The VA is now doing Construction loans. Specialized lenders, I'm pursing that for next Spring build. You have such great info, wish you were around when I built my first home in 2005. I could have saved a ton. Going to get your beginners program, then will go for the Cadillac program.

Good general information on the variety of construction loans. These are special loans that are beyond most lenders' and banks' skillset , knowledge, and interests. These are niche loans. I highly recommend seeking lenders that specialize in these finances. There are construction loans and renovation loans. Vastly different products. Construction is targeting new construction on land where renovation loans could be adding a 2nd unit (granny flat/ADU). One advantage with renovation loans is based on the future value of the property with the second unit.

there are builders out there that are more then happy for you to put in sweat equity for reduced building costs, they have a timeline to stick too and meet.

Awesome & valuable information, my wife & I are planning an owner contractor build in Ridgway CO , however our concern is getting enough subcontractors in-line to build & be on schedule under the current conditions of building supplies & prices …..we plan on an ICF passive Modern mountain design home .

I'm loving the videos. I was wondering, should I have all of my drawings and estimations done before I go to the bank at all or can I talk to them beforehand so that we are on the same page?

All this is a new language to me. Feels like learning a new religion and trying to truly understand it all. I have rented most of my life. Never own or had a home built. Now I own two properties. One I purchase 2.4 acres of land by cash outside the city limits in Texas. It's all paid off, but leaves me with no cash to build with 20% down. And the other one I inherit a city lot from my parents passing. I been lowering my debt ratio before I plan on going to apply for a home loan. From my bank next month in 03/2021. So is this the best course in the steps in building my home? After you mention it in the video. I did buy my land blind, but two other homes were built on each opposite sides of my land. Which is a sandy loam from a horse ranch. So I could ask them if they had a soil sample test done when they built their home. To save me on the cost from the test results. 1. First step is to see what I qualify to be pre-approved for a home loan at my local bank? Should not be a problem with excellent credit. Except to where it depends on my income on the loan amount. 2. Then go to a local home builder and see what my custom dream home plans will cost? Should this include the soil test, architect or engineer in the cost? Would that also include the house slab with permits to electric, plumbing, framing and septic on my land and other cost. To give me a sqft. I know it will depend on what type of materials the home is built from? 3. Then that should tell me if I need to sell my city lot. And maybe sell off one acre to my land by having it replot before taking out a bank home loan. So it won't tie up my land deed when I build my home on the other side of the replotted of land. That's if I decide to sell off one acre now vs later to pay towards my home. That's if I run into financially problems years down the road. So by selling just my city lot should give me the 20% down. Vs. using my land as my down payment. But if I use my own money towards the construction loan. From selling my city lot and the one acre of land. Then if I need more money to finish off the home. Then I can start borrowing the rest of the money from the bank after my money is gone. That way I don't come back applying for a new home loan. And get charge for a new construction loan from the bank to finish off the home. The problems I can see what if I want to cut the cost up front? There's restrictions on the deed where I purchase my land. So I was thinking what if I have the shell of my home done first like a metal building. It won't be a Barndominium home due to restrictions. But looks more like a regular home with steel beams, walls and roof with windows. With veneer stone for the trimming due to the restrictions. I been told it's cheaper to build a wood house vs a metal home. Due the walls. Not if 2x6's boards will over lap the sizes of the steel beams used. Then have the rest of the garage and shop attached to the home without using 2x6's wood boards but all metal with insulation. To me this seems like better way to have the shell of the home put up. Then come back and have the frame done inside the home for later. When the cost of lumber comes down. And move into the insulated shop for the time being with a bathroom. Sort like when people live in their travel trailers while building their dream home. And stop paying my land lord rent. And start paying for my place. My bank said if I do a full turn key to my home. I could do a fixed rate up to 30 years note. But then I would be making a much higher house payments. The question will that be within my budget? But if I don't do a full turn key it would be adjustable rate. Meaning my interest rate could change after 5 years. The again every year after that. I guess that depends on how much is owed on the bank loan for cheaper house payments. Just to save on over cost to borrow more money from the bank. So do you think this I a smart move? I just like to have a bigger home vs a little home. But don't won't to go over budget either.

