This is my 3rd day into having found wholesaling and because of this video it was the extra push i needed to pick up the phone found a deal made the call learned from it got rejected but became friends with the realtor , and now i have a realtor in my contact list that will send me distressed homes she was very helpful happy go lucky attitude and i matched her energy, didn't get the number i wanted or felt comfortable with but i now know I've taken action 🎉

So for buyers (this may be kind a little to much to do/ some out of there way to do) but I drive up to residential home construction sites where they have cleared the land and are building a home and I ask who the investor is and usually I’m always able to get a number. I’ll call up small business owners in my area and ask if they’re into RE and if they’re looking to flip their money. I kinda go out of my way, I know for some it’s a little to much but believe me when I tell you that your more likely to find a serious buyer doing all that.

Indeed, all Hindus and Pakistanis use Canada first to get to the US. They never intended to live in Canada in the beginning, just that Canada was giving everyone a chance and they took advantage of it and went to the US. Hamza says he moved from Canada to the America which is probably the United States. lol

Ok, but Hamza never explained (and Jerry never asked him) - how did he provide POF (Proof of Funds) to the RE agent? That is a MUST for an On Market listing when the offer is All Cash. He was not on Flipster at that time, according to what he admitted.

This is incredible! How do you protect you EM in case you can't find a buyer? And do the sellers typically require you to provide proof of funds since there is no finance contingency.

You ususally want to try to find your buyer within that inspection period you have. After the inspection period is passes your EMD goes hard and you can lose it.

How quickly after signing contract do I have to deposit EMD. Will I Have time to find a cash buyer so I can use the cash buyers EMD for the original?

Depends on your contract with seller. You could put 10 day due diligence with EM due at end of 10 days

What if there insisting emd is due after signing and won't accept after due diligence period. Is then there now way around that?

I think part of the issue of people here (in the states) taking opportunities for granted is the previous generation and parents and even friends sort of being a negative influence. As in, bursting ambitious bubbles and insisting on spinning the tires in the mud with a 9 to 5. Grind a life away with stability (sort of) and poverty. The youth that grow up with this kind of environment of hearing "There are opportunities everywhere" while simultaneously being discouraged from seriously investing time to even learn about them... That, I think, plays a major role in why a hefty chunk of people don't leap on these opportunities. Being surrounded by doom-sayers, so to speak.

I still don't understand the hesitancy from agents. If they're going to make their commission regardless, why does it matter to them of who is actually funding the transaction and how?
