Are you interested in the greater Raleigh and Durham North Carolina areas and wondering which neighborhoods are in the absolute best locations?
We performed a detailed numerical analysis to determine to decide which premiere neighborhoods are in the perfect locations in the triangle.
This focuses on quick access to major job hubs like RTP and downtown Raleigh or Durham, access to essentials like grocery stores, proximity to major entertainment hubs like the PNC Arena and North Hills, and how close the neighborhoods are to quality parks.

Location (75%)
- 30% - Commute to Downtown Raleigh, RTP, Downtown Durham, Downtown Chapel Hill
- 20% - Proximity to Major Entertainment (Downtown Raleigh, Durham, Chapel-Hill, North Hills, PNC Arena)
- 30%. - Proximity to Essentials (Grocery, Gas Stations, Etc..)
- 20%. - Proximity to Parks and Outdoor Recreation
Value (10%)
- 20% - Yard Size and Maturity of Vegetation
- 40% - Avg Price per Square Foot of Homes
- 20% - Age of Homes - Indicator of Maintenance & Updating Needs
- 20% - Tax Rate - Measured against average of area
- HOA/Membership Fees - Adjustment to overall Value score based on amount
Schools (5%)
- 70% - GreatSchool.org School Rating
- 30% - Charter/Private Options within 15 minutes of neighborhood
Amenities (5%)
- Points added for the following 10 amenities: Pool(s), playground/park, walking trails, dog park, golf, tennis, gym, clubhouse, dining options, shopping center. For multiples in each category, add 1 point per category. Maximum score of 10.
Community (5%)
- 40% - Areas Conducive for Kids to Play
- 30% - Community Events Held
- 30% - Neighborly Feel and Community

Forest Park (formerly Cameron Park) needs to be on this list, if not atop it. It has all of the advantages of Oakwood and Mordecai + the walkability to The Village District, NC State and the west side of downtown Raleigh.

Thanks for comment! There are a lot of excellent neighborhoods in that area. Numbers wise, the value category and amenities did play a factor, albeit small, which pushed some of the inside the beltline neighborhoods outside the top 10. I could understand an argument for certain ones beating out mordecai and oakwood depending upon how things were scored at a very detailed level. If we were to literally only look at location, and nothing else, then you're right, Forest Park may very well be at or near the very top.
