Here's a company that is selling these 2 story 16x16 tiny homes or off grid cabins for $6,999. They build these on site but only around the east tennessee area. I said in the video they are $6,200 for 16x16 but I was thinking of the 14x14 for $5,200. This is the perfect way to own a small home cheap and mortgage free. You could pay cash for this and finish the inside over time. No point in being in debt for 30 years just to have a place to call home. A 2 story tiny home that can be built off grid. Excellent business idea also for those who know construction. You can build these for cheap and sell these as side work. Cheap, spacious and affordable living.

I bought one of these small 16x24 barns from Lowe's for $10,000 - Heartland brand. I turned it into a small cabin. Heartland built it on site. The only problem was they didn't inspect the site before they came out to build. I asked them (and Lowe's) if I needed a concrete foundation, they said no, just level out the site by digging out where it wasn't level. No fill dirt. When the builders actually got to the site they were amazed at where I was going to put it and not very nice about it. Instead of allowing me time to fix things to their satisfaction they decided to build anyway, which the district manager said they shouldn't have done. The point of all this is: Be SURE you know what you're doing and don't always trust Lowe's and Heartland to know what's going on. Get someone with some construction experience to look things over.

we just started doing this in new jersey building tiny homes very cheap im actualy looking into convincing wife to build our own an ditch our 2987 dollar mortgage payment we build them almost under 15000 grand ready to move in we have done about 12 trailers an about 8 in lots just under 250 a month for tax im so happy to help ppl looking to get out of that nasty mortgage

We built a 16x40 2 story for $11,260 ( Walton looking farmhouse) that included 15 windows ,metal roof, siding & 2 exterior doors ...we finished the inside for less than $5,000 more ( sheet rock, floors, ele & plumbing) all new but claw foot tub, sick etc & off craigs list .... LOVE it! we just put on a 40 ft screened in back porch

I always thought "what would happen if you bought two of them, then set up 'back to front' to each other?" THEN where your double door opening it on the rear one, cut through the back wall of the "front shed" and open it into the "back shed" increasing the length of them by two!! OR you can build them "back to back" and have "double stair cases" and wall off the rear door opening to a single entry door in the rear (back door style)!! My thinking is having a guess room in one side and an "on suite" on the other side!! And have a small actually dining area in one half, with a separate living room and kitchen area in the other half!!

The standard for home construction is 2x6 you would need to install pink plastic venting between the studs since there is no attic. I would consider insulating with Rock sol or spray foaming

I just saw one that had a laundry room, nice kitchen and bathroom. It wasn't crowded at all. The owners bought it and they're debt free except for utilities and insurance.

This is so nice and I would love to convert this into my permanent home, but the problem is land! There's either tons of restrictions, too expensive, or no land (that's affordable) that's even available at all. I don't want to live in a park because you have to pay rent and once my apartment lease is up next year, I never want to pay rent ever again!

I LOVE this ! Maybe a 16x20 would be a bit better for me but the 16x16 is not bad at all. You have room for a little 1/2 bath upstairs for those late night trips to the loo. lol Plus enough room for a full sized kitchen.

Put two end to end (or back to back). No need for outer wall on the second one as they share a single outer wall that divides the two , only one staircase needed. Hope that makes sense.

haha, nice storage shed! :) I've been thinking about getting one myself, ever since my small family tried to go 'small'....now we need space to store stuff - if only we realized how much space we need we probably wouldn't be needing a storage place now. Personally I would go with plywood over the cheaper OSB board for longevity.

It's a neat thought, but you can't just throw one of these anywhere. You would also have to do a few things to make it work as a house. It would need soffit and roof vents to breathe and not grow mold just for starters. Just build a 1200 sq foot ranch on a slab with a 2 ton high seer AC and you would be money ahead with a better product.

