tax on the income. Colombia taxes on world wide income, no matter where it originates, worth considering if your country does not have a tax treaty with Colombia. And the US doesn't.

Owning real estate in Colombia does not make you a tax resident. Even being a resident of Colombia does not automatically make you a tax resident. Only tax residents get taxes on worldwide income.

@@williamhutchison5969 You are absolutely wrong. If you own real estate in Colombia and are not a tax resident of Colombia, you owe the Colombian authorities taxes on Colombian-sourced income only. Not on worldwide income. You own taxes on worldwide income only if you are a tax resident of Colombia.

@@williamhutchison5969 youre fiscally resident in colombia when you spend more than 182 days per year there (majority of the year). If you do that, then yes you owe taxes on worldwide income. If you stay for 182 days or less, then you owe nothing. Its clear cut.

Is 90,000 dollars saved and 1,100 dollars a month enough to live in bogota colombia? I have family who live there i want to buy an apartment and live there with a Colombiana girl. I’m on disability from the state and won a lawsuit

I believe it's very expense for Medellín.. There's no way you can rent it to locals and the rent cover mortgage and profit..

Does Colombia still allow 90 day tourists visa to extend for another 90 days or are you forced to do a border jump when your original 90 days is close to expiring.

With some paperwork and bureaucracy you can extend by 90 days.

I think you have to extend with immigration before 90 days are up. You can’t leave country, come back and expect to get another 90 days. After you extend and are in the country for 180 days, you have to leave country and come back in 6 months.

Small fine and online procedure to extend the 90 days after you've had your free 90 days with your American passport. More than 180 days without a visa and you'll get another fine at the airport before leaving.

@@mitchel2443 yup I just paid the fine of 2,600,000 pesos. I decided to pay it at the airport before I left. I overstayed in Colombia a few months. At the end when I was signing the papers I said since im paying this fine before I leave can I enter Colombia again when the new year comes she said absolutely yes your more then welcome to come back to Colombia in 2024 and obtain another 6 months I will be back In January. In my eyes the immigration wishes everyone would over stay just to get that fine money from everyone. It’s a business of course they want everyone to pay a fine it’s free money for immigration. I could have not paid it and board my flight then I would have to pay it when I returned. If someone plans on never returning to Colombia then you don’t need to pay the fine. I paid it with a smile and said thank you. Even with the fine Colombia is still super affordable. We all know 700$ in the USA is chump change. I’ve ran up restaurant and bar tabs that cost more than 700$ 🤣🤣🤣🤣🤣🤣🤣

This is very expensive for what you are getting in my opinion. There are much better deals out there. No pool, hot tub, no security. This is a very basic first floor unit with no view or balcony.

I can do better here in the USA!! ,, phoenix Az Plus I can barrow the money ! I put down 20 percent and barrow 80 percent !! I can do 12 percent return !! Plus I don't have to sweat the devaluation of the peso !!
