I don’t think non wealthy people can realistically afford to buy in Hawaii, even in a 400,000 dollar condo you’re paying an additional 500-700 in HOA monthly and tons of property taxes.

Why not consider the mountain hills behind waikiki / honolulu? Quiet but quick drive to the city and the beach

The choice comes down essentially to the few words you stated: Do you want a Beach town or a Surf town? A Beach town has all the comforts of a urban town while being in the relaxed beach environment, while a Surf town is a bit removed from all those comforts, but has the focus on the actual sand and the water. In SoCal, the decision would be a remote part of Malibu vs the comforts of being in Manhattan Beach…there is no wrong answer.

North Shore in the summer time has a bad Traffic jam all the time.

That was the case last time we visited which was in September, almost bumper to bumper part of the time. The North Shore is not the sleepy surf town it used to be, but it seems still to have a very local vibe that you need to understand in order to fit in. If you surf and don't usually frequent the waves there - respect the local surfers, lots of world class pro surfers live and surf there, especially in the winter, and you don't want to get on their bad side from what a friend who used to live there told me. If you have respect, much aloha is shown.

If your client isn't a pro surfer, married to a local or a local, he's gonna get ran out of north shore. Kailua is where haole's with money go.

I get you guys wanna promote to sell houses to make money... but it is attracting all the hoales and mainlanders to come to our home and they just mock and destroy it.. thats my only concern cuzzin, what u think my aunties and uncles say to me in big island all the time. We need to preserve our land

i laugh when i see all the youtube videos of haoles trying to educate about hawaii.. thats like an eskimo trying to tell you about the dessert... first they cant even pronounce the words. second locals know the culture and nuances about hawaii, thats what hawaii is. want to find out, talk to someone who grew up here that has family history.. not some typical westerner that can move mountains with their waha-nui telling you where to eat

I totally get where you're coming from. I was lucky enough to live in Hawaii as a child for about 7 wonderful years. Visiting now it's incredible how expensive and crowded it's become. We used to go to Hanauma Bay on weekends, that is clearly now a circus that has almost all but killed the reefs...Tourists are destroying the ecology. I lived in California for 16 years, in a hot tourist spot, and I get it. I also moved to Austin, TX in 2001 as a late transplant to a little hippie town and now, BOOM. This once affordable, offbeat, artistic oasis in the middle of Texas has become one of the most travelled destinations with real estate prices so high it makes your eyes water. The people that have lived here their entire lives can't even afford an apartment here now. So it is happening to a lot of people. It's not the tourists and investors fault really - if Hawaii and other states would limit investor purchases and further subsidize local homestead purchases via grants or other means I think that would make more of a difference. The developers and commercial investors have too much power. As for general traffic and people being idiots, well, my guess is as good as yours. I'm also appalled at the behavior I witnessed by other tourists while visiting Hawaii though, I DO understand that. I have pictures of throngs of people bypassing NO TRESPASSING signs at waterfalls and other areas, it's really sad and highly offensive. We've visited other places where people are too stupid not to harass the ocean and wildlife, it's a stupid people problem above all.
