There are a lot of players in the prefab or offsite construction industry and a lot of them are building very similar homes. I always get excited when I see a company introducing new designs and today I've got 3 that are extremely cool. They are build by a company called Bonneville Homes who seem to be very skilled at making small changes that make major improvements to the look and function of a home. In this video I look at three homes ranging in size from 704 square feet up to 1,020 square feet each with unique features that set them apart from other homes in the industry. Watch and learn what I like about each and how much they cost!

Roof top deck? Heck yeah! I live in a tiny rural mountain town and can't figure out why more homes don't have these! Come on up for the BBQ, veggie style, of course! Take a look at the view! Add a fun easy to traverse ramp so everyone, grandma and pups, can access the space. Thanks Terry, you are *on top* of the game, as well as the house!

@@barrymitchell7732 Hey Barry! I live in Colorado and there are a myriad of designs that use the rooftop as additional living space. Look up Rooftop Restaurants in Denver. We know how to get the most of a view! If you are offering to help, come on over, we can use all the help we can get!

Kerry, You seem to really know your stuff ...and what really IS functional as well as other important factors that makes your vids more valuable and applicable in assessing what is out there ... to those who are watching to learn and choose what's best for their individual home buying needs and criteria. So far i have not seen anyone do quite as good comparisons with such appropriate reasons regarding functionality, durability, use of space and energy efficiency and all kinds of other factors....that we may ourselves fail to think of and consider.

Honestly thanks for running this channel. In my area houses are starting to hit unaffordable and fairly ridiculous prices however, the price of land is still at a reasonable. I have been floundering trying to figure out this manufactured/prefab/modular home thing out as an alternative to conventional home building. The info on your channel has helped a lot and given me a lot of companies to look into.

Thanks, great video! I've been poo-poo'ing these pre-fab homes for awhile now, mostly due to cost, but these are the first commercial offerings that appear to be competitively priced and look great.

Kerry, your 'pre-fab series' is obviously resonating with viewers. Congrats on your channel's growth. I notice all these 'many windows' plans are illustrated with open countrysides, yet we know it's the (sub)urban lot footprint where they will be placed. The good news: A small home footprint allows for true landscaping creativity as part of the project.

I beg to differ about the locations these would be placed. Most suburbs in the USA, at least, would ban any prefab smaller home six ways to Sunday. It'd be too small, wrong type of foundation, not enough lot coverage, doesn't meet seismic or insulation or fire codes... the list could go on. The only place you can legally build most tiny/prefab homes is in trailer parks or on rural land where building/zoning codes are lax or not enforced. That makes the rural images more realistic.

I went to the showroom to get the exact pricing and when you add everything up including the finishing inside a Micro Loft was going to cost me $400,000++ CAD. That's way overpriced for the size.

Prices weren't as high as I thought they'd be. Wish there was some footage of the bedrooms and bathrooms. They certainly are nicer than 99% of the modular homes I've seen in "communities" around here (Arizona).

Where have you seen modular homes in AZ? All I see is cookie cutter flimsy stick houses with Mediterranean tile roofs and burnt adobe brick homes. I think most of these houses wouldn't last long in the AZ sun.

@@davidaz6622 They are built to code which includes snow load. I don't know why these wouldn't stand up to Arizona weather, they're well insulated with double paned windows.

Kerry Love your presentations but… one thing that bugs me is that you very often do not mention where these manufacturers are located which in the case of modular homes is critical . I would appreciate it if you would always include this information Keep up the great work Mark

Love your channel. Back in the day the old farm houses in Illinois had what we called "salt box" roofs. 😊 Similar in style and the snow slid off the back side. "Nothing new under the sun."

I'm from central Illinois and there weren't any salt boxes that I can recall in the rural area where I grew up. I'd say foursquares and mid century ranch houses along with old farmer-built gable roof houses were the norm. I think saltboxes are more a New England thing.

Yes, having lived in the North and thinking about moving back to build a prefab, I'm also concerned about the snow load, which conservatively can be as much as four feet! Please respond Kerry, if you see this. In any case, thanks for all the good info you post.

