My name is Amanda Turner and I am a Real Estate Agent in Ajijic, Jalisco, Mexico specializing in buying and selling properties in the Lake Chapala area; home to one of the largest concentrations of American and Canadian expats in the world. I am a permanent resident of Mexico, and I have lived in Ajijic for 6 years.
I also own a coffee shop in Ajijic Centro, El Gato Feo Café + Roastery, where we roast organic, single-origin coffee beans from Nayarit, Mexico.
Estrellita’s is our Bed and Breakfast, next door to The Lake Chapala Society, one block from Lake Chapala (largest lake in Mexico), the town center and the main street of Colón. El Gato Feo Cafe is located within Estrellita's.
Both businesses just won Best of Lake Chapala for Best Bed & Breakfast and Best Coffee!

Hi. I used to put CAD in the videos and realized Canada accounts for my lowest percentage of viewers. USA 70%, MX 12%, CAN 7%

The USA prices are not a deal of any sort! Much of Europe has more to offer. Not enticing. I’m a retired flight attendant, much of Spain, Portugal and Italy offer much better values.

Mexico has gained a lot of value in terms of import/export recently, a lot of US companies coming here. The US does not require tax information from money earned in Mexico, like it does in other countries. The most important fact may be that Ajijic/ Guadalajara has an international airport 30 minutes away. So those who would still appreciate seeing family in the US and Canada, it’s only a short flight away. What suits one, does not suit all.

@@therealamandaturner My point is, the prices in those ranges are only going to be available upper middle class Americans. I understand you point about perceived value but those prices without the infrastructure of the USA appear to be quite risky. The average American home is 250K and mortgages are readily available with much more attractive terms. I love MEXICO. I am a resident, it’s becoming too pricey for all the inherent complications of being a foreign investor. I also own a home in the USA and sold real estate while living in the same neighborhood as the CEO of American Express. I am sure many who pay those prices will live to regret the overvaluation.

@@Irishdonnatarot Unfortunately, that's the way of the world at the moment. Nothing I can do about that. As long as folks want to see the content, and continue wanting to buy homes from me in Mexico, I will continue giving them information. But if your new point is that middle class Americans can't afford homes in Mexico because of lack of lending, wouldn't that also be the case in Spain, Portugal and Italy, from your original point? Not being a resident/citizen of Mexico with a standing credit history, you don't qualify for loans in Mexico. Of course USA loans are much more attractive at the moment, but Mexico is changing their lending game. As far as buying in Mexico to be risky, putting your money anywhere, including under your bed, can prove to be risky. As long as you have the right representation, you'll be fine. As far as things being too pricey, prices all over the world have gone up, and that's very unfortunate for the folks no longer working who can't produce more income, but not all are in that position. Ajijic has been appreciating in home value for many years, and based on the development and growth happening here, I don't see anyone regretting "overvaluation" any time soon. But whether we're talking about Spain, Portugal, Italy, Mexico or USA, real estate is the same in all of those places. It goes up, it goes down, it goes back up, it goes back down, and on and on.

People can and should buy whatever they want. I am simply stating that the prices are severely over inflated. To each his own. I wish you well.

I wish you well. I certanly hope those who are paying these prices never suffer buyers remorse. I am a retired realtor in the USA in a very elite community. People do whatever they want and the freedom to decide is great.

Pro Tip: When showing relative locations with Google Maps, use the default view rather than satellite view. Satellite view is too hard for noobs to make sense of in a few seconds.

Satellite provides the image that buyers- especially out of area -want to see: the lay of the land, the entirety of the house & property. That can only be seen via satellite view. Has the commenter paused the video to “make sense of it?”

@@klharndt The commenter, by coincidence, is a software and user experience engineer at the company that provides both YT and Google Maps. I agree that satellite view (really aerial view) is essential to getting the lay of a property and environs, and creative use of the 3D perspective and map rotation only makes it more valuable (a Street View stroll is similarly useful). However, for maps shown only for a few seconds -- with lots of panning, cursor movement, and voiceover -- satellite view at the zoom level Amanda needs is visually noisy, and something like terrain view would serve her better. Further user exploration could be invited by inserting map links in the video's description.
