Not the exact same prices. But in some parts of country - more rural markets or cities like Detroit - prices are still very approachable. But most of major metro areas are different with prices.

When I self managed 60 units we used Buildium. Now we have property managers for most, but the ones we manage I recommend Avail or Rent Marketplace..

It does seem that way sometimes, doesn't it! I started in 2003, which was a competitive market more like this. Then I had to hang on through the 2007-2009 recession when things tanked!

Yes, it's good to be careful with your purchases now. But for me careful doesn't mean sitting it out. It just means making sure you buy deals that cash flow, that have long-term financing, and that you have enough cash reserves on. If you follow those rules and buy in a good location, you can withstand most ups and downs of the market.