That's not how it works. All it takes is one petty neighbor that doesn't like your shed to complain. Then the government investigates. When they find that your building is not to code, at your expense they will give you the option to have a certified Engineer come out and inspect that you have converted the S-class building for residential use. The Engineer will tell you its not built to code. There are a ton of codes created for habitable buildings that aren't applied to sheds, otherwise they would sell the shed as habitable and be able to sell it for a ton more money for being built to a higher code. Chances are, it will be far too expensive to rebuild the building to code (if the roof isn't using the right attachments or studs are too far apart, etc), and they'll demolish the building if its not removed from the property. Its happened. Google tiny home nightmare. Trust me, I don't agree with it, but its a huge problem. The other issue too is zoning. For the same reason a land owner can't just decide to build high density apartments or worse a paper factory in a SFR zone area, you can't put a dwelling that doesn't meet SFR codes. That's what keeps even expensive tiny homes out of the area, as they are under 1K square feet minimums and so count under other or trailer homes and thus often have difficulty finding a land plot they can legally use.

That's not totally true, especially in east Tn. I went to the county courthouse and asked about building codes in the county where I bought property. the told me all I had to have was a letter from the Health Dept. on what my property "perked" for sewage, and there were no building codes? I went to the property Accessors Office and was told that I only had to show them the building for tax purpose. I bought a 14x 32 barn used by a person who lived in the city and the didn't work with their subdivisions covenants and had to be removed. I cost me $4,000 and $1,200 to be hauled and set up. Been living there for 4 years now, I finished the insides myself and added a 12x32 foot porch to it.By the way, the tax accessor came after 2 years looked at the building and taxed it at $10,000 as improvement and promptly went up on my taxes, I went to his office and showed what I paid for the building and he cut the appraisal back the six grand! If your nice to these people they are very easy to work with, unlike the city life I left.

These are available in central FL as well -- I looked at one! If only I'd had the property, I'd be living in this right now. There is plenty of room downstairs for a kitchenette and bathroom, and the loft upstairs is HUGE with plenty of room for sleeping and a craft area or library. Thanks for the vid -- more people need to know about these.

Great deal for sure. I lived in an 8 by 12 for awhile. That one you can finish out. There are a;so company's that pay you the amount you paid and you pay them back, which i was surprised to find out. The good thing is you get to design it, inside.

Thank you for this video. I always wondered about that because I would see these shed conversions and think that was pretty cool, but I always thought there must be something more to it. Sounds like you're better off just building a tiny house from scratch.

If someone wants to use this as a habitable structure, it is only 1/4 to 1/3 complete, both in labor and materials. Plus you would need a minimum 2x4 stud walls for R-value, plus housewrap between the studs and sheathing (siding) for moisture and offgassing protection.

Got one. 10x20 wired, windows,and insulation applied with sheet rock. Extremely quiet. Gas heat could almost heat it with candles. Go for it despite the trades men not getting there share. They run to the county and hold there hats out begging for help from there friends. (County officials) you have the right to have a house free of debt .good luck

About 4 months ago my stepfather and I bought this exact shed, only slightly larger (16x20) and started building and converting it to a house. We got the shed online for $6500 and by the time we are done we will be in it for less than $20k. This is all electrical, plumbing, framing, drywall, flooring, windows, lights etc... fully finished. We made some modification too, extended the bottom floor by 4 feet to make 16x24, and added 4 ft to the walls upstairs so the it would feel roomier. Upstairs, the ceiling peak is at 12ft, which was enough for us to build a loft over our 7ft high bathroom and laundry room. To anyone who is on the fence, if you have the know how, time, and money, do it. Eventually when it's finished I'll make a video of it finished.

I was reading comments & I've been looking at the Derksen's storage sheds & (since my hubby doesn't know how to build anything from scratch & is afraid to just jump in on a project to learn like I did when I was growing up on the farm) YES, they will need some interior work but, it is stuff that I know how to do & I can teach my hubs how to do. We don't have the option to build from scratch. There is one guy in our area that will help, but I don't trust him to build from a foundation !!!! So, we may buy one of the storage units. I just wish we had someone to help us for free because they LOVE TEACHING THE TINY HOUSE CRAFT!! We will be renting out our tiny house hoping that it will bring in enough money to help us stay on our property. QUESTION: I looked at A LOT OF SHEDS & I NEVER FOUND ONE WITH THIS MUCH HEIGHT, anyone out there tell me who makes the one in the video or if you know another company that makes them with the floor for the 2nd story & stairs. I love it. Wish they delivered to nj. Even if I took all the particle board off and replaced it with real wood, it is still extremely cheap as a house. A little insulation, paneling. Plenty of space for living room, kitchen as and bath downstairs.