Just talked to Normandy regarding building a 4 plex vs 1 plex, both owner occupied in FL. I gave them an example of buying land at 150k and building at 250k, so 400k total. They'll give 85%, or 340k. So I need to have 60k plus 10% hard costs to build in reserves, that's 25k. Plus closing costs 4.5% that's like 15k. So I would need at least $100k. Plus they have only short term construction. This is not a construction to perm loan. I would need to refinance with a credit union or another bank. I talked to a private mortgage broker who said I can get a construction loan for a SFH w/ FHA 3.5% down or Conventional 5% down. Both will have closing costs of about 3.5%. The difference between FHA and conventional is that w/ FHA - you have PMI for the life of your loan. With Conventional you can stop PMI after you have 20%. Also there is no owner build with this, I need a contractor who have built 10 houses in the past year, from what he told me.

Good info! When I went into my local bank to discuss getting a Construction loan, the first question they ask was "Who's your GC?". So next time I go in to pre-qualify, would you recommend that I just say "I haven't decided on one yet?" They seemed pretty skeptical when I told them that I wanted to be a Owner/Builder.

I wanted to build a log/timber home from Golden Eagle. Is there anything I would need to know about building that kind of home versus a typical home? Are there some major differences in the process?

Log homes require proper lag bolts to hold down the logs. Know how this is done properly is key for any kit you buy. Homes today are anchored into concrete whereas homes built 50 years ago were not. Log can tend to sag over time so if you have a window or door, be extra aware of the installation over these areas. I hope to build a log home soon. There are a lot of manufactures out there.

Check with credit unions first or locally own banks. They are the best source for owner builders. Yes, I have had one student in North Carolina. I am working on creating a private page for students to talk.

When pulling out the builder and realtor fees from the 20% could I also pull out the framing, roofing, siding, insulation, drywall, & trim/finish work labor costs? I ask because I can do all these trades myself. Thanks for your videos and interactions on here with people. 👍🇺🇸😊

I would not pull those trade labor cost out of the budget because you still need to know what your time is worth. True you may not pay yourself but it is nice to know how much you save against real costs. Save against the budget during the build and not at setting the budget.

What are your thoughts on getting a construction loan to finish a project? I financed my land(24 acres @ 150k) paid 200 but put 50 down. Then I sold my old house and used 300k to build my owner build project. I will basically get to Sheetrock before being out of that 300k. I own a business and can finish the remaining 150k or so over the next 18 months if I have to. However I tried to get qualified for a construction loan to finish quicker and so far am having trouble due to me already being in the process of building. I need about 150k to finish total. I’m hoping it will appraise for 850-950 when finished. do you have any advice for this situation? I thought about even doing some on a credit card and get a HD card to help with some things just to speed it up. I will also do a good bit of work once Sheetrock is up.

We're struggling to find funding for VA construction loan, as we also cannot pay 20% down on a regular loan. My husband is a GC and a veteran, but banks are requiring we hire a third party GC (even though my husband is one...). Does the builder have to still front the costs if we ask that they consult/supervise the project? We're afraid most builders will say no to that because they have to fork out a ton of money on their company credit line, to then wait 12 months and not be in control of the project.

Yes, you will need some kind of plans and engineering. Nobody can bid without them. See your county building department.

I have a lot loan, that i put down 20% down on(40k) When I apply for the construction loan, I will need to put down 15% total. Will I combine my lot loan to the construction loan, and will that 40k that I put down, be counted towards the total % down of the construction loan?

Basically yes and yes. The person holding the loan on the lot is in first position. The construction loan will then want to be put in first position so they will more than likely ask to pay that off.

