I'm in SoCal Beach cities. The lowest framing bid I got was $48/SF labor and lumber. It would be interesting to see if other owner builders in SoCal have similar experience.

A “tiny” house is under 500sq ft not 1500sq ft. No wonder housing is so unaffordable in the USA. This was literally the average size house in the 1960s.

I think I've also heard the term elevation used to describe how "bougie" the front of the house will look. Like the home builder will show some sketch drawing and say "This is our 'Madison' floor-plan, showing Elevation A... and here it is with Elevation B," etc.

Have to disagree on line item bid, at least with my trade. I've been a carpenter for 45 years. The customer or GC, whichever, is purchasing the final product. Not my time, or the materials individually.

Propane tanks have pressure valves that allow pressure to release (because of high temps) which will include some gas. Probably the issue

I'm confused. The whole point of the Zip system is to create a weather resistant barrier. If the owner does his job and routinely inspects his home for joints in siding, facia & trim that could be weakening and corrects them, then water isn't going to get into the cavity outside of some big event like extreme weather. You speak in terms of having the home breath. Again, are you talking about an extremely well-sealed home that has very low chance of getting moisture in the walls, or are you talking about installing an ERV that ensures there's air exchange? You don't really make this distinction. I can use Nashua Extreme Weather Foil 2.83" that's vastly less expensive than Zip tape along with a good house wrap like Tyvek and get the same performance as Zip at a much lower cost. And two layers of bottom plate foam with a good bead of adhesive is a lot easier to install than that bottom sealer that's probably quite expensive just for the product. Probably the most important part of building a taped home is to ensure there's good contact between the sheathing and the top / bottom plates as well as corners. And to take the time to add extra nails and maybe spray sealer like Gorilla or even foam spray.

Yes, these shutters do have a weather stripping inside, less maintenance on the inside and you can easily shut them.

Hopefully a non-plastic alternative to this shows up, it's a nice concept. Awnings/exterior shade is nice, but it doesn't provide the cold insulation increase this does.

My issue with shutters is they only work when shut, thus effectively negating the window. It is 1 step removed from just not putting in a window.

look up the "double-double" window method. works great with thick envelope wall structures like staggered stud, hempcrete, rammed earth, & ICF. r20's +++ while maintaining your view & natural light.

yep, calculated overhangs... deciduous trees... shade-screens... tilt/turn or casement for egress, otherwise picture, and never slide windows/doors... proper site placement & design... and even the "double-double" method for extreme cases.

Love your channel, just discovered today. I have been remodeling all the homes I’ve owned for the past 30 years, and I’m about to embark on a build of what I hope is my last home. In my experience getting bids for jobs has been frustrating, and I’ve never witnessed the type of professionalism described here. As a result I have often resorted to doing my own work, or having to directly supervise the job, for lack of options that meet the high standards you recommend. I have supposed over the years that it’s at least partially due to the relatively small size of remodel projects. I think self-builders generally are going to have a tougher time evaluating and managing subcontractors, which could drive up the overall project cost.

Thick vinyl lasts long and it airs out naturally underneath; vinyl single would eliminate horizontal wind rain drive.
