Hello, I’m Yvonne Halling and in today’s video I’m going to talk about the four stages of a B&B Business, guest house or inn, so you can determine where you’re at, and I’m also going to give you the truth about each stage, so you can evaluate and move forwards with confidence.
So whether you’re new or been doing this for a while, this video will help you identify the steps you need to take next to protect yourself and your business.
Stage 1:
You’ve just opened and everything is new and exciting. Your dream of running your very own B&B, guest house or inn has finally come true. Guests are coming and they’re saying wonderful things about you. You love it and maybe wondering why you didn’t do it years go!
You decided that you wouldn’t get any help with the laundry or cleaning. You’d take care of that yourself, until you made enough money to hire someone, so you’re very busy doing everything, but you’re loving it, and everything’s great.
Here’s the truth about this first stage - it tends not to last very long, and you could find yourself exhausted from all the unrelenting, and endless laundry and cleaning. I can’t tell you how long it will take before you realise you’re worn out, but I can tell you this. It will happen at some stage, so here’s what to do to avoid it.
Whatever you think about hiring help, and the perceived expense of it, if you’re running a business, where you’re depending on the income to support you, as opposed to a hobby where you’re doing it for fun, I recommend you get some help right now. Don’t wait and see how it goes. Start as you mean to go on.
The second stage is the “still loving it, but it’s not so easy any more” stage, where you’ve got a steady stream of guests booking, but you didn’t hire any help, and now you’re feeling a bit overwhelmed with the daily workload.
You’re not exactly sure when or how the next booking is coming, and you’re looking at the financials and feeling a bit anxious about that.
So you decide to list with online travel agents, because that’s what everyone else seems to be doing, and there’s an uptake in bookings. Phew! You can relax now. The commissions are a bit of a nuisance, but it’s worth it because, the important thing right now is to just get bookings to keep the money coming in. The guests aren’t exactly the ones you’d most enjoy welcoming, and there could be a few more last minute cancellations, but hey, you just have to roll with it, right?
Here’s the truth about the second stage. You may have more bookings, but your profitability is down, because you’re having to pay commissions for them. If you’re overly reliant on online travel agents, meaning more than give or take 30% of your bookings, then make no mistake, they’ve got you and they’ve got all the power. And those guests could become more problematic for you over time, and resentment could creep in. And you’re still doing all the laundry and cleaning yourself.
Here’s how to avoid this very common scenario.
As in stage 1, you have to get some help. You can’t carry on working yourself into the ground. And when you’ve got help, you’ll find you have more time to rest and to start learning about your real job, which is getting what you offer in front of those who would love it, in a way that works for you.
Let’s move to the 3rd stage, and this is typically where you find can’t go on like this. You’re still doing most of the cleaning and laundry, because you’ve convinced yourself that good, reliable help is hard to find, and so it is. You’re relying on online travel agents for more than 50% of your guests, you’re paying commissions left right and centre, you cannot relate to your guests - who are these people who do X?), there’s more cancellations and the thought of a negative review keeps you awake at night.
This is what I call the wilderness. You’re doing everything you know how to do and it’s still not working. You’re at the end of your rope. Your dream business is a distant fantasy and you’ve no idea what happened. You’ve become cynical, resentful and fearful. You hardly recognise yourself in the mirror. Each season is a repeat of the last, with more of the same challenges and you’ve had enough

We are in our 12th year running our 7 roomed B&B and love it. Made a major change from our office based jobs after 30 years each. Bought a seaside B&B, have met lovely guests (and a few not so lovely), learnt new skills (DIY, accounts), have a great lifestyle and generous income. Wouldn’t change it for the world . I clean all 7 rooms (and the rest of the house) and guests say how clean it is ‘and you do it on your own’? Yes! Husband makes beds and sees to hospitality trays, sorts accounts. It can be hard work , but three months off in winter - also time to do decorating/repairs etc. It’s a wonderful lifestyle - you make of it what you want. I keep telling myself I could be sitting in an office, with people I didn’t particularly like, with a manager who was pretty incompetent, in a busy, stressful, demanding environment- or hey, I could be cleaning a shower/en-suite listening to the radio, greeting lovely guests, having a fun time serving breakfasts, having evenings to ourselves and popping into town to look at the sea anytime we want. If you are thinking of running a B&B, go for it.

Thank you - very inspiring im 39 have a 21 year old a 18 year old and 10 year old parents lived in Cornwall for over 10 years im in southeast london, and want out - we are outdoorsy and animal and people lovers I really feel im being prompted to sell up and move out and start b&b -eldest two will stay in London for now - 18 year old studying animal management so not for long I want out the office job too I left the estate agent game and changed to a general office job as felt disheartened in my role its not cured it. Going to really research the b&b field -

I'd disagree with hiring help early on. You need to be an expert at the job yourself, before handing it off. You're the one that has to train the next person, and you're the one that has to fill in when your help calls off or quits. Master the job, build a training manual and/or video, and then get help. Help has the added benefit of bringing knowledge to the business that you don't have. For every housekeeper I've hired, I've learned at least one thing from them that was permanently implemented into the process.

I am considering buying an existing b&b with 7 rooms. It’s a hundred year old Victorian house. The owners wife passed away a few years ago and he’s been keeping it going , not really trying to get a lot of guests . Can buy it turn key, reasonably priced. He employs no one. Doing it all himself. He does have a booking type web page. I’ll need to expand that. He is also on vrbo and is happy with that. Not sure what I’m rambling son about and not really sure what kind of help I need.

I’m hoping to open an Elders Community Shelter. I e noticed we don’t have a lot of good places for people to go that’s in the city. So I’m hoping to create a nursing home that also houses a few of my cities homeless. In my head and on paper it’s still a work in progress. But watching this is very helpful!

My husband on vacation 2 months we stay in a 650 ft studio. With a unused sofa bed,and single bed available for crash pad. I need to make money. So I was thinking to do a bed & breakfast, or boarding , or crash pad ..on a temp basis.. but some of my things aren't secure but not valuable i dont keep money in house, over what necessary. I can have all necessary secured by state farm or Allstate..for my devices..I hope to have a check in and out time.. Do you think this will work out for me..and should I charge daily or by the week. Or dont do it? What needs to be insured.. if this is only temporary for just 6-8 weeks.

The only time I stayed in a B&B is when I'm visiting friends and its a long journey so all I want is somewhere to sleep & and something to eat, nothing fancy

This looks interesting! I used to want to own and operate a B & B, but have given up the idea. Now, I make handmade soap, and perhaps one day, I will supply them to already existing Bed and Breakfast Inn's. I love the soap making business! It has a similar charm. Like quilts and other pretty things have. :-)

Hello, I will open a B and B next year no renting so that's already a plus, it has 5 rooms. I was planning to do the breakfast and clean rooms my self but send laundry to a company to do it for me. And use Booking.com with 15% commission. Electricity and water will be low cause I will have 24 solar panels on the roof, cause where I live it is mostly sunny. The house is in the middle of an island close to all the attractions and Bus station, do you think it will work?

Hi Lorenzo, I'm feeling uneasy about your strategy. I encourage you to think beyond booking dot com, and think carefully about your own unique value. Why would people choose you over another property in your area? If you don't find your point of differentiation, then you become a "commodity" where guests choose you based on price. This is a very bad place to be.