They typically ask for a GC to oversea the job, or one of their in-house inspectors, each area is different.

How usefull would your course be for someone who is a contractor and plans on doing the majority of the building? My main concern is I would not want a typical construction loan term as it would take me longer to do it just bringing in a few key subs.

I am actually mentoring a few GC students looking to actually become full time General Contractors. I mainly focus on the construction management of running your own project. Any DIY aspects of the build is maybe 15% of what I teach.

Are wetland mitigation credit cost, impact fees and miscellaneous fees covered in the loan or are those upfront costs that need to be paid before getting the loan?

Every state allows for owner builders, however not every city or county does. Your local building official can answer that question.

Banks do offer these. Check with local credit unions and locally owned banks. They are closer to the local market and better able to help you.

I gather you are looking for funding, correct? If so, I would check with local credit unions first. They are more likely to lend. Then check the USDA. If you are in a rural area, the local United State Department of Agriculture has a Rural Housing Program that lends. Hold up a minute... I just read an article saying that Utah went from 13th to 50th in the nation because they just changed the laws surrounding GC qualifications. According to the article, you no longer need anything to get a specialized license. And to get licensed as a GC, you just need to be working in whatever your specialized license is for 2 years. And they did away with the "supervisory position" requirement. Since I see you released this video in late 2020, I would have to say you probably need to brush up on the rules in Utah. Or perhaps that article I read was phony?

The article is partially wrong. Utah still requires passing the contract law exam and the General Contractor exam and they require good credit (no bankruptcies) and you have to show full proof of liability coverage before being licensed. All they did was reduce the number of years of experience from 4 to 2 years working under another GC. The annual continuing education credit requirements stayed the same.

Profit is variable, it depends on the market demand, labor costs, and the design of the home. On some homes I can survive, other homes I break even. If the client is really tight on funds, it is actually more work and harder to put together a return.

@@HowToBuildYourOwnHome if your just breaking even then your doing something wrong that’s for sure because you should be profiting 30% min on a project like that which can take anywhere from 3 months to 1-1/2 years or more esp if you are the owner builder

Depends on the kit. I prefer full foundation builds where I am in control of quality install and quality materials.

Walk into the bank, tell them you are an architect and builder and you want to apply for a construction loan. Carry your head high when you do that. I would first take the First Steps course at howtobuildyourownhome.com. It will help you a lot.

Maybe I misunderstood but you mentioned that a bank will loan a person about 28% of your income. If a person makes $100,000 they could only get a $28,000 loan which won't build much.

Actually, 28% is how much they will lend out of your income annually and then amortized out 15-30 years. Meaning, you can afford to spend 28% of your income on monthly mortgage costs.

It’s almost impossible to get a loan unless your a GC or hire one, if you don’t have cash to build forget it.

Meaning, 28K is the max you have to afford that home on an annual basis. This means you can afford a monthly payment of $2,333. This should include taxes and utilities to be conservative.

Construction loans are a big pain in the @ss. If at all possible, get the money from a different source, such as a HELOC against an existing home, a private investor, retirement accounts, or even running-up zero APR credit cards.. I 'd rather pay a higher rate and avoid the hassles and hoops of a construction loan.

No, you can build a house as an owner builder in Utah, however one city, Alpine, asks that owner builders have a GC on staff. I am mentoring client in Alpine right now.

Looking at recently built new homes in your area for actual cost per square foot? There are many other costs included with that cost per square foot so that’s not just the cost of the home but includes the land plus development of that land. Your videos are informative but also very misleading.

Go to howtobuildyourownhome.com. In the courses video I walk through how best to figure cost per sq ft, it is in the first steps course with a downloadable PDF formula. You are right, land costs, builder fee, realtor fee etc., they all need to be pulled out to get at the real cost per sq ft in your area, and then you need to add back increasing costs on materials. It is a real challenge these days, but with enough study and planning people can do it.