Since you are super knowledgeable in these prefab tiny homes. I would love to see a comparison chart of them all! Comparing price, design, ease of use, square feet and number of beds/baths. Do you have anything like that? Since they have so many different models in each company, maybe a chart just comparing 1 bedrooms and another chart comparing 2 bedrooms. That would be fab!

Your videos inspired me to consider buying a modern prefab home in 2023. Bonneville Homes seem to offer great styles, but they are in Canada. Would love to see education videos about similar options in my neighborhood (New York/New Jersey).

Loved all 3 homes but one thing I did not see in the video or floor plans was laundry facilities whether it be stacked in a closet or laundry room---I could be happy living anyone of them---Beautiful

Interesting homes. I am ambivalent about all the windows and privacy. In addition, the cost for window treatments can run thousand of dollars. In both two-bedroom homes, the secondary bedroom seemed quite small. Thank you, again, for continuing to educate us on the possibilities.

Thanks for showing us all the latest. I'm aware that cities don't like pre fab/modular homes. County areas, sometimes, and way out in the country may be even better. Not sure about infrastructure and it's cost, and I'm sure there's no "parks" yet for these gorgeous homes. The price isn't bad for what you get, but by the time you get a property, and meet the requirements of the jurisdiction, it could be some tough news. Any way you've been hearing from anyone who's gone through the process and has experience enough to tell us the real story. I'm sure the manufacturer could get the info. Might be interesting. They are really beautiful.

Kerry TY for your informative videos. I am looking for high end good quality >5,000 sq feet. Time is the issue for me, although, I have not purchased the land yet. I do prefer low volatile outgassing. I need something to withstand real winter snow Maison Bonneville models their site were amazing, They did even show fireplaces. Quel domage ( sadly) that they no longer deliver to the US. They were friendly , helpful and spoke perfect English. Open to your suggestions. I also may be needing prefab office space , in addition to homes . Got big projects!

Rooftop decks: think about Spain. Many houses do this there. Some cover the space in blankets.

My concern with flat roofs is snow loads and water drainage.

They ain't 100% flat. It has a small angle 2 to 3 deg to it from the top. Water drainage is not an issue. I live in a flat roof house. We don't get snow though.

Christie Gingles....oh i just asked about that above...and now see your comment about this AND ....someone below YOUR comment but above mine here in this thread....says flat roofs are not an issue but i remembered that some builder said it is an issue for those reasons you give if i remember correctly AND in at least one other video if not more the owner had to get on her roof (by ladder) to actually remove snow that had accumulated a few feet high and even froze and was causing leakage and roof damage too. (tho it was a much older small home) . So i guess that IS a valid concern and i wonder how much?? and if way more so in north west or north east regions (of U.S.)?

Getting closer and closer to the amenities I’m looking for. I’d like a combination of the Zoo Box cabins from Le Vertrande and few others I’ve seen. I’m looking for a walk in pantry behind the kitchen row in the center of the home with a loft on top of it where I can grow food. And attached garage. The roof top access for solar panels, food grow and satellite. Built on above a deck with access underneath for any future repairs to all plumbing, electrical etc and storage for snowmobiles and a 4X4. An enclosed mud porch area where laundry can be done. And a green house. Yup, I know it’s a lot.

I would assume any of these pre-fab builders have contracts with shippers to the regions they service. If it isn't included in the total price, it could add a chunk to the overall house budget.

Any of these homes is gorgeous! I love the wood ceiling and all the windows and clean lines. I'm wondering if you can get a second bathroom added to go along with the second bedroom. I assume these are modular homes, and I'm not sure about the financing options. I guess if you have to ask you can't afford it! 😂

Thank you for researching these homes and putting out good content. It is appreciated... Wow, these are expensive. I live outside the DC area - not an inexpensive area to live in let's just say, and my house is valued at about 900k and it sits on acre of land (so, land included in this value) and similar houses are available in this price range now. The house is 5700 sq/ft (including finished basement, which I am including just to compare sq/ft price). The house in the video is 175-250k - so let's say 200k, which comes out to 250/sq/ft. with no land or foundation. So, right now it's vastly less expensive in my area to hire someone to build a house (or ADU) than pay this company - the math just doesn't seem to work out unless I am completely missing something. Also, the finishes in this 250/sq/ft home are not high end, and I kind of would expect them to be. I know why people are lining up for the boxabl pre-fabs as they are just over 100/sq/ft. I have my doubts that boxabl's will stay at this price... We will see. Not trying to be a hater, I am just trying to understand as I am researching for a ADU in my back yard for Mom... Fun!

