Nice house with a good open floor plan, You mentioned Jenna does laundry by hand and that's not good for her skin, I've shaken hands with ladies there that do that and some of them have rougher skin than I do :) Take care Kevin and thanks for the video.

Thanks for watching David! The real estate market here is very competitive. Sometimes my realtor will not let me show the location…normally on homes for sale. This was one of them

New Subscriber, married to my filipina since 2012. I’ve been watching you for a few months but didn’t realize that I wasn’t subscribed to your channel. I love checking out the houses you show. We have a few years before we retire but fun to look at the houses for rent and for sale. For now we just visit Philippines or have her parents visit here in the US. Keep up the good work, enjoy the content and personalities.

153k? Better to keep that in the market, draw 4% and pay 500 a month in rent. Imagine 500 in dumaguete will rent you a decent to good place.

Welcome to $Dumaguete$….yes, $500 USD will get you a nice place😉. Some people want to buy….you can make an argument against biannual 3-5% rent increases for a 25 year lease.

@TooMuchTimeonmyHands65 fair point and interesting thought experiment. With average home repair cost at 1% of purchase (here 1650 a year), that investment is all yours in the market (legally not given to a filipina, that could kick you out if a fight happens) and is actually growing at 10%... I wonder which would be the better value. I read on a Phil real estate site (take that for what it is) that housing had been 14.3% increase for the past 69 years... not that you or I would probably see that return. Older home you are basically taking on all those major repairs that the previous family left, or repairs may be higher than 1% of purchase... This is all to say, it may be better value to buy IF you can trust 100% it is your forever home... If not better to rent for 99% of people.

Don’t get me wrong….I rent, and will always rent…..but, I know people WHO ACTUALLY LIVE HERE AND NOT READ STUDIES that do other math

I surmise it is more related to appearances, keeping up, the illusion of ownership and pressure from a spouse who has accumulated no wealth in their lifetime. I will admit that I am biased toward foreign men who lose it all (the stories asia wide are too numerous to count)... but yeah for your information I hop between several asia countries, including ph.

Great video, tour and commentary. Glad,as you said, there were no dead bodies in the refrigerator ;-). My only comment is you said that your wife does the laundry by hand, but it's not the same as doing it in a washing machine. After that comment, she is either going to make you buy her a washing machine or make you do your own laundry ;-). Be careful! ;-). And, one question - do you thank God every day for letting you find your wife? ;-). She gets prettier and cuter with every video! ;-)

Thanks, Kevin! On the water machine, I didn't see a water bottle. Do rge6 have a filter system in their house. Also, with the positioning of the water heaters, it looked like there may be hot water going to the sinks also. Take care!

Nice one Kevin. Great upload as usual. Valencia looks like my kinda place - though would just be the two of us so that place looked too big and a bit too pricey for my needs. Would be interested in seeing a small home review around the 3m bracket in the area (if such a thing exists). Looking to see what is available for a low maintenance retirement! 😅 Just a selfish suggestion for future content. Keep up the great work.

Is $153,000 really the market for this house? Seems like it is way overpriced. Any comps to support this? I doubt it. Seems like these owners/agents in foreign countries list the prices for way more than their worth and the negotiate down. I wouldn’t even consider a place when they do that. Turns me off as a buyer.

Welcome to $Dumaguete$. Over here people haggle. Best thing I can say is, it’s negotiable….and I would definitely negotiate. You also have to consider all of the furnishings. A lot of the things he’s throwing in are not easy to find here, and when you do; they are almost twice the price as the US

They dont have Appraisers services, Comps are hard to get even if you go to Municipality. Attorneys are needed to do the documents. there's no Title Companies, Banks dont lend and foreighners cant purchase Real property. To purchase a house kinda just needs to look around a lot and get ur gut feelings for the market. Research l9cal disaster prone areas and how it can affect the home. Water, brownouts, etc.

I love the real estate videos you do, but probably will stay in cheap hotels, can get decent deals on 1 month stays. I'm going to be in the Philippines for 6 months in 2025, 1 month in my wife's province, then Duma for at least 1 month. @@TooMuchTimeonmyHands65

Looks like a beautiful and well kept place, has all the proper amenities and conveniences. However, the NOISE LEVEL with the motor scooters going buy is a deal breaker. I dont mind the dog at all but those scoters going buy every 3-5 minutes is way to loud as I enjoy my peace and quiet at home when not out and about. Sadly I would have to pass on this excellent property and look for something more amiable to my needs. And I say that reluctantly and with reservations and a heavy heart as it comes with everything an ex-pat would need to settle into retirement in the Philippines. But, just no way to overcome those scooters going by all day long. Its why I am not a CITY person as well, have to be out in the suburbs or country where its quiet. And yes, I know about the roosters in the country, so yeah, have to find a happy medium someplace were you have minimum scooter traffic and minimum roster traffic, lol.

Yes Michael….you’re so right as I’m still in Michigan waiting to move there next year probably March or April anyway I got my girlfriend into a brand new house and I mean the paint was barely dry however there is a main traffic road outside you could throw a stone and hit a car , truck,whatever and the noise is horrible. I haven’t been to the house yet but on a FaceTime call I can hear the traffic. Luckily it’s just a 1 year lease as we’re moving when I get there even if we have a few months left I will just pay the landlord off and move up the mountain for peace and quiet….😊

As for the house beautiful but with all the cons best I would consider is 5 to 6.5 mil they did not out up 3 layers of barb wire for peace of mind and info you showed the agent is the seller then she bought It and marked it up so I would offer 5 and go form there

Location... Location.. Location...this would be a great place if it was in a different area. This city is becoming the Drama capital of the Philippines. People leave the US and one reason is to get away from a certain type of people but all those people are in this city ...im not talking about a Race of People but Mental level of a certain type of people .

The Philippines has so many places to live. 40 years ago a Foreigner could not live in Mindanao ..and back then not as many people spoke English outside of Manila. Those that are financially stable don't want to be bothered by a expat who is living on $1000 a month...

@@TooMuchTimeonmyHands65 I beg to differ it’s all old in poor condition the couch is damaged and covered up the air conditioners are old and eat a lot of air conditioners. It’s an old house like I said nothing special. For that kind of money buy a lot and build a brand new house.
