In 2022, we sounded a note of caution on the Singapore REIT (S-REIT) sector. Since then, the sector has encountered a fair share of challenges, with some seeing higher cost of borrowing and lower property valuations. Given that interest rates are to stay higher for longer, we recommend investors to be selective in S-REITs.