These are beautiful for a view which is what I'm looking for. And I've noticed the coat closet issue in most manufactured and modular homes. These are on the pricey side, but the design and finishes and space are worth it. My one concern is heating and cooling with the large windows. It looks like most of them can't be opened. Great in the winter for passive solar heat. Horrible in the summer. And possibly horrible on winter nights unless they're triple pane argon filled. Any more info about their energy profile?

@@Z-add I like to keep them put away out of sight and on hangers so they don't stretch. Also like to store a vacuum and broom in there. I've had one in every home I've owned and wouldn't want to give that up.

No sloping roofline also means not good for areas that get moderate or more snow.

They're built for it. Many new modern home designs are flat roof. They are engineered with this in mind. We get several feet of snow here and recently it seems 50%+ are modern flat roof.

These are pretty awesome homes. I much prefer the bathroom layout in the two bed floorplan. I'm mean have they not seen how dirty some people's showers are. I would never design a bathroom where you are confronted with a shower belonging to someone adverse to using a squeegee. Not to mention those who collect bottles of soap, shampoo, shave gel, and face washes. I've seen some real messes in my day. While most snoop in the medicine cabinet before introducing themselves to the owner they somehow ended up with the previous night, I look at their shower. A dirty shower tells me I need to know; requiring me to pull out of my favorite excuses to facilitate my rapid departure in advance of being asked to stay for breakfast. Flip the shower and W/D-water tank. Have the bifold doors in the hallway with a pocket door going into the shorted bathroom. This would create a nice wide area in the hallway making the space feel much larger than it is. This newly minted voluminous space now doubles as a disco for 2. You are killing me with your extra dry (martini) humor. Keep it up dude! 👍 Cheers!

If you bought land, contracted out a well drilling entrepreneur to drill the well, install the water pumps, and septic tanks with weeping beds built to code, used exterior photovoltaic construction materials competitively priced with conventional finishing envelopes for maximum solar capture in lithium battery systems sufficient to provide energy for your homes, you would sell more, plus if you include a land value added to set the home upon, purchasers can pay modular home manufacturers for affordable net zero homes instead of the banks, or the real estate companies driving up costs. The sheer volume of sales would enable you to profit, just like the automotive industry does, financing their own sales:)

I’m wondering about the heating and cooling efficiency with all the glass? Are the recommendations that these be in a wooded or heavily treed area or where?

Yes, they better darn well have super efficient paneling... I don't know why they aren't putting passive solar glass in them as well, so it all adds to the efficiency of the home.

I love this, Kerry! This one really "takes the cake" for a prefab house, as far as I am concerned! But I just have to ask: With these prices...I am beginning to wonder what are the advantages to purchasing one of these, as opposed to (if a person is resourceful, creative and patient enough) building a home from the ground up? Is it because it has it all: the design (for those who are not super creative) and no need for contracts, subcontracts, headache, etc. and since it is basically "plug in" and "move in ready?" Because part of the appeal of these- to me- was what a steal they were...But $200,000 is basically probably beyond what a [custom] home I could design from bottom up, so just curious? Thanks!

Hey, Kerry at your next review of this manufacturer, you should go into detail of how and what materials are used by this company. As a Canadian company their prices are a little on the expensive side, with the coming recession they may consider a price change going in the other direction Like Tesla did with their cars. As a general rule for the next 2 years all of the manufacturers in the prefabricated industry should stay clear of the $400,000 price range ( As David Chapelle said and I quote him “It would be Catastrophic to their bottom line”😂
