Was just recently looking at Castleberry area online. Also love that you did Quail Creek because I haven't seen much about that area. My friend is in Edmond. That outdoor video showing Hafer Park got me more ok with that area. But I'm leaning towards the Village. Maybe show Bethany and Yukon, plus Chandler? Even further under 250 for us single folks works too so we have plenty in reserve. Tiny bungalows with yards for pets. Safe areas. Norman and Moore maybe, too. You seem gifted and natural at this. Of course others have done videos at these places but you do it differently so it'd be nice to see your spin. Oh, Mustang and Piedmont. Second outdoor vid with more places would be great too, or incorporate the nature spots that each suburb has when you feature that suburb. Great for families, retirees and nature lovers to know! Ty!

No, not there yet. In Sedona, AZ currently. Condo living. Beautiful area but I'd like to not deal with HOA anymore, and Airbnb's, and have a little yard of my own. My friend loves Edmond so I'm considering working there but totally up in the air. The home owners insurance, AND separate roof insurance has me worried about affordability.

Also I'm not quite sure what you mean about separate insurance, but you might at some point reach out to an insurance agent to discuss particulars. I only carry standard homeowners insurance, and have had my roof replaced after a hail storm at one point. Hope all is well and thanks so much for watching!

Still a great inventory of nice homes in the $200ks! Median home price in OKC is still just under $250k - lots to choose from in the $200k - $300k range.

So I know I can qualify for a $40k loan for down payment do you think that would get me into a home? I love the last area you showed before the lake btw I would love to move were there is a home Depot as to I might start working there again before I move

Hi there - I would recommend having a conversation with a lender about what your options are. They would be able to advise you as it pertains to pre qualifying you for a loan, as it depends on many variables (credit score, income, debt to income ratio (DTI), employment history, etc). I'm not sure where you're getting the $40k number - but there are many options (to those who qualify) that could allow you to pay 5% or less down (conventional, FHA, etc), but of course there are other closing costs to be considered (title, prepaid insurance and property taxes for escrow, etc) so that number would be estimated to you by a lender depending on what type of loan and your qualification. That said, you need to have whatever that upfront costs are in cash, you can't take a loan for that portion - and even if you could, it would increase your debt to income ratio - and in turn decrease your buying power. Again, this is all just a general overview of the process, but I recommend you speaking with a lender so that you can better understand your qualifications, and if qualified what your buying power would be (as well as the uofront cash needed).