Nice shed, isn't it? Why not if it meets your need. Just be sure to put it on a permanent foundation. You will also need to improve the interior, but I am sure that you may have already done that :)

I would put a second landing three steps up and turn it to the center of the main floor. Have the door to the left (from inside) and the two windows together with upper cabinets on the sides. Have a bank of four two on back, two on side floor length crank out windows in the far back corner behind Sectional sofa on the back wall and side wall. Kitchen on the front wall with a small peninsula near the front door with stools underneath. Put the bathroom along the stairs rail upstairs. With a door to the bath and door to the bedroom in L formation. Guess could use bath away from living/visiting area and you could get up in the middle of the night without going down stairs.

Excellent value. Better energy efficiency if shaped like rectangle. 16x20 or 30 facing South w 10% wall for Windows. No utility cost.

I'd get 2 of them and put them side by side with a hallway in the middle connecting them, porch all around..one side would be kitchen and dining and the other for living room with 2 upstairs bdrms. Perfect!

Whew, if I could find something like that for even 7k here in southern WV, I'd buy it in a heartbeat. Most people here try to sell 1 story 14x12s for 6k. I built a one story 16x16 myself for about $1,200. *including insulation walls and such.*

Lowes or Home Depot sells these. They will even spec out finishing, appliances, bathroom, extra doors and windows etc... Final cost around 30K. It would be great for 1 person or a couple without too many space consuming hobbies.

I believe most counties in the U.S. don't require permits for structures under 200 square feet. A 12x16 would be that. The only other obstacle be what is allowed for human habitation. Some rural counties in AZ allow for off grid living, as long as you don't mind having rattlesnakes for neighbors.

Osb board is built into every single house ever built ,since the early 90's mid 80's , it lasts longer & is stronger than regular plywood

Thats OSB which is way different than particle board. Most of the houses built today use it. Probably your house.

These tiny homes are a great idea but I'd like to hear more about the grief owners get from the local building officials and inspectors . LOL! Try to get a 2 container house plan approved! Ever see a trout twitch and flop out of water? Building inspectors do the same thing....Not to mention the local commission members who see tiny homes and container houses as slums inhabited by hippies and vagrants who'll never significantly contribute to the tax coffers .

You quite right. The city don't care about providing enough jobs for the have nots; they don't care of our struggles, our debt burden, our health and so-on. The real agenda, is to milk us all 'till we died. There are millions of homeless people in this country it's a shame and according to you, you made a great point about taxes. If they can't get into our pockets and or find a way to collect the taxes, these homes then present a real challenge to their agenda and they would label them negatively and outlaw them if possible, with strong city building codes that will make it impossible for most people to own these homes. Is it not better to own and live in one of these homes rather than being on the street homeless?

They use advantech for subflooring +1. Shit is AMAZING! Like the idea of the shell because then I can do everything else instead of having someone come out and half ass it.

I'd be worried about all that fiberboard outgassing. If you're going to live in it, cook it in the sun for as long as you can to get most of the gasses out of the glue.

+signalfire6 They do sell a product called safe seal, that claims it prevents VOC off gassing up to a high percentage. I used it on the trailer house im building, but its hard to tell if its working or not. You could also coat it with a zero VOC paint.

Right? There is so much we could do with that space! I was planning to eventually to off-grid with solar power anyway. I live on a farm so this plus an outhouse would blend right in! ;)

This is what the Unibomber did. That doesn't make it a bad idea. Its a good idea, but obviously the interior walls, cabinets, plumbing, wiring, heat, etc will add a whole lot more to the cost.

Small homes are a better option. Look all over youtube and you will see how many of the tiny homes are for sale and how many of those that lived in them sour to it pretty fast.

Consider concealment if you're going against codes in any way. Aerial photography is a real thing. Get netting over your shack. It doubles as shade. Straight driveways let anyone see into your property from outside the property line and sometimes from across the road.

I'd get two. Side by side, or back to back and convert one side for mom and pop. And the other side for two to four kids. It would promote independence for sure. I prefer spiral stairs though in such small spaces. Or ones that offer some type of storage. Otherwise, I think it's beeeeaaautiful.
